Historic villa in village setting, private pool, garden terraces, stunning views

Updated: 20-Oct-2016
Near Bagnone, Lunigiana, Tuscany - Architect-restored home, 3 bedroom/3 bathroom, private 11m heated pool with poolside dining, stunning views, landscaped garden

Al Palazz sits at the heart of a centuries-old hamlet; perched on the valley side, its south-facing gardens look across to the medieval Bagnone castle and the hills beyond. It’s fabulously relaxing, with glorious panoramic views.

The villa is spacious, stylishly furnished, extremely comfortable and well-equipped. It has a traditional Tuscan kitchen, plus dining area and snug on the first floor; an enormous beamed sitting room with Wifi and heavenly views, and two large double bedrooms & bathrooms, on second floor. Prices listed are for up to four guests in the villa, which is perfect for a small family group, two pairs of friends, or a romantic get-away for two.

For five or six guests we include the ground floor cantina apartment (never let separately) which offers a third bedroom and shower-room plus living area and galley kitchen, and internal stairs to the main house – the perfect retreat for teens, grandparents or visiting grown up children!

The village is tiny and friendly. The church bells ring just twice a day. There's parking in the square and we also have our own private car park. As in all hillside villages, houses and gardens sit close together. Across the square you can eat lunch or dinner at the farmhouse if you wish (but book ahead as it is deservedly popular!)

The 11m x 4m heated private pool has changing rooms and all facilities, and a spectacular covered dining area on the terrace above. It is set in an acre of private landscaped gardens with comfortable furniture on three different levels where you can sit and relax, enjoy the views, the sunshine, the wildlife and the stars. The gardens and pool can also be gently lit at night so you can out till late. (Please note: there are unfenced drops and three flights of steps in the garden, and the pool is 1.4m deep, which mean that children need supervision outdoors.) Access to the gardens and pool is just a few steps across a cobbled car-free alley from the villa, or from our private car park.)

The pretty market town of Bagnone just down the hill has all services and restaurants; it’s one of many enchanting little hillside towns locally. The Cinque Terre and Italian Riviera are under an hour away; Lucca, Parma, Genoa, Pisa, Florence are all easy days out. There are hill walks and mountain pools nearby, and the ‘Farfalle in cammino’ offer weekly small group canyoning, hiking, e-biking and local history tours in English. The area is a foodie paradise – great local specialities and distinctive wines – and there are over twenty good local restaurants that we can recommend. This area is ‘real Italy’ and you will find at the villa our own highly-rated guide books to help you get the most from your stay.

Al Palazz ('the big house' in dialect) dates from the 14C and you can see original walls and vaults in the cantina. It was architect-restored to our plans in 2003-4 and we added the pool and garden landscaping in 2008. It’s very much our home from home and ten years on we still love exploring the Lunigiana area – and welcoming guests to stay when we can’t be there. We personally look after all aspects of your booking, with our tried and trusted team of local people taking care of cleaning and maintenance. We hope you’ll enjoy Al Palazz as much as we do!

About the Owner

We fell in love with Italian cities in the 1990s, and wanted to get to know Italy better. We chanced on Lunigiana and three summers later fell in love with a ruin. The villa is now fully restored and the gardens and pool have turned out better than our wildest dreams! We've rented holiday houses ourselves for 35 years, and have included at Al Palazz all the things we appreciate as renters - comfortable furnishings, fully equipped kitchen, lots of household basics provided, good holiday information, and no hidden extras in the price. Now we’re semi-retired we spend a lot of time here ourselves – it’s the most relaxing place we know and perfect for family gatherings.

Guestbook comments from the owner

Since 2005 we’ve shared the joys of Al Palazz with over 60 families across more than 100 weeks. You can read their comments at http://www.palazz.it/what-visitors-say.html Here are comments from 2014 and 2015:

“Two weeks in Al Palazz with family and friends was a fantastic experience. The property caters for everything an adult will need, no matter what the weather. It is exceptionally well located for beach and mountain tours. Eating outside every evening was the highlight of our stay, both at the local restaurants and the expansive terrace. I would recommend this holiday villa to anybody who needs a relaxing break in beautiful Tuscany." (PJ, Jul 2015)

“Peaceful, lovely gardens and pool, and Tuscany all around. Views to enjoy all week. Ice cream and pizza 5 minutes away! Thanks for supplying all those things that others don’t (good directions, suggested places to go / eat, and washing up liquid!). The website and videos were very much appreciated so we could see what was there - but the reality was much better! Great to have so many books, maps and guides on hand.” (PB, Jul 2015)

“We had a wonderful week at this beautiful house. The pool area is absolutely amazing and would not be out of place in a small boutique hotel, with shower, changing area, toilet facilities, outdoor kitchen, table tennis and BBQ facilities. Just across the road is a small restaurant and there are some lovely restaurants in the nearby town. The views are incredible and the house is very well equipped and spacious. A very special house! (CF, Aug 2015)

“A very relaxing, beautiful and extraordinarily well equipped house. There is no need to go rushing off anywhere, you are surrounded by wonderful scenery, gentle walks and friendly locals. It is just a fantastic place to stay and a different pace of life. A stroll down the hill for a cappuccino breakfast in the café was fab. The small supermarket in Bagnone was really well stocked and so friendly.” (JS, Jun 2014)

“Our stay at Al Palazz was delightful. The place is lovely, everything worked as advertised. While at Al Palazz we took many day trips and visited Pisa, Parma, Lucca, Bologna, Genoa, Portovenere and a few of the Cinque Terre villages.” (LP, USA, Sep 2014)

“We had a wonderful stay at Al Palazz. Dinner at the restaurant across the road was a real treat! Everything was simply wonderful. You are one of the best hosts I have rented from. Thanks again for sharing your home with us.” (MS & JL, USA, Sep 2014)

From the Owner

This for us is 'real Italy' - a villa that's part of a village, with local shops and restaurants, in a traditional rural area - a complete contrast to our life in a modern city in England. We love the views, the light, the air, the water, the changing colours of the hillsides. We love being ‘away from it all’ lounging in the sitting room, in the gardens or by the pool. We enjoy pottering around local towns, days out at the seaside, visiting Florence and Parma, walking in the hills, dipping in mountain streams. And we enjoy cooking and eating out!

The towns and villages of Lunigiana are small gems - wander cobbled streets and squares, historic castles, churches, houses, museums. Many guests mix days at the villa and by the pool with days in the valleys, at the seaside, in the mountains, or seeing city sights. Wherever you go, we can signpost you to things to do, places to see, and great places to eat - Parma ham, Parmesan, pecorino, chestnuts, porcini mushrooms, lamb and wild boar are just a few of many local specialities.
