Farmhouse In Sauze Vaussais, We are on the D113 Route de Theil ,Nr. Ruffec, Charente, France - Peaceful Location,perfect For Nature/Wildlife & 20 Minutes Walk To Local Town, Restaurants, Bars Etc

Lovely Long Charentaise stone renovated farmhouse,divided into 2 units side by side,with 2 entrances only 8 metres apart, so you can holiday together, but have your own space aswell, perfect for large groups,you have the luxury of 2 kitchens, 2 living rooms etc, with lots of character,and 7 bedrooms, 3 are en-suite, with a further 2 bathrooms, there is also a shower and toilet near the pool, so you do not have to trail back into the house,all this is set in 3 acres of orchard and countryside. Lovely 12x6 metre, private salt water swimming pool, fenced in with lovely blue metal detail, with childproof locking gate,Ideal property for family get togethers, there is lots of space inside the properties and outside, with a large stone BBQ and large long outside tables, The houses are built of local stone, with lots of original beams stone fire places, and flag stones. The fully fitted kitchens, which you have 2 of , are modern with lots of cupboard space. A large American style fridge, with cold filtered water, crushed ice and ice cube maker at the touch of a button. There is Lots of parking, hammocks and space, paved patios, with lots of loungers and chairs and outside tables for eating alfresco.Ther is 2 large flat screen tv,s with french and english satellite channels, we have a large library of dvd,s and music cd,s, lots of games inside and out, and a large library of books.We are very rural but enjoy all the benefits of the nearby town, only 2 kms, easy walking distance, has a pizzeria, french restaurant and 2 bars, hairdressers, banks supermarket petrol station etc. We are within easy reach of the n10 and a10, and the nearest airports are Poitiers 45kms, Angouleme 50kms, la Rochelle 90kms, Limoges 110kms. It is a 6/7hour drive from Calais/tunnel, and 5/6 from Caen, le Havre, st Malo or Chebourg , Brittany ferries or p&o.There is lots of activities nearby, kayaking horseriding, vallee de singes, Futurescope, and the stunning La Rochelle on the coast is only a 90 minute drive, we can advise you on what to see and do, golf cognac tasting etc.The area is very flat and is ideal for cycling and walking, you can rent bikes on line and have them delivered to the property, we can give you more information on this if required

Please note we do have occasional noise from TGV high speed trains they pass in seconds, do not let this deter you from booking this stunning property, as the trains do not run through the night.

We have fully renovated this property and hopefully,

this shows in the workmanship..It has been a labour of love, with lots of sweat, laughter and tears !!We live here in sunny west France all year and there is no going back. The house and surrounding countryside teams with wildlife, and every day is a complete pleasure, a stark contrast to the North east of Engand where we both grew up. We sitting out and playing Scrabble and watching the everyday wildlife that occurs in the grounds, there is nothing better than sitting out at night with a glass of wine looking at the stars with no light pollution, you often see the Milky way, and lots of shooting stars. On those really hot days we have hammocks for just chilling out reading or sleeping !! bliss

This property is ideal for relaxation, but close enough for all ameneties. No hills, so good for walking,cycling etc. There is lots of wildlife and birds in the area, as we are surrounded by countryside. There is Kayaking and Fishing lakes close at hand, as well as Crusader Churches,Chateaux ,golf nature reserves Vineyards etc..The whole property is spacious so ideal for family or friends who holiday together, with 3 acres of land, there is often football/cricket rounders matches taking place in the field. There are sun-loungers for everyone, alot of indoor and outdoor games available, and a grand collection of books and DVD,s. Only a 90 minute drive to the ocean at La Rochelle, and only 45 minutes from Niort with the Charente river, a large Chateau shops bars restaurants cinema etc, Angouleme , interesting architecture shops and history, and Poitiers lots of history, including battle fields, and the amazing theme park Futuroscope.There is so much to see and do, if you can tear yourseld away from the swimming pool !

Private pool.with safety childproof gate & fence..,lots of parking,outside space,.bbq hammocks etc. great for families and friends sharing, but having loads of space..lots of interesting things to do, horse riding, fishing kayaking , animal parks theme parks rivers, bikes can be hired easily, the roads are quiet and flat..Lots of rooms, some en-suite, lots of space outside 3 acres, where games can be played safely, no neighbours, lots of day trips within an hour or 2 drive.Local supermarket petrol station bistro pizzeria bars all within walking distance, we are rural, but so near the town for all your requirements.

