Villa Mimosas is a delightful, well-equipped villa with private pool situated in a small, peaceful residential development in the hills near the picturesque hilltop village of Auribeau-sur-Siagne (about 40 minutes from Nice airport). The setting is spectacular - on the edge of the Tanneron national park with sweeping views over forests of mimosa, cork oak and eucalyptus and yet only 15 minutes drive to the Bay of Cannes and the beach at Theoule and Mandelieu la Napoule. Built in 2005 it is a modern Provencal-style villa with 3 bedrooms, all with full en-suite bathrooms/shower room to sleep up to 6 people. The villa has a comfy spacious lounge/diner, a modern well equipped kitchen, Wifi internet, TV for use with DVDs, DVD player, a CD player/music system with input for MP3 or iPOD, plus Sony PS2. French windows lead to a south-facing sun terrace and shaded dining area with large gas BBQ. The garden is surrounded by fencing and has a small boules court. On-site parking for 2/3 cars.

The villa is located is a beautiful unspoilt and quiet valley. Yet has easy access by car to shops and restaurants, beaches, the A8 autoroute and Nice airport.

Re-visited Mimosa and everything was as good as we had remembered..

Peaceful & picturesque location but with shops and restaurants just down the valley..

En-suite bedrooms very clean & comfortable all with great views ...

Kitchen well equipped for self catering ... large lounge for dining /relaxing

Pool was great in the heat with plenty of toys for all ages

Local resorts and beaches are about 20 mins away by car ...

We golf and can recommend trying the local courses San Donat , Clos Amic , but there are quite a few others all with 1hours drive

Magnificent Mimosas, Fabulous France

We had the most wonderful visit to Villa Mimosas. Our party comprised three adults and two teenagers and we were all absolutely wowed by the villa itself, the surroundings, and the area generally. The villa is extremely well equipped, thoughtfully and comfortably furnished. The handbook is absolutely packed with everything you could possibly need to know, and full of top tips about where to go for everything from shopping to beaches to eating .... We had a very happy dinner at Table du Village to celebrate our twins' 17th birthday - a magical venue. We had a happy hike up and around the hill early one morning to view the Villa from the nearby peak, but like many others we were seduced by the peace, the views, the bliss of just being able to chill by the pool and just be .... Thanks so much for sharing such a glorious spot.

The best French holiday rental,

We have been holidaying in France for over ten years(Grandparents, children and two grandchildren).Villa Mimosa is by far the best. The house was very clean, comfortable and extremely well equipped. Never before have we had the experience of the bed linen and towels being changed and the bathrooms cleaned mid stay. Louise (the care taker) was lovely,very welcoming and friendly. The owners had provided a very efficient and helpful file giving information about the villa and the surrounding area.

The outside area was also very clean .and tidy.The BBQ was amazing and also clean which was another first for us The sun loungers were very comfortable and the pool was cleaned twice during our two week stay..We ate all our meals outside and the view across the valley was magnificent.

We had read about the eagles in the information about the villa but we didn't expect to see them however we did on four separate occasions, to see those magnificent birds soaring above us on the thermals was the icing on a truly superb cake.

Our favourite place to eat was Le Grill Mourachon in Pegomas by the river, the staff were very attentive and when we were struggling with our French they brought across someone who spoke superb English. Our meal there on the last night of the holiday was spectacular.As a family we would not hesitate in recommending this villa. We would certainly rate in as outstanding. The Emmott family.

A perfect, delightful retreat.

Choosing this villa was the best accommodaton decision we've ever made. Our broad grins started as soon as we arrived and remained throughout our 9 day stay. The lovely owners- who greeted us - clearly love this beautiful home and it shows in every detail, the quality of fixtures and fittings and the level of cleanliness. This isn't an opulent, luxurious villa but what it offers it offers to the very highest standard. All the beds were extremely

comfortable, the bed linen was clean and lovely, the kitchen was fantastically equipped. So much more than a holiday home and no-one has tried to cut corners. You instantly feel at home - revived by the amazing panoramic views and the thoughtful layout of both the inside and outdoor areas. Our best intentions to explore the region were thwarted by our reluctance to leave the villa each day. However, we did venture out and enjoyed the area very much. The villa isn't by any means remote but is 'off the beaten track' so peace and quiet is assured. The beautiful pool is a big draw as is the terrace - off the kitchen - where we whiled away many hours. Our only suggestion would be to improve the outdoor lighting on the terrace so it's possible to read/eat after dark and spend even longer soaking up the outdoor living experience. Great House, Great Location and Fabulous Views

We spent a perfect week at Mimosa, the house itself is very comfortable, with all the necessary mod cons, the pool is a good size, as are the the surrounding patios. The views are wonderful and very serene, you would never know just how close you are to all the glitz of Cannes and its surrounding towns of Antibes and Juan Le Pins. The little village of Auribeau is close by and well worth exploring whilst eating outside at the Table Du Village, with its panoramic views over the valley and up to the mountains was a great pleasure.

