Casa Joan is registered with mandatory Tourism Licence No 10336/AL, Energy Certificate No CE0000025121920 and is a superb home from home. There are optional air con units in the lounge, dining room and both bedrooms for which there is an additional charge. All the patio doors have fly screens fitted. A small safe is fitted in the villa.

The lounge is comfortably furnished with a large 'L' shaped sofa, single chair, coffee table and sideboard. There is a 37" flat screen LED TV which receives Hotbird free to air international Satellite TV. Local Portuguese TV channels are also available and the main UK TV channels are provided through a set top box which works via the internet. This is dependent upon available broadband speed which can vary, and we recommend that the Wi-Fi is not used in the villa at the same time as watching this system. A DVD Player is also provided.

The kitchen is fully equipped with all utensils, crockery, cutlery and glasses etc. The oven is electric with a gas hob and extractor fan with light above. There is a dishwasher, automatic washing machine, side by side American style fridge freezer, toaster, kettle, and filter coffee machine. The tall end cupboard houses all the saucepans, microwave and plastic items etc. There is a breakfast table and 4 chairs. A carbon monoxide unit is adjacent to the first aid kit on the wall.

The separate dining room has a circular glass top table and 4 chairs with a central ceiling light over. There is a further sideboard with books plus fitted storage cupboards housing the ironing board, iron, bbq free standing table and bbq utensils, cool box and vacuum cleaner.

The downstairs bathroom is adjacent to the dining room and kitchen. There is a full size bath with shower over and a half glass shower side panel. There is a mirror with fitted lights over the sink.

The stairs up lead from the entrance hallway to an upper landing. There is a small table with table lamp under the window. The master bedroom has a brand new 140 x 190 large double bed. The mattress is sprung with a memory foam top. There are fitted wardrobes, hangers provided, plus 2 bedside tables with table lights. The sideboard has a wall mirror over and a hairdryer is provided. There is a floor standing fan and washing basket. The patio door leads to the large upper outside terrace which has a patio suite with cushions and coffee table.

The twin bedroom also has fitted wardrobes with coat hangers provided. There is a central bedside table with table light. A free standing mirror, fan, hairdryer and wash basket is also provided. The patio doors open up onto a small Juliet balcony.

A cot and highchair can be provided if required at no extra cost. We do not supply bedding for the cot, so please bring your own.

The upstairs wc has a free standing multi-head shower cubicle with integral seats. There is a mirror with lights over the sink.

The door on the landing leads to the upper front terrace which is mainly in the shade.

The garden is fully fenced and secure with a sensor light on the side of the villa, mainly laid to lawn with oleander shrubs and lemon trees. Please help yourself to a lemon or two for your G&T! There are two large palm trees in the centre of the lawn. A rotary washing line (pegs and washing basket provided) is sited on the edge of the lawn. The lawn is irrigated by a computerised water system which works for three mornings each week during the summer months coming on at 2am for 10 minutes. The unheated swimming pool is 10M x 6M (including steps down), 1M deep at the shallow end and 2M deep at the deep end, with a ladder step at the deep end. There are steps down to the shallow end. The swimming pool has been completely refurbished for the 2017 season. There is an outside shower.

There are 4 sunbeds on the terrace around the swimming pool plus seating areas. Sun umbrellas and small pool tables are provided. The main outside dining table and 4 chairs sits in the shade under the upper terrace. There is a large sun umbrella fitted in the centre of the table. The fitted bbq is adjacent to the dining room.

The villa is strictly non smoking, an ashtray is provided for outside use.

A fantastic large beach is just a 2 minute drive away and for nature lovers, there is also an excellent wild bird sanctuary and lagoon with an elevated boardwalk with viewing station at nearby Salgados.

The golf course at Salgados and the two new courses at Amendoeira, Silves, are around a 15 mins drive away.

Historical Silves with it's ancient castle is 30 mins drive. During the second week in August a medieval festival is held in Silves with entertainment and many stalls. Algarve Shopping at Guia is 15 mins drive which has a large supermarket, cinema complex, health centre, food hall and many shops.

You will find many boat trips to the caves from the beach at Armacao de Pera which are recommended. The local fishermen bring in their daily catch to this beach and this is an experience not to be missed. You can purchase fresh fish from these fishermen.

If you have mobility issues, we can provide (at an extra cost) a wheel walker or an electric mobility scooter. This will be delivered once you have arrived at the villa and full operating instructions will be given. The outside garden, terrace and pool area is flat.

If you prefer not to hire a car, we can arrange for a local taxi firm to pick you up from the airport. The owner, Pavel, speaks perfect English and he can arrange transport anywhere for you at any time 24/7. Please let me know in advance if you require this service.

Casa Joan sits on the corner of a privately owned urbanisation on the outskirts of Pera. All amenities are within walking distance from the villa. You will find bars serving food, coffee shops and a mini supermarket along the main street. There is also a bank with an ATM cash machine, chemist and post office. Just a 2 minute walk away you will find a coffee shop (the owners speak English), a mini supermarket with an ATM cash machine, hairdressers and health centre. Pera is an interesting typical Portuguese small town and you will find many back streets definitely worth exploring.

