Villa in Souni near Limassol, Cyprus - Peaceful Location With Stunning Sea And Pine Forest Views

Located in a small, quiet, friendly British community set in mountain pine forests on the outskirts of Souni, a traditional Cypriot village, 15 mins NW of the lively cosmopolitan town of Limassol. Central location ideal for exploring the whole of the island, its beaches and waterparks, vibrant towns, mountain villages and numerous ancient antiquities. Fully air-conditioned bedrooms (summer), full central heating (winter) a safety deposit box and Wi-Fi are provided at no additional charge. The large open plan lounge offers internet streaming TV (UK Channels), Home Cinema and Midi Hifi with Ipod dock. The property has a fully equipped kitchen with every modern appliance and utensils to make your stay enjoyable. The stylish 6 seater alfresco dining set will allow you to relax after a long day whilst using the large Gas BBQ. About the Owner

I fell in love with Cyprus whilst working as Search and Rescue helicopter ground crew between 1997 and 2003. I loved it so much I bought the villa as an holiday/retirement home, although retirement seems a long way off! Jenny and I married in Cyprus in 2013 and visit the island as often as we can. We hope you enjoy your visit to this beautiful place and hope we can make your stay comfortable and enjoyable.

Fantastic villa

Had a fabulous stay at this lovely villa, was perfect for me my partner and one year old daughter it had everything we needed and Jenny and Colin was prompt with replying to emails, I definitely want to go back it was perfect and a lovely location :-)

Lovely villa

Everything you need - wonderful stay !

Great villa, immaculately clean and so well equiped the only thing we needed was food and drink ! Loads of space and a lovely open plan design. The village location is peaceful and yet only a few minutes drive from the roads that take you to either end of the island.

Loads of time spent by the pool and a lovely gas barbecue for al fresco dining.

The information leaflets provided set you up to find all the best places for everything, shopping, eating out leisure activities etc.

Ian and Jayne arrived in minutes when we had a query and were very helpful.

We have visited Cyprus a number of times and find this area of the island lovely.

Jenny and Colin the owners are very prompt in replies to enquiries and really helpful, keeping a steady contact between booking and arrival - also the security deposit was refunded the day after we arrived home.

I would highly recommend this villa for families or couples - children of all ages will have a fabulous time here. The pricing is very reasonable for the quality of villa you receive.

Thank you Jenny and Colin and we hope to return to Olive Tree Villa again.

Highly Recommended - The title says it all. This is a great Villa for a family or friends. The villa is clean and very well kept. Situated half way up the hill side is close enough for the shops and only a 20 minute drive to most places. At the end of the day the temperature is a few degrees cooler than on the beach which is a pleasant relief. The poll is great as we spent a lot of time in it even at midnight. Highly Recommended.

Great stay!!

Had a lovely week in this modern, clean villa with a fabulous pool which we used every day.

Well situated to get around the south of the island and nice quiet location (we were the noisiest in the neighbourhood!).

Colin the owner made sure we had lots of information about the villa, area and helpful directions and good communication.

Also lots of information about area when in the villa and the agent was very helpful with tips as well when she popped in.

Very good price for villa for guaranteed week of sunshine compared to overpriced British villas!!

Why this property? It's our home and as such has every home comfort you would expect to find Rather than a sterile and bland hotel room.

Activity and Interests

Nearest Airport : Paphos at 40 Kilometres Nearest Beach : Curium at 5 Kilometres Car: necessary

Special interest holidays:

With its many vineyards and 'wine trails' Cyprus appeals to wine connoisseurs.

For history buffs the island boasts many ancient archaeological sites.

Also ideal for mountain biking enthusiasts with many trails in the local area.


Nearest beach is at Curium which is less than 10 mins by car. Sandy beach with gentle child friendly gradient into the sea, 3 restaurants with showers and WCs. There are dozens of other beaches in the local area. In addition Fassouri Water Park, Watermania, is situated amidst the orange groves of Fassouri only 15 minutes away. Ideal for the young and young at heart!


Paphos airport is 30 mins, Larnaca 45 mins by car. All areas of Southern Cyprus from Ayia Napa and Protaras in the East to Latchi, Polis and the Akamas in the West can be easily reached in under 2 hours by car. Northern Cyprus resorts such as Kyrenia can also be reached in under 2 hours by car via Nicosia.


Limassol 15 mins, Episkopi and Erimi (local villages with nice bars and restaurants) 10 mins, Souni 2 mins.

Further Details:

Souni village itself has a couple of local shops and bars, one with a restaurant, within walking distance. Lenias (directly across the valley) has a weekly quiz and bingo night (every Tues) and other regular entertainment.

The local villages of Erimi, Episkopi and Kolossi have petrol stations, banks (with English speaking tellers), cashpoints, supermarkets, restaurants, bakers, post office, chemist, curio shops, bars with internet access and takeaways.

Booking Notes:
A deposit of 25% secures your booking. Full payment to be made 8 weeks prior to arrival. Cancellations after this time renders the deposit non refundable. A damage security bond of £200 is required prior to arrival and will be refunded within 14 days of your return home.

Check in from 1400. Check out 1000. Times are flexible subject to guests wishes, where possible.

Notes on prices:
Prices are for the rental of the villa in UK pounds and not per person. Long winter lets available (November through April), 10% discount for 1 month, 20% discount for 2 months, 30% for 3 months or more.

25% deposit secures your booking. The balance to be paid >8 weeks in advance of your stay. A refundable security bond of £200 is also required 8 weeks in advance of your stay. This is refunded within 14 days of your stay post satisfactory inspection. (Usually returned within 24 hours)
