Charming, spacious, tranquil 3 bedroom, 2 bathroom villa set in the foothills of the Pyrenées and close to Mediterranean beaches, lovely historic towns and 5 mins from Spain

This is a spacious and pretty villa which is located in a tranquil location surrounded by pine-clad Pyrénéean mountains, vineyards and cherry orchards. There is a lovely, large, Mediterranean-style, secluded garden with a private, heated, safety-fenced pool surrounded by a its own pretty, landscaped tiled area. The living accommodation leads out to a sweeping sunny terrace at the back where you can sunbathe all day if you like and eat and drink under a fairy-lit gazebo in the evenings.

The living area is open plan covering a large area providing airy and spacious accommodation and is divided into three sections. The living room is comfortably and stylishly furnished with ample seating and has a large, flat-screen television with internet connection to all major channels, both British and other major language programmes, plus a DVD/CD player and radio. There are patio doors from the living room leading out onto the wide garden terrace which is shaded by sun parasols for sunbathing in both summer and a warm winter's day (happens!). The dining area has a large table with seating for 8 people and acts as a divider between the living room and the large fitted and airy modern kitchen which is well stocked with every appliance you will need for cooking if you want to that is... French doors lead out from this area on to a sheltered, fairy- lit gazebo for outdoor eating and drinking at lunchtime and in the long balmy summer evenings.

There is a traditional Catalan bbq directly opposite this terrace eating area, with a marble table, sink and tiled flooring for easy, outdoor cooking and serving. Off the kitchen is a utility area housing the large fridge/freezer, washing machine and tumble drier and a shower room with rain-forest shower head (wonderful!), basin and toilet.

The terrace runs all along the full length of the back of the house right up to the safety-fenced off pool terrace which sits along the side of the house in its own area. Both the garden and pool terrace are blessed with sun all day long until well into the evening when you can enjoy a welcome aperitif catching the last of the warm rays beside the pool. The pool is large and heated, furnished with sunbeds and parasols, and has a shallow, stepped end leading to a depth of 5 metres at the other end. At one end is a round dining table and chairs under a shady parasol, and at the other is a marble table, bench and chairs so you can sit and eat and enjoy your morning coffee or your evening apéro. There are mountain views all around and it is wonderful to watch the changing light of the wide, Mediterranean sky. The pool is kept in perfect order by Franck, the guardian of the house who passes by to clean it often during the week though he will always respect your privacy. The large garden encircles the whole house and is filled with flowering bushes and fruit trees - an ideal place for maximum peace and relaxation where you can watch the swallows swoop down to drink in the pool and sit and listen to the lovely birdsong. It is truly magical.

The bedroom area is reached by a middle passage-way to the other side of the house tucked well away from the living area. There are three double bedrooms, two with double beds and one with twin beds, all pleasantly and comfortably furnished with fitted wardrobes and drawers. In the twin-bedded room there are two folding beds. The main bedroom has French doors leading out on to the garden terrace so you can get up in the morning and jump straight into the pool for a wake-up swim. The other two bedrooms have large, double windows looking out over the pool at the side and the garden at the front. We have recently (Winter 2016) installed a splendid brand new bathroom with double sink and double shower but we haven't been able to take a picture yet for the website as it is still being finished off. There is a separate toilet room immediately next to the bathroom which has also been re-tiled. The whole of the house is beautifully tiled throughout with colourful rugs and pictures in every room.

The whole house is adorned with pictures, wall-lights and soft lighting, silk flowers and ornaments to provide a homely feel. There are fans in every room of the house but the house stays cool in summer as it is incredibly well insulated being only 13 years old, so it is cool in the summer and lovely and warm in the winter as well due to the thick walls and insulation. The house is centrally heated and very snug in the winter when the nights can get very cold, although the days can be pleasantly warm, even allowing some outdoor eating at lunchtime.

Sheets and towels are provided, as well as beach towels. We can assure you that you will have a wonderfully comfortable stay as we have tried to cater for your every need as we have for ours! The house has a lovely, welcoming feel as we have made it our home and we would like to feel that you will feel also 'at home' there.

Hi everyone. We are Keith and Vanessa and we live permanently in Wokingham which is lovely market town in Berkshire. We have four grown up children but they still boomerang back and forth. We are both working full time at the moment so we don't have much time to spend out at our lovely house in France though we do try and get there when there is availability as we love it down there. An excellent villa in a great location. Everything you require, both inside and outside, for a perfect vacation. And the presence of pool towels kept a lot of weight out of our bags!



The mountain views were stunning and we really loved the market town of Ceret. We will definitely be returning next year.

