A luxury 2 bedroom apartment on first floor overlooking pools and gardens. Fully air-conditioned in all rooms plus Fans, also with Shutters to keep bedrooms cool and Fly screens throughout. Large fitted wardrobes and bedside cabinets in both the double bedded room and the twin bedded room. Large lounge with two quality settees seating 5 people and dining table and chairs, coffee table,with English speaking TV programmes all BBC and ITV programmes plus all sky news and all sky and BT sports channels and Video club with 2000 plus movies ,CD/Radio player, supply of over 50 novels . Fully fitted kitchen with cooker, hob, microwave, electric kettle, washing machine, fridge/freezer, George grill and slow cooker, toaster and all required utensils for up to 8 people. Large balcony overlooks pools & gardens equipped with table and chairs for 6 people. Has own five sun beds for guests which we feel is essential. Bathroom with bath and power shower. Free Wi Fi.

About Gordon Morrice

We live in East Yorkshire in Northern England and have visited Paphos and Cyprus many times over the last 20 years.

Its friendly people, its Mediterranean food, its low crime and safety and in particular its fabulous climate made it an easy choice when we decided to buy a holiday home.

We ourselves spend over 13 weeks a year in Paphos.

Limnaria Gardens was so attractive in terms of the whole complex, being quiet, exclusive and in some ways secluded but yet so near to the beach, town centre, the harbour and all other amenities that car hire is not needed so bought on the spot in 2007.

We furnished the apartment as a second home for ourselves so all furnishings are of good quality for our guests. A locally based English contact is available to provide assistance if or when needed.

Why Gordon Morrice chose Kato Paphos

We bought this apartment in limnaria Gardens for a few reasons, it is certainly the best site in Paphos, it is an award winning site and comprises of top of the range fully air conditioned apartments and in terms of location and facilities is second to none. There are two large brilliant swimming pools with jacuzzi and a kids pool. There are beautiful gardens with sun beds provided and Limnaria Gardens is easily accessible from everywhere in Kato Paphos the beach, tavernas, shops and the town centre /harbour being with easy flat walking distance you do not need a hire car or taxis. The whole complex is very secure with a developers representative based at their on site office until 5pm and CCTV and a Security Company to check the Complex after dark.

What makes this apartment unique

The location of Limnaria Gardens is a major asset, you do not need hire cars to get to the beach nor to the town centre and to the harbour as all of these are within easy walking distance. The sea front walk down to the harbour area starts 300 metres from Limnaria Gardens. Local buses go to the Old Town and to Coral Bay via the harbour bus station at very regular intervals and the bus stop is at the bottom of the road adjacent to Alexander The Great Beach Hotel some 250 yards away. Local supermarkets, restaurants, bars, numerous tavernas, chemists, launderettes, travel shops for booking day trips, car hire outlets, banks and money exchange bureau are all within 200 to 400 yards of Limnaria.

Notes on accommodation: A luxury apartment with top quality furniture and furnishings throughout. Importantly we have own sunbeds 4 in total (really essential as very few of the complex's own beds are available). Flyscreens allowing fresh air at all times without bugs. Power shower for bath and showering as water pressure can be poor. Local english contact for emergencies. Even have electric pump for blowing up kids inflatables. Free Wi-Fi fitted and English Channels TV ie BBC and ITV etc Outside: There are two large shared pools and a kiddies pool situated in beautiful gardens, there are jacuzzis in both pools. External Showers and toilets are available adjacent to the pools. A few Sun loungers and umbrellas are available provided by the complex but importantly to save hunting for these there are 6 sunbeds and 4 mattresses of ours that can be used at the poolside and left down there chained up for the duration of your stay if required. Cleaning / Towels / Linen / Maid service: All bed linen, towels including bath, hand and pool are provided each week. The apartment is pre-cleaned before each letting & for 2 weekly bookings apartment is cleaned every 7 days .On long lets cleaned every two weeks if a long let discount is given Other: Large balcony overlooking pools and gardens accessed from patio doors in lounge. Clean & comfortable first floor apartment with spacious balcony overlooking lovely gardens.

We stayed at the apartment in February so as you may expect it was very quiet. The gardens and pools were well maintained and gave us a lovely view from the first floor balcony. Gordon’s apartment was clean, tidy and comfortable, it has a well equipped kitchen area which meant we could prepare almost any type of meal if we preferred not to go to a restaurant. He provided some detailed information before our stay and it would have been easy to contact him should we have needed any further help.

We would certainly recommend this apartment and hopefully use it again on a future visit to Paphos.

