Annex in Kendal, Cumbria, England - Peaceful Location, Short Walk to Town Centre

South-facing and with splendid views, the Hylands holiday apartment is accessed through its own front door set in a porch with stained glass door and windows. Completely private within the main property with its own area for parking. Downstairs the kitchen/dining room is fitted with electric cooker, toaster, kettle and a coffee filter machine, microwave, washing machine, table and four chairs, large fridge freezer and a walk-in larder. The living room, south-facing and offering splendid views over the old grass tennis court area, has seating for four, a TV with Freeview and DVD player. The bathroom, also downstairs, is well equipped with a bath and shower over it. There is a large cupboard downstairs for coats and outdoor gear and a porch area with space for boots, walking equipment etc. The main double-bedded bedroom, which is south facing, offers one of the best views in the property, having an aspect over the gardens. The second double-bedded bedroom overlooks lilac & fir trees. You might even hear the little owl who hoots during the day as their nest is in the largest fir tree.

Why Alex Julian chose Kendal & South Lakes

This property was built in 1910 by Abraham Pattinson (my great grandmothers nephew), in true Arts & Crafts style and is on the outskirts of Kendal town, hidden up a secluded drive. Set in extensive grounds with a paddock for our two donkeys. There are breeding owls in the garden as well as hedgehogs and woodpeckers.

What makes this apartment unique

Come and enjoy the beautiful surroundings of the wonderful Lake District.

You are screened by well established trees which gives the property seclusion up a private drive. Even some locals didn't know we existed.

It was featured in The Sunday Times as 'one of the most desirable properties around'.

Our property provides you with easy access to town with Lake Windermere twenty minutes away.

Use of our grounds with seating area with barbecue.

You will be greeted personally upon arrival. Also there's homemade bread, cakes, jam & marmalade as well as butter, tea & coffee and choice of milk type & either red or white wine.

Some guests have ordered bread & favourite cake to take home.

Lovely, characterful, friendly, mildly bohemian :)

If you're looking at this because a main stream hotel would be a total turn off, read on. Alex has a wonderful house and the annex is a coherent, pleasant, comfortable space which is fine for four (and there is plenty of useful storage space + parking). Not uber posh but feels like home, not a cheap 'rental income' conversion, the location is convenient yet out of the centre (gorgeous part of town, quiet, don't no need to worry about locking your door it's so safe territory, elevated position with cracking views and relaxing, mature grounds), and Alex a welcoming, characterful host, not an invisible rent collector! Her homemade cakes far exceeded expectations and when we had a minor issue, she was quick and super pragmatic in offering help! Out only regret is that we never got to meet the donkeys, but I'm hoping to stay here again so that might be rectified.

Comfortable & quaint with well-appointed kitchen

The accommodation was small but perfectly adequate for our family of 4. The kitchen and bathroom are modern, it was lovely and warm and the arrival bread and cakes were very welcome. The view of the garden was lovely and the children loved exploring the interesting pathways in the garden (and visiting the donkeys).

everything you need for a stay in Cumbria

The property was even better than we expected and we were given a warm welcome on arrival. The property was very clean, well maintained with a very well equiped kitchen should you want to cook your own food. We liked the welcome touches e.g. the home made bread, butter, milk, preserves, tea and coffee and a glass of wine to relax after the journey and unpacking.I have already recommended the property to friends. You can walk into Kendal but remember it is all uphill on the way back. We will be back for another holiday.

Perfect

Sorry to be so long leaving a review Alex, and yes we did get back to France in one piece with our boat.

We stayed here for four lovely days where the sun shone and the temperatures were more like mid summer than early autumn. The property is peacefully located in this stunning part of the world.

Alex welcomed us and showed us round the annexe of the magnificent house. It is very well appointed and comfortable and has everything you might need to spend a pleasant break away from it all.

The home made cakes and jam were delicious, as was the fabulous loaf of bread. It was a very much appreciated extra touch. We have nearly finished the jar of blackcurrant jelly, and it's sad that it is just a bit too far for us to come for some more...

Next time we visit the Lake District our search for accommodation will be very simple. Hylands.

If you haven't already, please donate Mosel's dog ball she had presumably hidden somewhere in the house to the local dog shelter.

We travelled with our young Manchester Terrier, who thoroughly enjoyed her little trips around the garden, and meeting her first donkeys, albeit from a safe distance.

A lovely location with excellent facilities; we visited Kendal for a Christening and used the cottage as a base. The welcome was very warm and Alex gave us a lot of help - we had an excellent time. Thank you!

A Unique Place To Stay

The warm welcome we were given by Alex was second to none. The wine, homemade cakes and bread made us feel special. Set in lovely grounds with use of garden which our grandsons enjoyed. They especially loved feeding the donkeys. Thankyou for a relaxing stay.

We are well based for dry weather & wet weather activities. Kendal is known as 'the gateway to the lakes'.

Many festivals held in town from Food to music and Christmas fairs.

There's racing held at picturesque Cartmel with its own micro brewery and priory.

Lake Windermere is nine miles away.

We can arrange a special cake for any occasion.

Should you wish to pre-book a 1-1 session in wired sugar flowers, classes can be taken in my bespoke cake room.

On arrival you will be personally greeted.

There's a welcome basket with homemade bread & cake, butter, choice of red or white wine, local tea & coffee, homemade jam & marmalade & choice of milk.

At Easter time there will be simnel cake in the welcome basket.

At Christmas time there will be a Christmas cake & mince pies in your welcome basket.

Sometimes the Northern Lights can be seen.

There's the Go Ape experience held in the Grizedale forest.

Holker hall.

Brockhole Visitors Centre on the shores of Lake Windermere has great activities for children.

Abbott Hall Art Gallery hosts some guest exhibitions.

There's the theatre by the Lake with open air performances.

The Haverthwaite steam railway, which takes you to Lakeside where you can then catch a boat across the lake. They hold Santa specials at Christmas time.

We also have two donkeys on site.

Close to all local amenities.
