Villa in Karsiyaka, Kyrenia, Cyprus, North Cyprus - Peaceful Location On The Edge Of Village

Villa patrica is surrounded with maturing well maintained gardens containing various shrubs, flowers and fruit trees including orange, olive, grapefruit, lemon, lime, banana, date palm and pomegaranite which make it very secluded. Located on the outskirts of the sleepy village of Karsiyaka. Karsiyaka has stunning views to the mountains, and a flat plain between the mountains and the mediteranian sea. You get a true taste of Cypriot life, unhurried and untouched by hotel complexes. There are plenty of facilities still at hand: there are markets. A butcher, bakers, barbers, shops and an internet cafe within walking distance. Villa Patrica is 5 min drive from the beautiful bay near the village, and horse shoe baech which has a beach restaurant. Further down the road is Denizkizi beach with golden sands in a cove, were you can sit and relax or hire a jetski, go scuba diving or try any number of other water sports available.

About Darren robson

Darren and Lorraine Robson live in Hartleppol in Northern England together with their two boys William and Benjamin ( bill & Ben ). Darren runs a small building company and Lorraine works at the local hospital.

The two boys are 11 and 12 going on 30. We love north Cyprus and have been going regular now for over 8 years

Why Darren robson chose Kyrenia Region

We love our villa and the Karsiyaka area purely because of the laid back Mediterranean lifestyle and the really friendly locals. We were married there in 2010 at Bellapais abbey and a few of our Cypriot neighbors came to the wedding. The gentleman who owns the field behind us often throws us up some lemons from his trees which surround us. In september they are picking the olives from the trees around us, we take the kids to the village factory where they show you round as all the locals bring in their crops. You can buy the oil they have surplus and the local honey which goes well on their yogurt for breakfast.

What makes this villa unique

The Villa is perfectly situated between the mountains and the sea, giving great unobstructed views of both. Its in a quiet cul-de-sac offering a great deal of privacy. but still close to amenities.

Notes:
Notes on accommodation: Prospective guests please note that they are asked not to smoke inside the villa . The guests are responsible for their own safety while using the property/pool etc. the owner can not be held responsible for any injuries caused during the stay. There is a covered bbq/outside kitchen area with table and chairs. The full rear and side gardens are completely enclosed with a locking gate to keep kids in or out. There are also gates on the downstairs patio area which is the only access to the pool to stop children getting in when not supervised. On an evening you can go for a private swim with no lights blocking the view of the stars as there are no villas to the rear, the jasmine and Pakistani nights planted around the pool give off a wonderful smell all night. And not forgetting the led disco pool lights which the kids love. Facing the mountain is the upstairs balcony where we spend most of our time on a night as the sun sets, when were not in the pool that is. Utility Room: Washer, ironing board and iron. Sink and Toilet Cleaning / Towels / Linen / Maid service: Villa is professionally cleaned prior to your arrival (any mid stay cleaning by arrangement). All bed linen and bathroom towels changed before new occupation (guests to bring own beach towels for use around pool). All kitchen/dining linen provided. Other: All rooms have aircon units and fans, main bedroom has tv, dvd,ipod dock.

lovely villa

Had a fantastic time here in August. The villa is very peaceful and private so was just perfect for relaxing. The pool was beautiful and very well maintained as were the gardens. Inside was all you could wish for. Our son enjoyed watching the countless dvd's! You do need a car here but that isn't disputed and they are some fantastic restaurants on the main road. We loved silver rocks and seapoint. The prices in the restaurants and shops are amazingly cheap and very good value. Definitely recommend this area and the villa

Stuning villa and settings

We have just arrived back fron the villa Patricia 9th August 2014 and just had to comment on the villa.

we had a wonderful time and the villa is amazing what a beautiful garden and the views are stunning. We must have spent at least 4 hours a day in the pool and also had a couple of barbeques but it was so cheap to eat out. The Green Palace was lovely food and the Wild Duck was a great full English we also thought Vini Vici was good food and the one opposite it called Seapoint was a lovely setting and the food and service very good. Thank you for letting us experencing your lovely home in the sun we love the country and the people were very nice and helpful.

Great Villa

  We stayed at the villa for 2 weeks in august 2013, we being me, my wife and 3 kids aged 15, 7 & 4. After many years of villas in Turkey we opted for a change and new very little of northern Cyprus and what it had to offer. The villa was great, very well equipped, in great condition and really felt like a home and not just a rental property. The kids loved the pool, which was a good size and had a graduated depth, which is important when you have small children and they can touch the bottom. The gardens and pool were well maintained and the poolman came daily to do his bit and keep it clean. The villa is located in a very quiet area, which is great for peace and relaxation but it does mean that there isn't much around. Within walking distance is 1 restaurant and a small shop and that is pretty much it so I would say a car is a must. We had a car for the whole 2 weeks and although there were days were we didn't use it, it only cost around £220 so it didn't really matter. The car means you can get out and about, see what the island has to offer, explore the beaches and enjoy the shops and restaurant's in Kyrenia. If driving abroad scares you then you needn't worry as they drive on t the left in Cyprus so it's just like driving back here in England. In summary, great villa, perfectly equipped in a lovely area but you will need a car.

Although the last time we where there we found an amazing beach at the end of the road twenty minutes walk away near that new hotel they have built, we have been going five years and did not know it was there annoying as we found it on the last day . Our first villa holiday

My family and I stayed at the villa in May 2013 and had a fantastic time. It was our first stay in a villa and we weren't quite sure what to expect but on arrival we were very impressed and it was home from home and very clean. The garden was immaculate with fabulous fruit trees which supplied us with fresh juice every morning. There was also a fantastic BBQ which we used most days to cook on. The pool was safely fenced off,clean and tended to during our stay and was loved by our 3yr old aswell as ourselves. We had a small problem with noise from a water pump and after contacting the owners there was someone out to look at it that afternoon and it was fixed first thing the next day.Couldn't have asked for a better service.

We left the villa as we found it and received our deposit back 4weeks after arriving home,as agreed on booking.

As a mixed age family (76,74,44,38 and 3) personally,we felt a car was needed but there was also a very nice,friendly restaurant within walking distance that we used for a few nights.

All in all it was a lovely holiday and we will definitely go back in the future.

Non-refundable deposit of 25% is asked for at booking with balance paid 8 weeks min prior to departure along with a security deposit of £150 per week. Bookings made under 8 weeks before departure require full payment plus security deposit at the outset. Security deposits are returned 4 weeks after leaving the villa less deduction for any damage, breakage, excess use of utilities, or extra cleaning. usage of electricity over 300 units is charged at 25p/unit.
