All three properties are within the landscaped grounds of our home and Gallery/Coffee Shop/ Puppet Theatre business. We are in a rural location, easily accessible for the Eden Valley, Ullswater, Northern Lakes, Keswick and Carlisle. Barn Owl Cottage is a 17th century barn conversion, attached to our home. It has it's own private access, parking and patio garden. There are exposed beams, stonework and upstairs lounge/living area with outside sun balcony. Cedrus and Larch Lodges are our own unique design and build eco-property, on the landscaped field, previously used for touring caravans. The Lodges are built from locally sourced timber, local sheeps wool insulation and have a cedar wood shingle roof. Rainwater is collected from the roof and re-cycled to flush the toilets. There is a timber balcony on the front and at the rear there is a very private, fenced garden area with large timber decking and uninterrupted views across the surrounding fields.

The Lodges have full central heating throughout.

Cedrus Lodge has a double bedroom with en-suite bathroom & shower, a separate bathroom & two twin bedrooms.

The living space has two large comfy sofas, a dining area & a fully fitted kitchen with fridge freezer, washing machine, microwave, tumble dryer & dishwasher.

There is freeview television,DVD player & Wi Fi.

A large clerestory window along the roof ridge allows natural daylight to flood into the living room & kitchen/dining area for most of the day.

The rear of the cabin has a totally private, fenced & hedged garden area with patio furniture & a large sun deck looking over uninterrupted views of the surrounding country side. There is a full length timber balcony at the front of the property with a garden bench.

Full central heating throughout.

The lodge is in a very quiet location, yet at the same time it is served by the amenities of the nearby vegetarian restaurant & coffee-shop which is open during the day. Very useful for lazy days when cooking is not on the agenda.

About the Owner

When we bought the property it had been a working farm. We have steadily improved and converted all of the farm buildings and landscaped the grounds. We got an architectural award for the conversion of the main barn & milking parlour, into what is now an Art Gallery, Vegetarian Coffee Shop/Restaurant and Gift Shop (open during the day). We have sucessfully run this for 13 years.

Five years ago we converted the 17th century barn, attached to our home into a holiday cottage, with wonderful character and it's own private access.

Our most recent development is the design and build of our own unique Eco-Lodge, within the private, landscaped, grounds that we used to use as a touring caravan site.

All design & work has been done by ourselves - exhausting, but very satisfying.

Lovely lodge, great location

I can't fault our stay at Cedrus Lodge, it was wonderful! Elaine was really helpful before we booked, then welcoming when we arrived with some cakes from their cafe. The lodge was SO clean, and so well stocked, it made life really easy - we could just get on with enjoying the holiday. There was some washing up liquid and cloths, dishwash tabs and even a bit of laundry detergent. Oh and loo rolls! Plenty of nice towels too. The washing machine and dryer were a godsend and easy to use. There's an airer too, iron etc. The kids were straight outside to play in the garden every day, which is mainly lawn, with some trees and a nice little path round the side, fun for exploring. The beds were amazingly comfortable - we've had some hideous beds in other places, but I slept like the dead. Showers great, bathrooms very clean. Lots of storage in bedrooms. Overall just a lovely feel to the place. Penrith is no more than 10 mins away, and you can cut across country to join the A66 and nip across the top of the lakes in no time. We felt it was really well located, yet once you're there you don't feel like you're a few minutes off the motorway, it's proper rural. We will definitely be back, wonderful place: thank you for having us!

Living in a fellside village we needed a property that was more accessible, with a home for our family as well as outbuildings to use as workshops for our exhibition business. We loved the area where we were living & had to pass our present property to get there - always commenting that it would be a perfect location, but nothing ever came up for sale. The day it did, there was no stopping our determination as it was perfect & we instantly loved it, even in it's run down state. It was very private & rural, but with easy access to the motorway & all major roads. The farm had been part of the estate of Hutton in the Forest, who had retained the farmland leaving the farmhouse, outbuildings & 2.5 acres of ground. A massive project to undertake but we knew we had the necessary skills.

Beautiful sandy beach approximately 40 miles away - 40/45 minutes by car.


Use of a car is essential as there is no public transport provided.


Six miles (10 minutes by car) to the town of Penrith with leisure centre, supermarkets and restaurants.

Several pubs, serving food within a five mile radius.

15/20 miles to Keswick, Carlisle, Eden Valley and Lake Ullswater.

Approx. 45 minutes to Hadrian's Wall, Northern Lakes and Southern Lakes.

Further Details:

The town of Penrith contains a good selection of shops, supermarkets, banks and restaurants as well as an excellent leisure centre.

There are a variety of local pubs, serving food within a 6 mile radius, the nearest being 1.5 miles away in Skelton.

The area has many visitor attractions and on-site we have our own art gallery, coffee shop, gift shop and puppet theatre, which are open during the day. The puppet theatre is open during the main school holidays.

Booking Notes:
Bookings begin on a Saturday. A £100 non-returnable deposit is required to secure any booking and can be paid by cheque via the post, or a card payment over the telephone. A confirmation and directions etc. will be emailed once the deposit has been received. The balance is then due when you arrive for your holiday.
Short breaks (minimum 3 days) available outside school holidays/peak season.

Changeover Day:
Changeover day is on a Saturday. Arrival must be after 3:30pm and departure by 10:30am.
Any flexibility with the changeover day can only be considered outside of the main holiday periods.

Notes on prices:
Prices include all gas, electricity and oil. Two baskets of logs are provided for Barn Owl Cottage.
Prices quoted are for 6 people and may be reduced for less people.
Minimum 3 day breaks may be considered outside main holiday periods at a cost of 70% of the full week price.

We love where we live and have spent years creating our business & an environment that we hope other people will also appreciate.   • Notes on accommodation: Cedrus Lodge has full central heating. The sheep's wool insulation means that only minimal heating is required as the property is designed to be warm in winter and cool in summer. No smoking is allowed inside the property. One dog is allowed by arrangement at a cost of £20 per week. All bed linen, duvets and towels are provided. The property is very safe for children as it is all on one level and the garden area is secure. Outside: Cedrus Lodge has a full length timber balcony on the front with a garden bench. The rear has a private, secluded hedged and fenced garden area with a large timber sun deck and views across the surrounding countryside. There is a timber outdoor garden table & two benches, plus two garden chairs.