We request that you vacate the villa by 10:00 on the morning of departure, and arrive after 14:00. This enables the maid to prepare the villa for the next incoming guests. The villa also needs to be inspected for any possible accidental damage before the security deposit is returned. This inspection is also carried out during this time.

About Deborah Upton

We first came to the Algarve in January 1999, staying at Alvor. We were blown away by the fantastic beaches, beautiful weather (it was 20 deg C then!) and most importantly the friendly, kind local people.

I had always wanted one day to purchase a holiday home abroad, being of the generation when the first 'package holidays' arrived. Going with my parents on our annual holidays to new and exciting countries. Our visit to Alvor all those years ago convinced us that Portugal was the place to be.

Our first villa was purchased in March 1999 (we decided just to go for it!) as a building project. We soon became the proud owners of a concrete oversite with just 2 brick walls, but set in the most fantastic location amongst its own olive grove in the heart of the Algarvian countryside. With stunning 360 deg views we knew that our project would be challenging, but boy was it worth it. Our Portuguese builders became our friends, and we have ended up with a beautiful home which we called Casa da Franqueira and have successfully rented to our guests since 2002. We only offer our villa for rental for a few short months during the summer, and try to spend as much time as we can there, work permitting.

We decided to purchase a further villa in 2010 with the intention of renting this to guests all year round. Completely different to our home in the hills, this 2 bed villa is perfect for small families or couples who like to be near the beach and all the local tourist attractions. Casa Joan has proved to be very popular with many guests returning.

We count ourselves lucky to have had the chance to discover the Algarve and meet some wonderful people who have become our dear friends.

Why Deborah Upton chose Pêra

The beach is only a 5 minutes drive away, with shopping and all major attractions 15-20 minutes drive. Pera is a typical Portuguese village, but everything you need is just on the door step, all within walking distance. The area is very quiet and well lit at night but if you do fancy a visit to a livelier town, Albufeira is only 15 minutes drive away. So you can have the best of both worlds!

What makes this villa unique

Casa Joan is just perfect. We fell in love with this villa the moment we walked through the door! It is just the right size for 4 people with its own private pool and garden, and so comfortable that you feel that you are immediately at home.

"Lovely villa and very comfortable. Not so lucky with the weather, it rained 5 days out of the 7! Hired a car from Auto Rocha (Armacao de Pera), very friendly and helpful (great price too).

Used Michael the taxi driver before this, his English is good and he provided us with a great service, but due to the bad weather we needed a car.

Vilamoura is a great place to visit, lovely marina, lots of restaurants, pubs and shops. Albufeira another great place. The town square has everything.

The weather didn't stop us from using the swimming pool - it was freezing but we made the most of everything!

Great villa, great holiday

We thoroughly enjoyed our holiday at Casa Joan. The villa has everything we needed - it's modern, clean, spacious, well-furnished, very well-equipped and the air con was hugely appreciated! Very well-maintained, and cleaned regularly. The outside area is fabulous - great pool and BBQ, comfortable furniture, outdoor lighting (for reading/having a glass of wine when the kids had gone to bed!). Secure and quiet as well. Pera is small and quiet (suited us perfectly) with a few local coffee shops/bars and a couple of small supermarkets, and one good local restaurant. We didnt hire a car as we were happy to stay by the pool most days, and we walked to Alcantarihla (1.5km) for coffee and restaurants (A Cisterna is great for food), and walked a few times to Armacao de Pera as well (40 mins by foot). On Deborah's recommendation, we arranged Pavel for airport transfers, and he was always available for a taxi home after a night out/trip to the large supermarket past Guia (Continente in the Algarve Shopping Centre is fab) - give him 10/15 mins notice. All in all a really great holiday, and we'd absolutely recommend Casa Joan.

Lovely villa

We have just got back after a wonderful week away at Casa Joan. The villa was lovely- exactly as it looks in the pictures- well-equipped, clean, comfortable and perfect size for our family of four. Our 7 year old and 4 year old loved the pool, as did we, it's a great size and a real asset- we are missing our daily swimming very much! The maids came in mid-week, changed the bed linen and towels, cleaned and tidied everywhere and even did our washing up (not in their remit- but it was very welcome!). It's a great area to visit with lots to do for families. We had a couple of day trips- we went to Zoomarine, which was fab- the dolphins are incredible. We also sailed on a pirate ship from Portimao, which included transferring into little motor boats to go inside some of the caves around the coastline (some of which can only be accessed by sea), which was a brilliant trip- especially for our pirate-obsessed 4 year old. The sand sculptures near the villa (Fiesa) are very impressive, but there is little shade so it's best to avoid the middle of the day. We also visited Silves- the castle ruins and the cathedral- but again there was little shade and we were very grateful for the little cafe at the top of the hill that served us copious amounts of ice cream and cold drinks! Otherwise we spent our time lounging around at the villa, in and out of the pool- heaven! This was our first visit to Portugal- first flight for the kids- and we would definitely love to go back. Would highly recommend!

Lovely villa

We love the villa, the garden and the quiet location. We have stayed in Casa Joan for the third time and it will not be our last visit. It is well equipped, has a large garden (fresh lemons!) and a very large private pool. Free wifi available. I would definitely recommend this villa!

