Villa Near Cortona, Arezzo Province, Tuscany, Italy - Hillside peace, a short drive from Cortona, 2 Sitting Rooms, 4 bedrooms, overspill if needed

Tucked away in the hills of rural Tuscany, about 13km east of the ancient Etruscan / Medieval hill-top town of Cortona. About 1.5 hours from Florence and 2.5 hours from Rome. Perfect for two families or for a large extended family get-together. Private pool (10 by 5 metres) and a large terraced garden with fruit and olive trees amid six acres.

Originally four separate houses, now a beautifully restored and well equipped large family home. The accommodation is split-level and arranged with areas for relaxation and privacy at both ends of the house. Central to the house is a gorgeous, large well equipped kitchen opening onto a terrace overlooking the pool and garden. there is also a second kitchen, for a quiet breakfast, two sitting rooms and a variety of hallways where you can escape or challenge each other to a game of table football. The house is steeped in history and set within the stunning surroundings of a national park.

Relax and make use of the barbecue, original bread ovens for the more adventurous cooks, WiFi, TVs with DVD and video, table football, table tennis, board games, books, hammock, and pergolas for relaxation.

The house has four bedrooms, three of which are double and the fourth sleeps four. There is also a balcony / mezzanine above the second kitchen which can be reached from stairs in the main sitting room. This has two extra beds which can be used for sleeping extras, on negotiation with Rebecca (the owner).

There are village shop close by but for more general needs, Camucia and Cortona have supermarkets. For sightseeing, Rome, Florence, Ravenna, Sienna, Assisi are all within reach and the Valdichianna Outlet Village 45 mins by car. Lake Trasimeno with its islands, pedalos, and bars is also close by if you feel like a day on the water. If you feel like visiting a local vineyard there are plenty within easy reach too and trips can be arranged from Cortona - see the local tourist office or ask for Marco in Molesini's wine shop in the central square.

Wonderful for wildlife, bird watching, cycling and obviously for sightseeing in this fantastic area. A fabulous baby-sitter who speaks English as well as Italian, a cleaner if you would like extra-help during your stay, a private chef either for the entire stay or just for the odd meal, can all be arranged.

Why Rebecca chose Cortona

We think this region is the most beautiful of anywhere. Within 5 minutes walk from the door of the house you can look over breathtaking panoramic views across much of Umbria, Tuscany and The Marche. You will be near to Cortona, but up in the hills and away from the crowds. The local people are extremely friendly, the food is great, there are butterflies, wild boar, porcupines and other wildlife in abundance. It is just a great location!

What makes this villa unique

The house offers ample space for 2 families, a private 10m x 5m swimming pool, not overlooked and a large terraced garden, with fruit trees. Situated on a hill-side in rural Tuscany, bordering Umbria and about 15km east of the ancient Etruscan / Medieval hill-top town of Cortona. About 2 hours from Florence and 2 hours from the outskirts of Rome. Hannibal would have passed the house with his remaining elephant on his way to defeat the Romans at the nearby Lake Trasimeno, so you have a real sense of history here.

Notes on accommodation: The house has thick Tuscan stone walls so remains wonderfully cool in the summer and maintains the heat in the winter. The main windows in the house are fitted with mosquito nets, but being in the hills, mosquitoes are not such a problem. There are breezes and stunning views from every window. A rare place of peace and tranquillity. Outside: Private, secluded pool (10m by 5m) situated amidst the well stocked and maintained garden. Lavender, rosemary and other borders filled with local plants are irrigated from the natural spring in the grounds as is the grass around the pool. Two terraces - one outside the kitchen/dining room looking out over the garden and pool and another among the lavender and rose beds looking across towards the hills for relaxation and outdoor eating/drinking. An abundance of sun loungers and outdoor furniture as well as a hammock to help you unwind and enjoy your holiday. Barbecue or, if you are feeling more adventurous, use either of the two bread ovens for pizza making or other al fresco cooking. Table tennis, table football. Utility Room: Washing machine, iron and ironing board. Cleaning / Towels / Linen / Maid service: Towels, linen and swimming towels are provided. The beds will be made upon arrival and the house clean. If you would like a cleaning service during your stay, please let me know. The pool is also regularly serviced and cleaned, again, on a weekly basis. Other: Second small kitchen, fully equipped but no dishwasher. Hall with cupboard full of board games and packs of cards and a huge variety of books to read. WiFi. Table football, Table tennis. Beautifully and sympathetically furnished.

