About Ali Goodyear

This is our first time letting out a property for holidays - in fact by day I am a Secondary School Art and Design teacher! We wanted a new challenge that still involved some creativity and I suppose furnishing the house and making it welcoming and stylish has ticked that box. I live with my husband and two young children about 15 minutes away from Ludgate House and often spend weekends in Peebles simply because it is such a welcoming and interesting place to be.

Why Ali Goodyear chose Peebles

We have lived in Peeblesshire on and off for over twenty years. Peebles has always been a favourite family day out and we are so often there anyway for everyday reasons that we thought to keep a holiday house would make sense. We also had ideas that there would be a strong market for those wishing to stay in the town. We had looked at several properties but when Ludgate House (1823) came up on the market, we knew it was 'the one' - to me it is so snug, cosy and relaxing. Bob and I got married in the Chapel at Traquair House just up the road and Peebles has always held a magical quality for us.

What makes this house unique

Simply being able to walk everywhere! Every amenity you can think of on the doorstep. On a sunny day, it makes me feel so at peace taking a walk along the river with the kids, stopping off to feed the ducks and play on the swings. In the evenings, we sometimes go to the Eastgate to watch the Sunday Cinema or eat out in one of the lovely restaurants (Lychee is truly the best Chinese food I've ever eaten!) Our family home is the average 1980s bungalow, and having the pleasure of owning a period house is a joy. Loading up the logburner and just chilling out helps ease the stress away.

Outside: We have a small, sunny front garden with shrubs and a bench. The compact rear walled garden is reached through the utility room and is mainly laid to lawn with borders. It is entirely enclosed and private and receives the sun in the morning and early afternoon depending on the time of year. There are french doors from the lounge onto the patio area of the garden, which has a large round picnic table for eight. You will find a barbeque for your use. Utility Room: The separate utility area has a washing machine and tumble drier. Warm airing cupboard and clothes airer. Door to back garden. Cleaning / Towels / Linen / Maid service: All bed linen is 100% cotton and included in the weekly price, along with towels. If you are staying longer than a week, all bedlinen and towels will be changed and the house will be cleaned once a week, if requested.

Prima huis met een zeer servicegerichte eigenaar.

Mooi typisch Engels huis. Warm welkom en bij vragen staat de eigenaar meteen klaar om te helpen. Genoten van de open haard iedere avond en een prima ligging vlakbij een leuke winkelstraat en mooie wandelroutes. Veel kastelen in de omgeving, waar je ook prima kan lunchen of dineren. En natuurlijk op een prima rijdbare afstand van Endinburgh.

Car: recommended


The nearest good sandy beaches would be found in East Lothian at Gullane, Aberlady and Yellowcraigs. It would take between 1 and 1 1/2 hours to reach these.


Edinburgh Airport is roughly an hour's drive, Newcastle airport about two hours. Car hire is not essential if you are intending exploring Peeble itself as a good bus service will take you to Edinburgh regularly for a change of scenery. However, to visit all the main visitor attractions in the area, a car is necessary.


The centre of Peebles with every facility you could dream of, is a five minute walk away. Edinburgh is 23 miles or fifty minutes by car. The City of Glasgow is roughly an hour's drive.

Mountain biking - The world famous mountain biking centre, Glentress, can be found a ten minute drive from Ludgate House. It has been named 'the best dedicated mountain bike centre in Britain' as voted by Mountain Bike Rider Magazine and offers trails for all grades of riders. It really is a world famous site and a magnet for bikers from all over Britain.

Fishing - The banks of the River Tweed are a five minute walk from our house and these afford some of the best fishing to be found in the Borders. Of course, the Tweed is well known for its salmon and trout, however many other types can be fished here including perch, pike and roach. The salmon season here is very long, running from 1st February to the 30th November.

Pampering - Only ten minutes drive is Scotland's most famous spa, Stobo Castle. You can arrange day visits well in advance and be assured of the highest quality health and beauty treatments. There is also a small but wonderful beauty treatment salon at the Peebles Hotel Hydro which is roughly 15 minutes walk or a very quick drive.

Historical sites - The local area is brimming with stately homes, castles and fabulous gardens. Traquair House, 'the oldest inhabited house in Scotland', can be found just ten minutes drive form Peebles. The owners provide a diverse program of events throughout the year, including the Traquair Medieval Festival where one can watch knights battle or craftsfolk create their wares, to the famous Traquair Fayre, brimming with top class theatrical and musical entertainment. Other similar attractions include Floors Castle, the Abbeys at Melrose, Kelso and Jedburgh, Bowhill House, Abbotsford House and Neidpath Castle which is a fifteen minute walk from our house.

Arts - Peebles is blessed with the Eastgate Centre which has an impressive rolling programme of events ranging from dance, live music and theatre to the Sunday Cinema each week. Small cafe at entrance. There are regular art exhibitions locally.

Due to demand, we have decided to make changeover day flexible for all lets. However, peak season remains a minimum let of 7 nights. At all other times of the year, minimum let is 3 nights.