Beautiful villa. Peaceful location.

I would definitely recommend this lovely villa. It is very modern and well equipped. There is little in Pera but that suited us just fine as we wanted peace and relaxation, which we definitely got. Needless to say, the pool and garden were a big hit with our 10 and eight-year-old.

We decided not to hire a car as we didn't intend to do much touring. Anna Rose and Cristina from the villa management company very kindly arranged for a taxi driver to collect us from the airport, enabling us to call on him when we needed transport during our stay.

We visited Zoomarine (which was brilliant), Aqualand (also great fun) and the sand sculptures. We also walked to the beach several times. It takes about 40 minutes (if, unlike us, you manage to find the most direct route first time!).

Thank you Deborah, Anna Rose and Cristina. You couldn't have been more helpful and really made our holiday perfect. I wouldn't hesitate to recommend Casa Joan.

Owner's Response: Pera is a typical Portuguese village, and not on the tourist trail, so as you say it is very quiet. Perfect if you need somewhere to chill out and relax, yet our villa is still close enough to all the major attractions too. Most of our guests do hire a car so it is good to hear that you decided not to for your holiday. Transport can always be arranged for you if required, plus there are local supermarkets within walking distance from the villa. Our garden is perfect for young families, being fully enclosed with a large lawn area, so I can imagine your children had great a time playing there. The villa management team are always on hand to help and assist our guests and work hard to ensure things run smoothly, so thanks for your kind comments. Perfect Villa Perfect Location

Many thanks for the use of the excellent Casa Joan. The Villa is in a great location with beaches and water parks just a few mins away, perfect for those with a young family. We did horse riding from the excellent Quita de saudade centre as well, its 5 mins down the road and is suitable for anyone from beginners or experts - an excellent ride out during sunset and along the beach.

The villa is fantastically equipped and the shower is something else!!! :-)

Highly recommended if anyone is considering

Beautiful Villa!

We had the most amazing holiday at Casa Joan. The villa was clean, fully equipped, a real home from home. We have a 4 year old and 2 year old so this is just what we needed, the children loved the pool and the garden. We didn't venture out much as we were very happy staying by the pool at the villa. The local shop had fresh meat and veg everyday so we enjoyed lots of bbqs. We didn't hire a car but probably will next time so we can explore a bit more, although this didn't affect us as we were within walking distance of shops and a couple of bars. We wanted a holiday where we could relax and Casa Joan certainly did that. We will defiantly be going back! 10/10 Thank you Nathan and Hannah

The shop you mention is only just around the corner and is only a 5 minutes walk away. There are also a couple more mini supermarkets, selling the basics, plus local veg & fruit and everything else you can think of too! There is also a bread shop just up the road. The great thing about Casa Joan is that all amenities are within walking distance, which is fantastic if you do not wish to hire a car. We employ only the best management team to help us maintain the high standards of service our guests deserve. This ensures that you can talk to somebody if any problems arise, and can rely on a fast, professional service whatever the problem. From the villa turn right out of the cul de sac & then left at T junction. Approx 1 min you will come to roundabout. Take 2nd exit signpost beach (Praia) & Carlos beach bar. You will come to cafe/bar on your left and then there is a right hand turn - sign to Carlos beach bar. This track will take you thro' old farmyard & to beach. You can park & walk to Armacao de Pera (30 mins) or chill out on sunbeds. If you go straight on you will come to Gale beach, access over dunes, bird lagoon on left.


Faro airport is 40 mins drive. Car hire recommended. Excellent roads to villa via motorway A22 (toll road). Turn off Junction 8 of A22 signpost Algoz/Pera. Follow sign to Pera. At cross roads with EN125 go straight over, thro centre of Pera, past Bank & clinic. At T junction (opposite bread shop/cafe) turn left into narrow typical village road. Keep straight until you enter new urbanisation area. After Cafe Opcao on right take 2nd turn left then left again into cul de sac. Villa is 1st on left.


Silves 30 mins drive. Guia, Zoomarine, Aqualand water park, Algarve Shopping Mall & cinema complex, Albufeira 15 Mins drive. Lagos 45 mins drive. Faro 40 mins drive. Armacao de Pera 10 mins drive.

Booking Notes:
25% deposit required to secure booking. Full payment of balance required 8 weeks before arrival, together with security deposit of £250. The security deposit will be refunded in full after 7 working days assuming there are no breakages or other damages, the cost of which will be deducted from the deposit. Payment may be made in Sterling or Euros.

We also accept long term winter lets, please contact us for a price.

Changeover Day:
We can be flexible to fit in with your flights. Please check availability calendar which is regularly updated, or contact me direct to confirm availability.

Arrival/Departure Times:
We request that you arrive at the villa after 14:00, and depart the villa by 10:00. This enables the maid to prepare the villa for the next guests, and check that there is no damage.

Notes on prices:
Prices are for the villa per week in UK pounds. Payment also accepted in euros. For the winter months of November through to the end of March, electricity is charged extra. Heating is provided via efficient reverse-cycle air-conditioning units.