Comfortable, relaxing, well equipped, great pool

Lovely, clean, well equipped house for our family of 6. The heated pool was perfect for anytime of the day and into the evening. Attractive well established gardens with a lovely sheltered terrace to eat on and bbq which we used a lot! Space for an evening game of pétanque too. Local village is a short walk away with good bakeries, butchers, sports bar, couple of restaurants etc. Great location for visiting Spain, we drove to the centre of Barcelona in just under 2 hours. Close to the med, lovely market in Coillure on a Wednesday, well worth a visit. The owners were very friendly and informative and Franck was on hand should we need anything.

Wonderful Villa - Beautiful Area.

We have visited this area several times and this villa has been the most comfortable one we have stayed in - a real home from home. The owners of the villa made booking very easy and provided loads of info and very good travel directions. The property is clean and well maintained. The kitchen is large and has all the facilities that you could expect.The lounge and dining area are also large with very comfortable furniture. If you do have the odd rain storm then the TV with it's multitude of channels is great. The three bedrooms are comfortable with loads of wardrobe space etc and the new shower room is beautiful.

Outside the Al-Fresco dining area is very good as is the BBQ area, sitting under the fairy lights in the evening with a glass of wine as the sun goes down is magical.

The gardens are well maintained just wish I was there when the grapes are ripe. The heated swimming pool was fantastic, early morning and late evening swims are a must.

The area is quiet which is ideal for a relaxing day by the pool. There are very good restaurants in Ceret and Maureillas and Ceret has large supermarkets and is a wonderful town to stroll in the evening. The med is only 20 min drive away and the port of Collioure is a beautiful place to visit. Spain is only 7km away and there are a number of small fishing ports and hidden coves and beaches all within easy reach.

We are a party of 6 adults and a 7 month old infant, we had a fantastic time and all felt at home in this super place, we will be back in the not to distant future.

Beautiful villa in a wonderful location

A lovely house, well equipped with all you need for the perfect stay including towels, bedding and a very well equipped kitchen. We are four adults (one British and three Americans) and we loved it! We used the house to explore this beautiful part of France and also Northern Spain. The nearby village of Maureillas is within walking distance with cafes and restaurants and I recommend 'El Tap' in the village square. We enjoyed visiting the nearby towns of Ceret and the harbour town of Collioure, both only a short drive away.. We also explored further afield to Carcassonne, Barcelona and Figureres. The Spanish border is only 20 minutes drive away. Although we travelled a lot it was great to get back the villa and an evening barbecue on the beautifully lit terrace and a swim in the heated pool. We will be booking again and hopefully spend more time in this wonderful area.

Loved it

Our party of 5 adults and an 8 month old found the villa to be very clean and well equipped and ideal for al fresco living. The garden/pool area is secluded while the early morning sun on the outdoor eating area makes breakfast a treat.

As the property includes pool/beach towels we could travel light with just hand luggage for our 2 week stay. Using the laundry facilities was no hardship and saved us several hundred pounds in hold luggage charges. On arrival we were met by the lovely Franck (or French Franck as we called him) with our welcome pack. As our local contact, he was great - very discreet and unobtrusive but at the end of a phone if needed. A big plus point for us was there were no hidden/extra charges - final cleaning, pool heating, wi-fi, linen/towels,cot, highchair were all included.

When we did drag ourselves away from the pool we found Ceret to be a very pretty small town with a lovely market on Saturday mornings (lunch at Quattrocentro in the Place de Neuf Jets in the old quarter). We also enjoyed the seaside artist town of Collioure, a favourite of the artist Matisse. Over the border into Spain we discovered a small family beach typical of those small bays found on the Costa Brava. It's about a 50 minute drive but well worth the effort - Playa Grifeu is on the coast road as you leave Llanca (sea is on your right). Authentic paella for lunch at the beach side restaurant. This beach is ideal for families with young children and those with walking difficulties as there are no steps, the car park is adjacent to the beach and that rare thing - clean public toilets.

We had a wonderful 2 weeks, the villa and surrounding area was everything as promised and more besides.

Lovely House in Fabulous Part of France

The house is spacious, clean, comfortable and provided with everything you could possibly want.

There are other houses around, but the garden and pool are enclosed and you can enjoy a completely private space. It is close to Maureillas (a lovely, typical French, village a short walk away) and handy for Ceret, which is great for shops, cafes, restaurants and galleries with an excellent market on Saturday mornings and one weekday evening during summer. And it’s a short way to the main road to the Med beaches - or, going the other way into the hills, Amelie-les-Bains, Arles-sur-Tech and beyond.

You step out of the house at the back on to the covered terrace, which provides an ideal area for outdoor eating. The heated pool is a luxury, being a comfortable temperature even at the start of the season, when we went.

The owners take a lot of trouble to make sure that their guests have all the information they need and will always be happy to give advice if asked.

Although we have been to this part of France several times, this was our first visit to this house and we very much hope to stay there again.

