About the property

Near Bagnone in Lunigiana, Tuscany - Architect-restored home, 3 bed/3 bath, 11m heated pool with poolside changing and dining, stunning views, landscaped gardens

Al Palazz sits at the heart of a centuries-old hamlet; perched on the valley side, its south-facing gardens look across to the medieval Bagnone castle and the hills beyond. It’s fabulously relaxing, with glorious panoramic views.

The villa is spacious, stylishly furnished, extremely comfortable and well-equipped. It has a traditional Tuscan kitchen, plus dining area and snug on the first floor; an enormous beamed sitting room with Wifi and heavenly views, and two large double bedrooms & bathrooms, on second floor. Prices listed are for up to four guests in the villa, which is perfect for a small family group, two pairs of friends, or a romantic get-away for two.

For five or six guests we include the ground floor cantina apartment (never let separately) which offers a third bedroom and shower-room plus living area and galley kitchen, and internal stairs to the main house – the perfect retreat for teens, grandparents or visiting grown up children!

The village is tiny and friendly. The church bells ring just twice a day. There's parking in the square and we also have our own private car park. As in all hillside villages, houses and gardens sit close together. Across the square you can eat lunch or dinner at the farmhouse if you wish (but book ahead as it is deservedly popular!)

The 11m x 4m heated private pool has changing rooms and all facilities, and a spectacular covered dining area on the terrace above. It is set in an acre of private landscaped gardens with comfortable furniture on three different levels where you can sit and relax, enjoy the views, the sunshine, the wildlife and the stars. The gardens and pool can also be gently lit at night so you can out till late. (Please note: there are unfenced drops and three flights of steps in the garden, and the pool is 1.4m deep, which mean that children need supervision outdoors.) Access to the gardens and pool is just a few steps across a cobbled car-free alley from the villa, or from our private car park.)

The pretty market town of Bagnone just down the hill has all services and restaurants; it’s one of many enchanting little hillside towns locally. The Cinque Terre and Italian Riviera are under an hour away; Lucca, Parma, Genoa, Pisa, Florence are all easy days out. There are hill walks and mountain pools nearby, and the ‘Farfalle in cammino’ offer weekly small group canyoning, hiking, e-biking and local history tours in English. The area is a foodie paradise – great local specialities and distinctive wines – and there are over twenty good local restaurants that we can recommend. This area is ‘real Italy’ and you will find at the villa our own highly-rated guide books to help you get the most from your stay.

Al Palazz ('the big house' in dialect) dates from the 14C and you can see original walls and vaults in the cantina. It was architect-restored to our plans in 2003-4 and we added the pool and garden landscaping in 2008. It’s very much our home from home and ten years on we still love exploring the Lunigiana area – and welcoming guests to stay when we can’t be there. We personally look after all aspects of your booking, with our tried and trusted team of local people taking care of cleaning and maintenance. We hope you’ll enjoy Al Palazz as much as we do!

About Jane Wolfson

We fell in love with Italian cities in the 1990s, and wanted to get to know Italy better. We chanced on Lunigiana and three summers later fell in love with a ruin. The villa is now fully restored and the gardens and pool have turned out better than our wildest dreams! We've rented holiday houses ourselves for 35 years, and have included at Al Palazz all the things we appreciate as renters - comfortable furnishings, fully equipped kitchen, lots of household basics provided, good holiday information, and no hidden extras in the price. Now we’re semi-retired we spend a lot of time here ourselves – it’s the most relaxing place we know and perfect for family gatherings.

We enjoy pottering around local towns, days out at the seaside, visiting Florence and Parma, walking in the hills, dipping in mountain streams. And we enjoy cooking and eating out!

You can laze all day and evening by the pool or explore the many delights of the area – our House Books tell you where to find restaurants and castles, beaches and shops, and anything else you might need to know for a great holiday. Prices are flexible so that Al Palazz can be a romantic retreat, a family holiday house, or a place to share with friends.

"My family (husband, two teenage boys and my Mom) spent a week at the villa. Plenty of space, everything we needed to make ourselves at home and feel like we could unpack and relax. The villa is well appointed, comfortable and spacious – everything we needed was there. The view, however, cannot be captured in words or pictures. The distant church bells, cow bells and breezes filled the valley air to provide nature's music once the windows are thrown open. The grounds and flowers are beautiful and the pool was a balmy 92 degrees! The villa is perfectly situated to have easy access to the bigger destinations either by car or train.