We would love to come back.

A "hidden" gem - absolute perfection

I have stayed in several rental properties in the World and this one stands out as one of the very best in its' class.

Upon arrival I was concerned that it might be "too remote" as you take a minor road up an unspoiled valley.

This was proved NOT to be the case and I will expand on that later.

Upon arrival the villa is absolutely spotlessly clean. It is spacious and airy and has every imaginable modern convenience yet still retains character.

The owners have left a very detailed and comprehensive information pack and its' contents were invaluable.

The rooms are airy and the security windows just add a layer of confidence ( not that we felt for a moment that we were in a bad area)

The location is PHENOMENAL. I think that this must be the only unspoiled valley in the area.

The house is not overlooked and is in an elevated position overlooking forests and greenery. At night the valley is almost pitch black and there is absolute silence. Havent had such a good nights sleep in many a year!

In its' setting , you feel like you are a million miles from anywhere.

After a busy day out you come back to absolute calm and tranquility.

Yet , it is just 5 minutes from the main roads to Cannes , Grasse and Nice ( all of which you can reach within 20 -30minutes)

Every time we drove to other locations on our trip , there was no valley comparable to this. It was well worth staying 20 minutes away from the cacophony and hussle and bussle of the major towns and returning every night to this idyllic location.

The location itself would have been enough but the villa itself had every imaginable comfort and truly felt like a "home away from home".

Every time we returned to it we quickly fell in to a state of complete relaxation , it is superb.

If we ever travel to that region of France again ,we will make it a priority to stay at Villa Mimosas.

This MUST be the best property in the area for its' budget and location.

Our thanks to the owners for putting so much thought in to their rental , the facilities , amenities, provisions and technology to make our stay one of the best experiences ever.

A kin to staying in a very generous friend's home.

We had a wonderful time at this villa. The views were stunning and although the villa was situated in a residential area the surrounding countryside and space around the villa gave you a feeling of independence. We have three very noisy boys and we did not feel under any pressure to tamper their enthusiasm. The Villa had everything we needed; it was clean, spacious and very comfortable. The accommodation came with an information pack that provided really useful and helpful advice on local amenities. What’s more, it was stocked with everyday items such as food basics and picnic bags that made our stay really easy.

From the Owner

We stumbled across Auribeau when searching for a beach front apartment on the Cote d'Azur. It was only after viewing a number of apartments and 'holiday club' properties that we realised what we value - living amongst the local French with the privacy of our own pool, plenty of outside space to enjoy the sun (and the stars) - without the threat of barking dogs and raised voices in the balconies above/below us. The 'deal' was sealed based on the quality of the lunch at the local restaurant. When we savoured the first forkful we realised that - yes - we were about to venture into the unknown legalities of property buying in France. We are minutes from the excitement of Cannes and Mougins, the perfumeries of Grasse and a stone's throw from the corniche to Monaco or to St Tropez.

The nearest beaches are approximately 15 minutes drive away at La Napoule and Theoule sur Mer, which have lovely sandy areas, are close to beach front restaurants and are all free for public use. Beyond Theoule sur Mer there are a number of small coves, amongst dramatic red volcanic rock, accessed via the corniche parking areas. Beaches in Cannes are about 30 minutes away and a fee is usually payable to beach side hotels and restaurants for their use.


Easyjet, BMI, Ryanair, Flybe, BA, Air France etc., all fly to Nice airport which is approximately 35 to 40 minutes drive away. Airports at Toulon and Marseille provide an alternative but are about 1.5 hours drive away. It is approximately 10 to 11 hours drive from the Calais channel ports (for UK travellers), depending on traffic.

A car is recommended as we are located about a mile from the nearest shops and restaurants, and you will no doubt want to explore all of the attractions in the area.