Brilliant mountain villa

We stayed in this fabulous house in August 2016. We were 6 adults and 2 children, but we had no-one sleeping in the top room. There was lots of space.

It is right up a mountain – everything is steep, wild, with breath-taking views. The wildlife was stunning – lizards everywhere, wild boars, eagles, owls, all sorts of birds and bees and butterflies.

The house is stuffed with books and games. It’s clean and well-laid out, and the owners are friendly and helpful. A high-point was the local lady cooking dinner for us on the bee-terrace (be warned, there are MANY courses).

We enjoyed Cortona, and Castigliane del Lago on Lake Tresimeno. But mainly we lounged about in the pool or playing table-tennis & table-football.

Finding open food shops was tricky on the Sunday – it does take half an hour to drive anywhere. Stock up on the way.

The road up from Cortona requires nerves of steel.

It was a brilliant holiday and I’d go back tomorrow!

secluded spacious villa 20 mins from Cortona

This is the most spacious villa I have stayed in and managed to cope with 10 adults ( including 7 Uni students ) without a sense of us tripping over each other.I think the hillside setting is beautiful. It would suit two families or a family + grandparents who could escape if need be to a quiet part of the villa either indoors or outdoors. It has been well converted from several smaller houses with well finished decor , and has a lovely rambling feeling both indoors and outdoors with beautiful views though the windows of the hilly area in which it is set. The two kitchens could be useful ( although we only used the main kitchen and the second fridge in the smaller kitchen). The photos don't I think show that the outdoor area is really quite large with a number of mown grassy terraces ( four or even five of these) , on one of which is the pool which is big enough for eight adults to play a kind of improvised game of water polo.(!) There are outdoor sitting areas on both sides of the villa and so there is plenty of room to escape to somewhere quiet if need be.

Cortona is 20 mins away by car although if the weather is not too hot and one allows a few hours one might be able to walk in along the Etruscan road which runs along the hilltop above the house....( !?)

The owner is English and is very helpful and friendlyand can be contacted directly + has local English speaking contacts who show one around on arrival and maintain the pool + can also help in the event of any questions or problems.

We had a great week here and would thoroughly recommend it.

This is a get away from it all, rural retreat to enjoy with your family and friends and yet within minutes of the beautiful Etruscan town of Cortona which sets the scene for summer festivals, wonderful shopping, bars and restaurants. A forty minute scenic drive away from Sienna, and not too far from Assisi, Florence, Rome or Ravenna. Baby sitting and a cook can be provide and horse riding arranged if you are feeling energetic. Fabulous for walking, bird watching and wonderful for wildlife. Travel: You should definitely have a car here. Nearest airports: Perugia (1 hour), Florence (2 hours), Rome Ciampino / Pisa (2 and a half hours). Bolognia Marconi (2 hours 45 mins). All travel times are approximate. Nearest train stations, Camucia-Cortona and Terontola. These are on the main inter-city line between Florence and Rome.


Cortona - 13 kms.

Perugia - approx 60 kms.

Arezzo - approx 45 kms.

Sienna - approx 85 kms.

Rome - approx 230 kms.

Florence - approx 115 kms.

Assisi - approx 80 kms.

Further Details:

Cortona has a multitude of shops, including butchers, bakeries, clothes shops, and locally made goods. It also has many cultural places of interest to visit. Teverina has a small shop where you can buy the absolute essentials, as does Portole which is halfway to Cortona. There are 3 restaurants / pizzerias within 10 mins drive of the house. Cortona has a market every Saturday and in August the renowned Tuscan Sun Festival - opera, music, drama. There are English film showings too. Camuccia has big supermarkets and good shops as well as a big market on Thursdays - the 5€ clothes stall is a must! Foreign newspapers can be purchased in Cortona and Camucia.

Booking Notes:
Twenty five percent deposit due upon reservation, balance due one month prior to stay. A security deposit of £100 should be paid on arrival and this deposit less any charges for breakage or damage will be refunded within seven days of end of stay. Cancellations: cancellations - deposit non refundable two months or less before stay.

Changeover Day:
Change over day is Saturday, but if you would like another, let me know and I will see if this is possible.

Notes on prices:
Prices based on 10 people but up to 12 can be accommodated on request and with a slight charge for sheets and laundry.

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