French heaven

We have had 2 great holidays here and have booked again for next year. It ticks all the boxes for us. Beautiful house, pool and garden. Beautifully quiet and a perfect place to lie in the sun and read. Easy drive to the coast and La Racou and Collioure. The market town of Ceret is close and great for restaurants and of course the market on Saturday. We hope that our adult children will join us next year and I know they will love it.

Location

From the Owner

The region of the Languedoc Roussillon has so much variety to offer. Our house is right down nearly on the Spanish border and is situated within the old country of 'Catalunya' of which the locals are fiercely proud - so it has a Catalan flavour in its culture,customs and food. We love the spicy food though, of course, you can always get traditional French fare. That's the essence of this area, the best of both worlds. You can drive north and be 'lost in France' amongst the beautiful vineyards of Cahors and Corbières, visit the nearby Cathar castles perched on mountain tops, the gorges and the grottos, have a typical French meal in a brasserie in Narbonne or Pézenas (birth place of Molière) just up the motorway or a fish meal in Sète. . Or you can enjoy the Catalan flavour of the region and take advantage of the various fiestas and watch the locals dance the traditional Sardane. And then real Spain is on your doorstep with all its wonders.

North lies Bacares with long swathes of sandy beaches leading to the nature reserve of St. Sigean.Heading south the coastline gets craggier with beautiful little bays.

The ancient harbour town of Collioure, a magnet for artists, is only 40 mins away and the breathtaking coastline hairpin drive towards Spain affords other lovely resorts.

If driving down, an overnight stopover is recommended though some brave souls have done the whole journey non-stop. We can give you the 3 routes available to get down there - the Eastern, Middle (cheapest re tolls) and Western routes with recommended stopover hotels.

Distances:

10 mins walk/1 min drive to local village of Maureillas with local amenities/bars and 2 restaurants.

5 mins drive to village St Jean Pla de Corts with further amenities, plus 2 large lakes for picnics/swimming with kids' adventure park, teleski facilities, café and restaurant, pedalos, etc.

5 mins drive to town of Ceret with supermarkets, restaurants, bars and cafes and a magnificent market.

Half hour drive to the Mediterranean

1/2 hr drive to Perpignan,

15 mins to Spanish border on motorway over spectacular viaduct and 30 minutes on the old , windy, picturesque Gerona Road through the mountains

30 mins drive to Dali Museum in Figueres

40 mins drive to Costa Brava.

1.5 hrs drive Barcelona Town but half an hour on TGV from Perpignan but recommend parking at Figueres (cheaper and more accessible) and getting the TGV from there to Barcelona

The proudly Catalan village of Maureillas is a short walk away and affords all amenities such as grocery stores, a Boulangerie, La Poste, cash machine, a pharmacy, bars, restaurants ,one gourmand (check out reviews www.66survins.com) and one typically Catalan but great value. The leisure area in Maureillas hosts several fiestas on Friday and Saturday evenings in high season with cheap, good food and wine available and free live music and discos. The village square restaurants invite local musicians to provide live music in the summer months. Maureillas is a surprisingly lively village with a strong sense of community and a historic backdrop all of which bring visitors back time and time again.

Horse riding facilities, biking (hire available locally), walking and hiking in the Pyrenees are on your doorstep. The Pyrenees are a joy to explore with hamlets, villages and spa towns along the mountain roads selling local organic produce. There are gorges and historic buildings to discover along the spectacular winding mountain roads.

Céret is a beautiful, stylish and sophisticated Catalan town with a maze-like medieval centre enclosed within ramparts and a splendid central square with a beautiful fountain. 3 restaurants grace the square where there is often live music. Céret market is legendary and stretches through the town every Saturday morning and is bustling even in the winter when the town comes alive with live music (market also on Tues nights in high season) Céret is famous for its affiliation with Picasso and has a large modern art museum and streets lined with street cafés, restaurants and bars as well as art dealers, craft shops and boutiques. There are also banks, pharmacies, clinics, schools, supermarkets and all normal amenities.

Le Boulou is a thriving, working town just 5 minutes up the road towards Perignan. It has been prettily renovated and has weekly markets and all amenities, plus a large retail area with modern supermarkets and outlet stores.

Collioure, a painter's dream hence its attraction for Matisse, Chagall and other famous painters, is a lovely medieval coastal resort half an hour's drive away, ideal for Sunday lunch by the sea after a visit to the Sunday or Wednesday morning markets. Its little cobbled streets are lined with craft shops and boutiques, cafés and restaurants.

Perpignan is a stylish Medieval city with large cobbled squares ideal for watching the world go by and narrow Medieval streets to wander through, its famous Castillet, plus stylish boutiques, Catalan restaurants, bars and cafés.

Just north is pure France and historic jewels such as Carcassonne and Narbonne, as well as Cathar Castles, prehistoric sites and old forts in the Corbières and Fenouillades which demonstrate its varied history throughout the ages.

