About the property

Large spacious house, 5 bedrooms, 3 bathrooms, large private garden, close to beach

The house has a large open plan living/kitchen/dining area on the first floor with sliding doors that open onto a balcony with fabulous views of the dunes of Camber Sands. The living area has a 4.5m vaulted ceiling and underfloor heating. It has 5 bedrooms in total; two kingsize beds, a double, a bunkbed, and twin beds that can be turnind into a kingsize. We also have a utility room and dining/ TV room. Beach Haven is surrounded by a large half acre garden with an outdoor dining table and huge trampoline. We have electric gates for added privacy.

About Julie Nelson

My husband and I built Beach Haven in Camber 14 years ago, just before our 2nd child was born.

We fell in love with the beach and knew it would be the perfect place for our children to enjoy.

I am a ceramic designer and my husband is a surgeon. Beach Haven has provided a good back drop for some of my work and Camber Sands has provided me with much of my inspiration. We now spend as much family time as we can at the house to reconnect and even our teenage boys still love to stay.

Why Julie Nelson chose Camber

Beach Haven was designed with a relaxed holiday in mind. We like to think of it as a glorified beach hut with light flooding in to the first floor living area and views of the dunes. The house works well for extended family groups with plenty of socialising space with a separate living area suitable to for different needs. Downstairs is the TV which means that upstairs is for food, chatting either around the dining table or the corner sofa and wood burning stove.

What makes this house unique

Beach Haven is a unique house in Camber. It's large open plan living room with views of the sand dunes and huge windows means that a stay at the house isn't weather dependant.

We have a large garden with a big trampoline which should keep children of all sizes happy. It's a lovely haven from the beach with a BBQ at the end of the day and lots of space for a big game of rounders.

We have plenty of parking in our long drive and electric gates for privacy and security with small children.

The layout of the house works well with children watching DVDs downstairs whilst adults socialize upstairs in the evening.

Notes on accommodation: Beach Haven is a modern, stylish house with plenty of space for 2 large families or 10 friends, to enjoy a relaxing holiday together. The house is well situated to get to all the great activities available in the surrounding area and is a very short walk to one of the best beaches on the South coast. The huge garden, with trampoline, enables a relaxing end to the day and a good view of Camber's frequent spectacular sunsets. Outside: We have a half acre garden for our guests exclusive use, screened by architectural plants at the front. We have a BBQ and dining for 10 plus a large trampoline. The gravel drive leading to the house can fit 4 cars with ease and we have electric gates to the property which increases the feeling of privacy. Utility Room: Sink, washer dryer, hoover, dust pan, iron and ironing board, additional fridge. Cleaning / Towels / Linen / Maid service: Beach Haven is cleaned for each new party of guests. Towels and linen are included.

Beach Haven is a 3 minute walk from Camber Sands, which is one of the best white sandy beaches on the south coast, stretching for 2.5 miles. In all camber has 7 miles of blue flag award winning beach. It is perfect for building sandcastles and flying kites with all the family. The more adventurous can try some water sports. The beach offers the ideal place for taking a relaxing walk, enjoying the shallow, safe waters or a hiding in the sand dunes.


It's easy to get to Camber. Just over an hour's journey by car from the M25, via the A21 (exit at Flimwell) or via M20 and A2070. Camber is on the A259 between Hastings and Folkestone.

Trains depart from London Charing Cross, calling at Waterloo East and London Bridge. Change at Ashford International for Rye.

Driving is recommended though not essential.


Beach Haven is 3 minutes walk from Camber Sands. The quaint, historic town of Rye is a 3 mile drive from the house. The eery charm and the miniature RHDR railway of Dungeness is 10 miles away. Rye water sports is less than a mile and Action water sports is 6 miles from Beach Haven.

Further Details:

There are shops in Camber village for the basics. A short drive from the house is the Salts Farm shop which sells local food and fantastic frozen ready meals from 'Cook'. Rye has 2 good delicatessens (rye deli and Winchester Farm), the supermarket Jempsons is well stocked and there is a farmers market every Wednesday. Rye has Nat West, Barclays and HSBC banks.

Windsurfing and kite surfing are readily available around Camber. Rye Water Sports offer lessons in windsurfing and sailing for kids and adults in their lake. This premier water sports centre is blasted with wind even in summer.

Action water sports, 10 minutes towards Dungeness, is the best in the area for water skiing, wake boarding, jet skiing and is renowned for barefoot water skiing, for complete beginners to the more experienced.

The RHDR railway station is situated in Dungeness. First opened to traffic in July 1927 as the 'world's smallest public railway' and now covering a distance of 13.5 miles to the picturesque cinque port of Hythe, near the channel tunnel. At New Romney station there is a model railway exhibition the whole family can enjoy. The railway is an excellent way to see Romney Marsh, and you can stop off at the picturesque seaside towns and villages along the route.

Experience the strange and eerie beauty that is Dungeness, or Britain’s ’hidden quarter’, just 10 minutes drive from Camber. This private estate is made up of the largest area of shingle on earth and is the only classified desert in the UK. The artist and film-maker Derek Jarmen made Prospect Cottage, here, his home and it is a worthy testament to his creativity and determination. His home and the others around it stand stranded in this stark landscape, now dominated and threatened by the vast nuclear reactor behind them.

The Rare Breeds Centre is not only home to some impressive rare breeds of animals, but also features play barnspig racing, tractor rides, and woodland walks. It is only half an hour away by car.

Booking Notes:
Sorry no smoking, parties or dogs at the property.
May half term is booked for 1 week minimum from Friday 25th May to 1st June 2018.
To secure your booking a 20% deposit is required. Full payment is made 2 months before arrival. A refundable deposit is charged a week befre arrival and repaid within 48 hours of departure.

Changeover Day:
For weekly bookings the changeover day is Friday.

Notes on prices:
The house can be let during low and mid season for a minimum of 2 nights.
The price per night is reduced the more nights you stay.
During high season the house is let for a minimum of 7 nights. Changeover day is Friday.

20% of the booking fee is requested to confirm the booking and the remainder is due 2 months before arrival. A refundable deposit is payable by Paypal a week before your stay. This is repaid to you within 48 hours once the house has been checked on departure.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 14 days before check-in date.
  • 100% refund for cancellations more than 30 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