Approximately 1 to 2 kilometers to nearest shops and to the village at Auribeau sur Siagne. Distance to main towns (in kilometers): Cannes 21, Grasse 10, Mougins 10, Valbonne 12, St Paul de Vence 26, Monaco 42, St Tropez 48. The train stations at Grasse and Mouans Sartoux, both 10 to 15 minutes drive away, have large free car parks. All trains go into Cannes and then run east to Nice, Villefranche, Monaco and Italy; west towards Marseille; or north via Nice to Alpine towns via narrow gauge/steam railways.

Further Details:

A large number of local shops restaurants, large supermarkets, banks and tourist office, etc. are all within 5 to 10 minutes drive of the villa. The villa is situated in the hills adjacent to the old village of Auribeau. The village is perched on a ridge at the entrance to the Gorges de la Siagne, and is very picturesque, both viewed from a distance and within the village itself. It's off the beaten tourist track, even though only 10 to 15 minutes from the beaches of the Cote d'Azur and 13m from Cannes. The Villa is located on the edge of the Péygros forest, a national park. The river Siagne runs in the valley below the villa (five minutes walk away) and provides a great location for trout fishing and pretty walks. After sun set you can sometimes hear the river frogs, which provide a delightful serenade. Walking or mountain biking is possible on the trails in the area around the villa. Part of Les Balcons de la Côte d'Azur, passes through Auribeau. To the south is Cannes and to the north the trail goes up past Grasse and then east to Nice and Monaco to Menton. The GR51 climbs up the steps into the parking lot just below Auribeau centre. Golden Eagles hunt the Forêt de Péygros and the hills to the northeast, and you'll often see one or two of them soaring majestically through the blue sky above the villa, or occasionally hear their hunting cry. The hills are smothered in bluish-green mimosa bushes which bloom in Feb- Mar and cover the hills with bright yellow flowers and a strong fragrance. The flowers are used in the perfume industry in Grasse, as is the Eucalyptus (the pale green trees, planted in rows that you can see growing on the hills in the far distance opposite the villa). Lac St Cassien, used for swimming, boating, fishing, etc., is located at the heart of the Péygros forest national park and is very dramatic especially in spring months when the yellow mimosas are exploding into flower across the entire landscape.

Changeover Day:

We are on a small private residential domain in a stunning location - we are so calmed and so inspired by the sensational hillside views over the forests of mimosas, oak and eucalyptus. We listen to frogs sing and see eagles soaring in spring, hear nightingales on summer evenings, smell mimosas in February, and watch over the local farmers tending to eucalyptus crops and olive groves. We were lucky enough to be able to change the internal layout to create a three bedroom villa which is all en-suite, so our friends and family have the luxury of hotel style accommodation. We love to cook and we love music, so we have equipped the villa with the utensils and technology that make this a home from home - one day we will make it home permanently but until then you are invited to enjoy

  • The villa does not have air-conditioning, but we have fans and pull down mosquito nets in all rooms. As we are in the hills we often have a cooling breeze. A car is recommended to explore all of the surronding areas and for day to day use (as the villa is about a mile from the nearest shopping area). In addition to a fabulous local restaurant plus a bar/pizzeria, the villa is a few minutes drive of numerous restaurants, from traditional French fixed menu lunches to 3 star Michelin gastronomy. The villa and terrace are south facing so in sunshine from dawn to dusk. There is a loggia (covered terrace area) which can be accessed from the living room and kitchen, with a large table and chairs for outdoor dining. The pool is freeform (9mx5m approx) and saline which means the water is very slightly salty (similar to teardrops) and avoids chlorine irritation. The depth is graded from 1.2m-1.9m with integral steps and underwater lighting and security alarm. The large sunny south facing terrace is equipped with sun loungers and parasols. The garden is on three levels, surrounded by fencing and it is possible to access the national forest where there are some fabulous walks. At the back of the villa is a small boules court. On-site parking for 2/3 cars. The river Siagne runs in the valley below the villa (five minutes walk away) and provides a great location for trout fishing and lovely walks. Linen, bath towels and pool towels provided. The villa is cleaned before/after your holiday. Two week bookings include change of linen/towels plus mid-holiday cleaning of villa. Additional linen/towel change and cleaning available at extra cost. Please note that our villa is a no-smoking home