Perfect Stay At Limnaria Gardens

Stayed in apartment 105c in August 2017. The apartment is owned and managed by Gordon Morrice. The apartment was exactly as described, and has fantastic views over all the 3 pools, and is in an excellent position at Limnaria. The attention to detail in both the apartment and from Gordon were second to none. All emails and texts answered very promptly.

The information provided by Gordon, from the initial enquiry to the arrival day was perfect, he has thought of everything to make your stay perfect. This was our 3rd year at Limnaria, and we shall return !!

Fantastic apartment. Great location!

The apartment was fantastic!clean tidy and great views of the pool area. Nearby pubs, restaurants and local bus takes you all over paphos for €1.50. Was a quiet area but preferred this and was a few minutes walk and we were in the hustle of it all. Really good communication from the owners and was well informed about the local places around us including taxis buses places of interest activities! Only problem we had was the key was jamming in the lock and was getting worried about it snapping. Reported this to the owner and he was having this fixed. Overall I would definitely stay here again. And would recommend this to family and friends!

Superb apartment great complex.

Great holiday in a well appointed clean and comfortable apartment. The swimming pools and gardens Clelan and tidy, Lovely welcome pack when we arrived. Lots of information about the apartment and the surrounding area. Easy walk to the sea and harbour,

Good taverns and bars nearby. Nice and quite in the evening. Ideal base to explore the lovely island. Gordon the owner could not be more helpful. We will definitely be returning. I would highly recommend this apartment.

Just came home from here last night and have to submit a review. We loved this apartment. Comfort, cleanliness, location all get ten out of ten and so fully equiped with everything to make sure you have a stress free holiday.

Fully equipped appartment in great location.

The property is exactly as described and fully equipped for long term stays. As were there for 10 days in very hot weather we found that we did not spend too much time indoors, but the fans and aircon cooled things down for us when necessary. Gordon provides detailed information on how everthing works, where everything is located in Paphos and about local bars, eating out , taxis and attractions. The Limnaria complex is quiet well maintained with plenty of room around the lovely pools.

Everthing thats been said before about location is spot on and it suited us perfectly. I would happily stay here anytime and can thoroughly recommend this property.

Only 5 minute walk to nearest public beach adjacent to Alexander The Great Beach Hotel. There is a beautiful walkway now completed that takes you on the sea front to to the harbour or the other way past the series of 5 star hotels. Beaches at Coral Bay and Coralia Bay and Geriskipou are easy to reach by local buses from the road end 250 yards away. Buses are only 1 Euro per Trip or 3 Euros for Day ticket.


Nearest airport is Paphos 9 miles away, taxis always available at Taxi Desk just outside the airport exit no need to pre-book, however suggest you may want book return trip with taxi driver but again plenty of taxis . Cost is about 30 Euros ,always ask price first when getting Airport Taxi.

Public Buses now also run to Paphos airport cost 1 and a half euros each way they park just outside terminal. Lanarca airport is one & a half hour drive & taxis are expensive so Paphos is best choice.


Latchi & Polis resorts on the West Coast are about a 30 kilometres drive through spectacular countryside well sign posted. The Akamas Penisular starts about 10 miles away at Aghios Georgios. Troodos Mountains is a approx 1 and a half to 2 hours drive. Limassol is 42 miles using motorway or scenic coastal route B6. Paphos Old Town is 2 miles away ,local buses go from road end via Harbour Bus Station every 10 minutes. Coral Bay is 6 miles, a bus from our road end goes every 10 mins via Harbour.

Further Details:

Nearest small supermarket/newsagent is only 100 yards away adjacent to Paphos Gardens Hotel. A walk of approx. 200 yards takes you to The Limnaria Shopping complex opposite Alexander the Great hotel where there are newsagents, grocers, chemists, dentist, hairdressers, car hire shops, betting shop, tavernas, bars, ice cream parlours, travel shops for booking day trips & even a launderette

4 very good restaurants/tavernas are only 150 yards away just down from Paphos Gardens Hotel on side road near the Aloe Hotel.

If you head towards the Town Centre within 250 yards or so you will come to a row of 6 Tavernas all offering 3 course evening meals for around 10 to 12 Euros and all very good.

Changeover Day:
Limnaria Gardens complex has nowhere to leave luggage & the norm is to vacate apartments by 12 noon a problem if you have late flights
With us you can stay until you are ready to leave for the airport as we do not double book arrival dates this ensures you can leave luggage till you leave.

Notes on prices:
We may offer a £25 a week discount if only 2 occupants depending on time of Year and may offer other discounts if bookings are for 4 weeks or longer. These are negotiable with the owner.
