Cottage near Topsham, Nr. Exeter, South Devon, England - Located only 7 miles from Exmouth, Local Pub Nearby

This charming, detached former lodge dates back to 1840 and offers charming and spacious accommodation. It’s pretty terraced and secluded garden has steps leading to a raised lawn and landscaped patio area, with furniture and BBQ to enjoy the summer sun. In cooler times the cottage, with its log burning inglenook fire is an inviting place to return to after a visit to the many nearby attractions. These include Topsham with its shops, pubs, quay and antique centre, and a variety of pubs and restaurants, shops and an outdoor swimming pool. Exmouth beach is within easy reach with a long sandy beach and boat trips around the estuary. Also Dartmoor National Park, Exeter Golf and County Club, Nature Reserves and Adventure Parks including nearby Crealy a must for children. But if you feel lazy the local pub is just yards away with its thatched roof, large grounds, outdoor eating and restaurant offering a range of good food supplied by local farmers and fishermen.

Such a beautiful cottage. It was a perfect place to stay during the week of our daughter’s wedding.

A superb cottage real home from home. A lovely week spent on the beach, and excellent meals had at the Blue Ball pub. Disappointing the weather was too good to light the log fire!

A fabulous cottage which made our family Christmas. Fire was great which kept us cozy from the Devon rain. We will be back

2nd visit, perfect cottage for our 3 generations, lovely weather much time spent on Exmouth beach.

Lovely meals at the Blue Ball. Topsham pool was great as is Darts Farm (especially the deli counter) Hope to be back soon.

Beautiful cottage and nice setting, we had a lovely time, many thanks, weather was also fabulous.

Lost count of how many visits now, back again next year we hope.

This was a lovely cottage. Very well equipped especially as we took a 7 month old baby and a 3 Year old with us. Well located for lovely beaches and beauty spots. Blue Ball pub served delicious freshly cooked food although we had to wait. Only downside parking for 2 cars could have been a bit bigger.

Directions - Coming from the north, M5 exit J30. Take the A376 towards Sidmouth. 1st island go right round back towards the motorway. Turn left just before the motorway island into Clyst Lane. Drive 200 Mtrs past the Blue Ball Inn. Turn right, cottage on your right.

1.7 miles from Topsham.

3 miles from Exeter.

  • Notes on accommodation: Regret no pets/smokers. Private parking for 2 cars. The cottage has Wi-Fi with internet access. Outside: Outside there is a pretty cottage garden with many flowers and shrubs. The lower level has a BBQ, table and 2 chairs. There is a lean-to containing patio furniture for the upper garden which has steps leading to a landscaped patio which catches the summer sun. There is also a lawned area with a shade giving silver birch tree. There are more flowers and shrubs to the south facing front garden which can be seen from the kitchen and living areas. Utility Room: Utility is off the kitchen with washing machine, tumble dryer, ironing board, iron, hanging space for coats. Cleaning / Towels / Linen / Maid service: The cottage prices are inclusive of gas central heating, electricity and linen in the form of duvets and covers with a bath and hand towel per person, (no beach towels) Guests staying 2 weeks are provided with a change of linen mid stay. Other: The front of the property has a generous size porch leading to the lounge. It has a hall stand and storage space for coats and shoes.
