We had a lovely two weeks here in September 2018. Having visited this part of the Marche before we were looking for somewhere that was close to familiar favourite spots (e.g. Lago di Fiastra for swimming, Sarnano and San Ginesio) and this really ticked all the boxes. The view from the patio is stunning, looking towards the mountains so that sunsets are available to order, weather permitting. The pool is large and deep enough to dive at one end. The house itself is simply decorated and furnished and was equipped with everything we needed. We found the owner to be very helpful and responsive during our stay, and the people who came to change the beds and clean the pool were very pleasant. The unmade road to the house requires some care at first but very good advice is provided by the owner and it worked for us.
San Ginesio is about 30 mins walk from the house up hill, where you will find a bar serving coffees and ice creams, and a nice restaurant, Terra Nostra that we visitied three times in our two weeks. San Ginesio has a baker, grocer and greengrocer on the road from the main square towards the south gate to the town, although you may miss them - look for bead curtains!
Sarnano has a market on Thursdays and more cafes to get a coffee. Other nice villages we went to were Urbisaglia (which has a castle), Penna San Giovanna and Amandola.
All in all we had a wonderful relaxing time, read lots of books, saw wildlife (deer outside the house and on the road to the Lago) and ate well. This is a great part of Italy to visit: not too touristy, not too hilly, lots of rolling hill farms, hill top villages with the inevitable stunning church interior, and great swimming in the Lago (we avoid the coast, too may sunbeds).
We cannot recommend this house highly enough for a great family holiday.
