The house is an exceptionally comfortable and welcoming stone home, suitable either for families or up to four couples. Beautifully restored using original stones and beams, it looks out over the Fiastrone Valley to the Sibillini Mountains. The views from the terracotta tiled terrace are truly wonderful, particularly as the evening sun goes down over the Sibillini Mountains. The terrace looks down on the well stocked gardens and the totally private 10m x 5m swimming pool with several mature oak trees in the hectare of grounds. The house itself has been restored to create a welcoming family home. The metre thick stone walls ensure a fresh temperature in the summer and warmth in the winter, whilst every window is fitted with integral mosquito blinds to ensure your comfort throughout the day and night.

Such a lovely property
We stayed at this beautifully restored farmhouse in June 2022 and had a wonderful holiday . It’s so peaceful with fantastic views you could not wish for a better place to stay . The pool is lovely and is maintained to a very high standard. The owner was extremely helpful and gave us plenty of advice on how to get to the property and left a booklet in the house with useful information regarding surrounding areas ,restaurants etc. We would definitely love to come back to this place again.

We have had an amazing time in the Villa, the property is lovely and has everything that you could need. The pool is fantastic on a hot day. The town is wonderful and so are the people, we ate out at local restaurants and the local cafe's and staff are wonderful, I would recommend this Villa and this town to anyone who has children we have 2, 11 year olds and they had a brilliant time even having a little laugh with the staff about how you ask for juice in Italian. Have to say to the owners you are very lucky to own somewhere so lovely.

A superb house in a wonderful location
We had a lovely two weeks here in September 2018. Having visited this part of the Marche before we were looking for somewhere that was close to familiar favourite spots (e.g. Lago di Fiastra for swimming, Sarnano and San Ginesio) and this really ticked all the boxes. The view from the patio is stunning, looking towards the mountains so that sunsets are available to order, weather permitting. The pool is large and deep enough to dive at one end. The house itself is simply decorated and furnished and was equipped with everything we needed. We found the owner to be very helpful and responsive during our stay, and the people who came to change the beds and clean the pool were very pleasant. The unmade road to the house requires some care at first but very good advice is provided by the owner and it worked for us. San Ginesio is about 30 mins walk from the house up hill, where you will find a bar serving coffees and ice creams, and a nice restaurant, Terra Nostra that we visitied three times in our two weeks. San Ginesio has a baker, grocer and greengrocer on the road from the main square towards the south gate to the town, although you may miss them - look for bead curtains! Sarnano has a market on Thursdays and more cafes to get a coffee. Other nice villages we went to were Urbisaglia (which has a castle), Penna San Giovanna and Amandola. All in all we had a wonderful relaxing time, read lots of books, saw wildlife (deer outside the house and on the road to the Lago) and ate well. This is a great part of Italy to visit: not too touristy, not too hilly, lots of rolling hill farms, hill top villages with the inevitable stunning church interior, and great swimming in the Lago (we avoid the coast, too may sunbeds). We cannot recommend this house highly enough for a great family holiday.

wonderful family holiday in a heavenly place!
We had a a glorious week in Le Marche in a beautiful house which is perfectly restored. The sun shone, the view was utterly astounding and the pool was bliss in the heat of the day. This house is beautifully restored and although all we did was sleep inside because the days were spent eating on the terrace and enjoying the pool, we appreciated the space, the comfort and the way that the house and garden perfectly compliment each other. This is a peaceful part of Italy, near to a lovely town called San Ginesio where the local people welcomed us and were warm and friendly. We enjoyed our morning coffees in Bar Centrale and then the rest of our days by the pool relaxing. We headed out to the Siblini National Parc one day and enjoyed the wonderful views on the drive and our walk. Back at the house we listened to the howls of the wolves in the Parc in the evening and then the amazing sight of golden eagles sailing majestically above us. On one evening we sat until the early hours watching shooting stars. Our week could not have been more magical and our grandson who is six years old said he felt like he was in a dream it was so perfect! We shopped at local supermarkets which can be found on the major routes towards San Ginesio and just outside the walls of the town itself. We bought fresh fruit and veg and cooked wonderful meals which we ate outside every evening. If this review sounds like perfection it is because our time in this house was as close to perfect as it is possible to get. The pool is pristine and was cleaned twice during our stay and everything else was just right for our family. Waking up to laughter in the pool was a wonderful experience for us and we are grateful for the opportunity to have time out of time in a wonderful location. I am sure we will return here many times over.
