Farmhouse in Monte San Martino, Le Marche, Italy - Beautifully Restored Farmhouse With Pool Set In Rolling Countryside With Stunning Views

Casa Vecchia is a sympathetically restored beamed, stone farmhouse with a hectare of garden in rural, unspoilt Le Marche. The house, which has stunning 360 degree views, is set in a beautiful valley between the hilltop towns of Monte San Martino and Penna San Giovanni and is approached by a drive off an almost traffic free “white” road. The comfortable accommodation is on three floors with ground floor kitchen, utility, lounge and dining hall and four double en-suite bedrooms on first and second floors. The house has a wide terrace with views of the mountains which provides a beautiful spot for leisurely lunches. Outside there is a 12 x 6 metre swimming pool (1.2m deep) ideal for pool games, a young olive grove, a vegetable plot and a large flat grassed area. Five minutes walk down the road is a tranquil river. The Adriatic coast with its sandy beaches, mountains with walks and stunning lakes, and the beautiful medieval town of Ascoli Piceno are all within reasonable drives.

This is definitely one of the loveliest villas we have ever stayed in. It has been tastefully restored to an exceptionally high standard. We had a wonderful time exploring this beautiful region or just lazing by the pool.

We were in awe at the amazing restoration work on the farmhouse - beautiful furnishings too. What with the views, the pool and the long lunches, we had such a great time it was hard to force ourselves away to visit the locality. But every local town was a winner for interest, beauty and history.

When people say 360 degree views, they don't normally mean it but at Casa Vecchia you won't be disappointed. A beautiful property inside and out that's been furnished with great care and attention making sure that everything you could possibly need is available. We had a fantastic time.

Beautiful place,tranquil and relaxing

Those pictures don't do justice to this place, the house is stunning and made are great impression, bedrooms are very comfortable and all have beautiful bathrooms.We arrived at night and when I woke up and saw the views it was breath taking!!!!

The pool is massive, kitchen equipped in everything cook needs , loggia perfect for dining ( surrounded by beautifully smelling lavender )

And the feeling of peace and relaxation ....... Bliss

Car is definitely required, access to nearby shops (food ) and places to eat no problem, local people are very nice and helpful, plenty to do and see

Highly recommended.

Wonderful holiday

Casa Vecchia is a perfect place to spend the holiday at, you have both the mountains and the see. The house is very charming and beautiful, and the location is peaceful. The air is fresh and if you are warm you can just jump into the pool. It is lovely to have lunch under the walnut tree. The see can seem a bit far when you are going up and down the winding road but when you are back from the bustling seaside Casa Vecchia is tranquil and relaxing. Just the perfect place to be at during the holiday.

Italian Idyll

Our holiday at Casa Vecchia, was without doubt absolutely wonderful.

The location was peaceful and very beautiful. The house itself has to be the most lovely residence we have stayed in when abroad. The owners have gone to great lengths to restore and make this a most welcoming home. Everything about this holiday, makes us want to return in the future. Thank you Linda and Paul for all your help, before our departure, and Mike while we were in Italy.

Activity and Interests


There is a choice of sandy beaches along the Adriatic cost. Porto San Georgio is the closest (40 minutes drive) but San Benedetto and Cupra Maritimi are also pretty (45 minutes). The sea is warm and extremely safe for bathing and sun beds and umbrellas can be hired. There are also very pretty beaches on the Conero (about 1 hour away) and a beautiful swimming lake with beach in the mountains (40 minutes drive).


The nearest airport at Ancona is approximately 75 minutes away and is served by Ryanair from Stansted. Other nearby airports are Rimini and Pescara (2 hours) also served by Ryanair. Rome airport is a stunning 3 (Ciampino) or 3.5 hours (Fiumincino) drive through the mountains. A car is essential.


The nearest villages are the hilltop towns Monte San Martino (2km uphill!) and Penna San Giovanni (5km) and the very pretty Servigliano (8km). Towards the mountains are the very pretty towns of Sarnano (25 mins) and Amandola (20 minutes). Fermo with its evening antique market in the summer is 30 minutes away.

Further Details:

Casa Vecchia is ideal for families and groups although young children should be supervised because of the unfenced pool. There is no passing traffic apart from the odd tractor so it is ideal for a peaceful relaxing holiday. All the towns have small supermarkets, bakers, butchers and a bank with larger supermarkets only a short drive away. There are plenty of good local restaurants and a folder of suggestions for days out in the house

  • Outside: The house is set in a hectare (2.5 acres) of land with a large parking area and plenty of open level lawn. There is a separate bamboo covered loggia for outside eating, a garage and a private 12 metre x 6 metre swimming pool with a uniform 1.2 metres depth, ideal for pool volleyball and surrounded by lawn which is automatically irrigated. The house is surrounded by a wide terrace shaded by walnut and oak trees with a fragrant lavender border and stunning views of the mountains which provides a beautiful spot for long leisurely lunches. The grounds include a young olive grove, a large flat grassed area suitable for ball games, a kitchen herb garden and a vegetable garden. There are plenty of sun loungers, outside dining tables, chairs, umbrellas, a barbeque and a chiminea. Utility Room: Washing machine, sink unit. Cleaning / Towels / Linen / Maid service: Weekly full clean. Linen, towels and pool towels provided.
