Two ground floor suites and two first floor twin/double bedrooms with family bathroom sleep 8 in comfort. The vaulted first floor sitting room boasts a wood burning stove for cosy nights in as well as a balcony to make the most of the far reaching views. With antique beams and oak flooring as well as some exposed stonework, this triple aspect room is designed for complete relaxation all year round. Downstairs, the characterful kitchen features granite worktops, a window seat and large wooden table ideal for leisurely suppers with family and friends. This well-equipped space also features a fridge/freezer and washer/dryer for guests' convenience, while French windows lead outside.

Children of all ages are most welcome at Luggs Barn. We can provide stairgates, travel cot, highchair and changing mat by arrangement. The huge south-facing private garden overlooks the glorious views over the Culm Valley to Hemyock and beyond, and provides the perfect space for children to play.

Coast/Beach:

The Jurassic coast is easily accessible, with Lyme Regis, Sidmouth, Seaton and Exmouth all within easy driving distance for day trips. Equally accessible are the north Devon/Exmoor beaches, with towns such as Minehead and Lynmouth extremely popular.

A network of beautiful footpaths and bridleways is on the doorstep, as Luggs Barn is situated in the Blackdown Hills AONB. Numerous family friendly days out are also easily reached, as well as the larger centres of Taunton, Honiton and Exeter.

Travel:

Luggs Barn is accessible from the M5 J26 or J27 and the A303 from the south east. We are typically a 2 hour drive from Winchester, Hants. A car is necessary for visiting this property.

Exeter airport on the A30 offers extensive connections throughout the UK and Europe. Numerous car hire and taxi firms operate from the airport.

Rail stations at Taunton and Tiverton (both 20 mins away) offer connections to the rest of the UK, with frequent direct trains to and from London Paddington.

Distances:

Wellington 5 miles; Taunton, Honiton and Tiverton all approx 11 miles. Exeter 20 miles.

Further Details:

Hemyock (2 miles) has post office, pub, church and shop. More extensive local amenities are available in Wellington (4 miles) and the renowned antiques centre of Honiton is only 11 miles distant.

Booking Notes:
£200 deposit per booking, refunded within 7 days of departure. Full payment required 42 days before the start of your holiday, or immediately on booking if making a reservation within 42 days of arriving. Bookings are confirmed in writing upon receipt of deposit and completed and signed booking form.

Changeover Day:
7 night bookings run Friday-Friday. Luggs Barn is available from 4pm on the day of arrival and must be vacated by 10am on departure. Short breaks (3 or 4 nights) are available outside school holidays. Please see website for more details or contact us.

Notes on prices:
3 or 4 night breaks available all year round except July and August. Prices range from £695-£895 depending on season. Changeover day is Friday (and Monday for short breaks). This may be flexible for last minute, low season booking subject to availability.

A balcony leads from the first floor living room from which you can enjoy the wonderful views. The huge private garden offers plenty of space for children to let off steam, as well as a gravelled sitting area with fabulous views, barbecue (available on request) and comfortable furniture. French doors from dining area and main bedroom onto courtyard give access to the garden; there's also a path leading to the garden from the main parking area. Guests are also welcome to explore the owners' 5 acres of land which include a wildflower orchard and charming sunken woodland with wild orchids and swathes of bluebells in spring. This woodland is home to an established family of badgers and the entire property is a haven for wildlife including birds of prey and deer. Cleaning / Towels / Linen / Maid service: All towels (except beach) and linen are provided. Logs for wood burner are included as well as heating and electricity.