Spain is close by with easy access to Figueres (Dali Museum, a big Thursday morning market and great boutiques), the Costa Brava (Cadaques, Rosas, etc), Girona (gorgeous castle and extensive ramparts and beautiful Plaza Major) and fabulous Barcelona - so the best of both worlds.

A non-refundable 30% deposit is payable at the time of booking. The full balance plus the £300 security deposit are payable 2 months before departure date. Security deposit is refundable within 2 weeks of departure from the property, subject to no damages.

The house is cleaned before every tenants' arrival and the final clean is included in the rental price upon the tenants' departure. If cleaning is required during a tenants' stay, this can be arranged with prior notice and will be at the tenants' expense.

Pool heating is included in the overall rental price.
Please note that there is a supplement for central heating at £50 per week.

Please note that the pool is only available from 1st May - 31st October

Please telephone owner for any additional information. We will try and accommodate your needs as much as possible.
A food hamper can be arranged which our property manager, Franck, will buy fresh upon the day of arrival and tenants will need to settle up with him in cash directly. Normally this is enough to tide tenants over if they arrive late after shops are closed but if a larger stock is required, then this can also be arranged. Please discuss with owner before arrival.

The villa offers total privacy, tranquiity and relaxation. It's truly magical to sit in the garden and see the beautiful surrounding Pyrénées and gaze at the magnificent towering 'Canigou' - the highest mountain in the Pyrenees which is supposed to have magical properties - or having breakfast on the terrace listening to the birdsong, or enjoying a lovely cooling swim in the pool or just dozing on the loungers in the sun are some of the joys of just 'being' there. And in the Winter, you can walk along the sea shore in the warmth of the sun, eat oysters outside in the cafes of Collioure one day and then have a romp in the snow in the mountains the next and then come back to a lovely cosy and comfortable house. The house is very well insulated and the central heating works a treat so however cold it can get outside, the house is always warm inside. The insulation works well in the summer also and keeps the house cool on the hot days of summer. Although the South of France is thought of mostly as a summer destination because of its wonderful long, hot summers, the off-season months are also a joy as the Mediterranean climate is so healthy - chilly and dry in the Winter though often and regularly interspersed with lovely days when you can eat outside in the surprisingly warm sunshine, mild and pleasant in the Spring and often very warm in the Autumn when the Med is at its highest temperature, the fierce heat is over leaving a pleasant temperature and the crowds have gone. The off-season times are the best for hiking and exploring. There's something about the rosy light there which is so therapeutic and clear during all the seasons (ask the artists!) but especially noticeable and delightful on an escape from the long and dark northern Winters.   • Notes on accommodation: The villa is completely detached and surrounded by a contained walled garden giving privacy and tranquility.The house is beautifully tiled throughout.The sun is on the back garden from morning till night so ideal for outdoor living. A gazebo with climbing vines creates a cool outdoor eating area and is beautifully illuminated at night for long, lazy dining in the balmy evenings. The accommodation is spacious, light and airy and because of thickness of the wall structures and high level of insulation, stays cool even in hot weather although there are fans in all rooms. It has been furnished to a high quality with every amenity available for a comfortable stay. There are pictures, ornaments and plants indoors to give a homely yet stylish feel and everything is maintained to the highest level.The property is ideal for winter breaks as it is centrally heated and very warm and cosy.The guardian of the property, Franck and family,will meet/greet you and is locally on-hand to help in any way Outside: The property is in a beautifully maintained walled Mediterranean style garden affording complete privacy and tranquility, full of flowering wall creepers, palm trees and lush flowering plants. There are outdoor wall lights all around the garden, large earthenware jars planted full of flowers and ornamental vases to give that Mediterranean feel. The front garden has a large olive tree, a hedge of lavender and there are cherry, plum and fig trees planted all around. There is a shady outdoor eating area and stone bbq set in its own terraced area with marble table top and stone sideboard plus outdoor sink with running water to afford total outdoor living.There is a large private heated pool (6 x 4m, depth 1.5 m) set in its own terraced surround with brand new attractive plexiglass safety fence (pix yet to be taken), sun loungers, cafe style marble top table at one end, round glass table at other, so ideal for outdoor dining. Parasols are supplied for the table and for the pool terrace. Utility Room: Utility area just off kitchen area with large American style fridge/freezer with ice maker and cold water dispenser, washing machine and tumble dryer, clothes horse, iron and ironing board and picnic gear and cool bags. Cleaning / Towels / Linen / Maid service: Plenty of towels, beach towels and linen included.Thorough end of stay clean is included in the overall price but clients can ask for property to be cleaned during their stay at their expense - around €15 ph-if poss prior notice of this required to make sure cleaner is available.