Notes on accommodation: The accommodation is very spacious with Lots of ample parking. Sole use of the pool, which has a childproof fence/gate surrounding It. The houses are 2 units side by side, it is a charentaise style long house, all one building, the entrances are just 8 metres apart from each other, so perfect for family and friends to share, and useful 2 kitchens, 2 living rooms etc, and benefiting from 5 bathrooms, plus and outside toilet and shower, with warm water, to use around the pool, the houses is very spacious, with lots of room. Outside: There is 3 acres of orchard and field, with lots of hammocks positioned on trees. There is lots of patios, outside tables and chairs, benches, parasols etc, and a large BBQ, The 12x 6 metre salt water swimming pool is private, with child proof, gate and fenced. Lots of sunloungers, and tables and chairs for use around the pool we have a trampoline, outside ping pong/badminton/swingball/croquet/outside chess/rounders bats and balls. Utility Room: Ironing boards, iron, hairdryers etc available. Cleaning / Towels / Linen / Maid service: All towels, tea towels, and all bedlinen is provided. Please bring your own pool towels for use around the pool. At the end of your stay, we ask you to leave it as you found it, if you would prefer us to clean it on your departure, we charge 120 euros. Other: There is an added sun room, overlooking the pool, with terrace, and settee, for chilling out in.

A beautiful setting, two very thoughtfully and lovingly converted properties.

We enjoyed our family holiday immensely. The accommodation set across two houses was fine for our group's sleeping arrangements. We did however, find that having two kitchens caused us some difficulties, especially when trying to cook meals for our large group. Although crockery and cutlery were plentiful and very good quality, saucepans and cooking pots were sadly not so plentiful for preparing large amounts of food. (We didn't make requests from the owners but used imaginitive methods to overcome this). The owners were very helpful and knowledgable about the local amenities and places of interest and accurate local weather reports!

Fantastic Holiday

We had a fantastic two week holiday in this wonderful gite, It was very clean. well maintained and equipped with everything you could need and the separate staircases were perfect for us our two teenage boys and friends. The pool, gardens, animals and hammocks made for an amazing relaxing holiday, we really didn't want to come home! Mel and Richard were brilliants hosts and were on hand to give us advice on where to visit and eat, which was invaluable as this was our first time in the Charente area. We can't wait to return soon and would not hesitate to recommend this property to anyone wishing for a relaxing holiday in this beautiful part of South West France.

Fantastic property

We had a fantastic holiday, the gites we're lovely (photographs don't do them justice!), the pool was great and the hammocks and guinea pigs were a huge hit with the children. Mel and Richard were brilliant hosts and we would highly recommend Mel's cooking. We celebrated a big birthday while we were there and they helped to make it a very special day.

We do French, Mexican, Iindian, Raclette Chinese themed nights.

There are lots of brocantes and vide greniers (car boot sales) these happen on weekends and bank holidays, they are lots of fun, with bands playing, bread baking in old fashion bread ovens, apple pressing, snail selling !! a great expierence. There are lots of music festivals, throughout summer, and the Tour de France happens all around us, so lots to keep you busy, if you can drag yourself away from our stunning pool & hammocks.Cognac is great for Cognac/wine tsting, there are lots of trips which combine this with a lovely boat trip on the Charente.

Marais Poitevin 45 mins drive, has a stunning system of canals, nature is plentifull here, and you can row your own boat or hire a punter, either way great fun, with fabulous eateries, and stunning scenery, well worth a visit.There is also a golf course here and Cognac.

The plan d eau, 2 km,s from us aswell as fishing, has built in stone BBQ.s, pitch & putt golf, and a large playground with swings ,slides etc, also a fab, trck around the lake, for a nice easy walk. Petanque courses are here, a bar and a small restaurant.

Kayaking is available at Ruffec only 10km,s away, highly recommended, read our visitors book on arrival, it is mentioned alot !

There is a local fishing lake, at 2km,s

Bicycles can be hired and delivered to the property enquire for more details

Mosaic craft days including lunch , can be booked , learn a new craft,and take something unique back from your holiday !

Like bird/nature watching, we have it in abundance, binoculars, bat detectors, guide books are available.

Lots of good easy walks,through stunning countryside.

Easy travel to all major towns with large shopping centres,water parks,bowling alleys etc etc


The nearest beach is at La Rochelle, 90kms from the farmhouse.For kite surfing , Isle d oloeran and ile de re,for stunning beaches and scenery,birdwatching, cycle routes and all round fun, all only 90 minutes away.

We are close to Sauze Vaussais. shops ,restaurants, supermarket,petrol station, bars, small town but all you need for the perfect holiday. Limalonges at 3 kms has a traditional french restauraunt. and a bar, a village protege, the church here dates back to the crusades
