Sleeps 10. 5 bedroom, 4 bathroom villa on San Giulio island, Lake Orta, Northern Italy. Villa Monziani is a 17th C Villa, one of the oldest houses on San Giulio Island, lakeside, at water level, with full view of the lake and mainland Orta. On the ground floor there is the garden, which stretches the length of the house (1/3 in the shade of the bower and 2/3 in the sun), the kitchen and a small lounge, which both open onto the garden, and a bathroom. The boathouse is adjacent to the garden and has an outdoor hot shower. You can also find water sport amenities like a surfboard, flippers, lie-lows etc. There is also a lakeside wooden jetty useful as a sundeck for late afternoon sunbathing and accessible by the local larger taxi-boats. On the ground floor there is also a new bedroom with en-suite bathroom. On the first floor there is a very large lounge with a fireplace and a 2nd master bedroom. The balcony on the first floor runs the length of the house and an outdoor stone staircase leads to the garden below. On the mezzanine there is the 3rd bedroom with twin beds and an en-suite bathroom. On the second floor there is the 4th bedroom with en-suite bathroom and a small lounge area. Also on the second floor there is the 5th bedroom, a studio with a divan bed and a spectacular view of the lake. The house has been completely refurbished and modernised bearing in mind its past history, respecting its original plan. The ceilings are all original and designer furniture and illumination enhances the traditional settings, giving a sense of discrete luxury and homeliness. The garden is manicured and from the garden wall you can dive into the water, whose cleanliness is certified, or enter walking through the boat house. In the garden you can find a variety of spices which you can use to garnish your cooking. There is also a Weber BBQ.

A very magic atmosphere surrounds this island. The green hills of the pre-alpine lake and the small villages dotted on its shore give a feeling of tranquillity. Orta's very attractive 18th century houses, make a colourful backdrop to its square, which is like a parlour with cafés, benches under shady trees, arches hiding shops and the full view of the fascinating island of San Giulio. A stunning view of the lake, of the town of Pella and of the Madonna del Sasso Church can be had from the Sacro Monte Franciscan Church above Orta. It is fascinating to stroll in Orta's narrow, cobbled streets and admire the Baroque houses that line them. To reach the island (a mere 400m) guests can use our boat, included in the price, with or without engine, or use the public taxi boats. The boat is an aluminium unsinkable 8HP outboard engine 4 seater (no license needed). It is simple to use and we will show you how to use it. We also have a larger 40HP 8 seater (electronic ignition/steering wheel) especially useful for larger families available for extra fee. You can park in our locked garage on the mainland, also included in the price. We have a second covered parking space in the same garage for an extra fee. We meet our guests in Orta in the main square in front of the docks, show them the location of the garage nearby, take them across to the island in our boat, show them the house, answer any questions and leave. We return the day of their departure.

A small apartment on the top floor belongs to my cousins. They are completely independent. They use the back entrance to the house and the central staircase to get to their flat. As for us, the house is their second home, so they might be or might not be there. They are very nice people to get on with and do not intrude. They can share 1/6 of the garden.

Recently the Prefecture of Novara require that holiday homes have to mandatory register passport details with 24 hours of all guests via registered email. We take care of that for you but please send me details in advance. All info will be sent to you via direct email before arrival.

Furthermore the Town Council of Orta require that holiday homes are required to pay a guest residency fee €0.5 pp per day (excluded up to 10 year olds). We take care of that for you and will give you a receipt.

About Andrew George Barrow

Born in the Gulf to a British father and Italian mother, I lived my early years as a Bedouin until packed-off to a Jesuit boarding school for breeding in England, spending holidays visiting my old man's latest posting. He covered 21 countries in 30 years for HSBC, then since graduation from King's College London now residing in Milan for over 25 years, working first in outdoor advertising, then design and now as an English consultant for Italian international companies, copy-writing, translating and teaching phonetics. Our villa has been in Italian side of the family since its construction in the 17th century. Villa Monziani is one of the oldest on the island. The villa has been completely refurbished and modernised, respecting its antique character. We care and cherish it and hope our guests will enjoy it and appreciate its uniqueness..

Why Andrew George Barrow chose Orta San Giulio

This has been has been our family home for centuries (once we owned the whole block but half which was once an inn and restaurant was sold to the church) and we were the first on the island to offer our home to guests, originally over 15 ago, through Intervac (house swaps) and more recently through holiday sites. We are very thankful to our guests because they have permitted us to undertake a complete restructuring of the building and refurbishment of the interiors, and we hope it shows. It has taken over 30 years. Once upon a time our ground floor lounge was a hen-coup and kitchen a boat and wood shed. I can still remember when very young living there during summer holidays without electricity and gas, getting water from the local well. Next to our house in the vicolo you can find an old wooden door which was once the stable of the island, holding mainly pigs & goats. My ancestors used to keep a small cow there and would have to row it across by wooden boat to the mainland everyday. The nuns now use it as a deposit room. We are lucky to have many return guests and this makes us proud as after all they become over the years like one of the family. Despite her age, we believe we have the most modern house on the island, the kitchen is brand new, as are all the mattresses (all memory foam) with quality bed slats, pillows, linen and towels. Each year we strive to improve and always listen and act upon our guest's eventual suggestions.

What makes this villa unique

A unique location, voted one of the most characteristic in Italy. The lake-water has also been voted as the second cleanest in Europe. In general the lake is very calm, especially in the evenings and mornings, ideal for touring the lake with our boat and perhaps taking a picnic with you. In the evenings a silence descends that guarantees a deep sleep, perhaps only interrupted by church bells chiming, but you get used to them immediately.

The house dates from 1637. We finished refurbishing completely in 2017 respecting fully its style. At water/ground level, with full view of the lake and the hills, there's the garden, 1/4 in the shade of the bower and 3/4 in the sun, wooden sundeck pier and the boathouse, kitchen and ground floor lounge and bedroom. There is a gate in the garden wall that leads directly to the water. One can dive from it or walk into the lake from the boat house. The kitchen is large enough to eat in 10 or meals can be eaten outside. The back entrance leads to the circular footpath around the island and to the public docks. It has two stone tables, one in the shade and one in the sun. Garden chairs, deck chairs and 2 other moveable tables. Cushions and table cloths are provided and a portable BBQ. Palm trees, a fig tree, a vine over the bower, an oleander and many other small plants together with many flowers make the garden restful and colourful. You can sunbathe undisturbed. The view stretches from the shore and the hills in front of the island to the pre-Alps in the North and to the South of the lake. The water is very clean and one can swim, windsurf, sail, row, waterski and fish. Playing golf and horse riding can also be done in the vicinity. The boat docks in our boathouse (there is a winch to help pull it out of the water) and at the public wooden piers in Orta. The public piers are on the right looking at Orta.Utility Room: Positioned on ground floor adjacent to the bathroom. It contains iron and ironing board, vacuum-cleaner, brooms and mop, buckets, drying rack, garden lamps and cushions for garden chairs. First aid kit. Extra linen is stored here. Good quantity of linen, towels and swimming towels are supplied. Cushions for chairs, deck chairs & garden furniture. Ponchos and umbrellas are guests' disposal and night lamps to cross the lake if dark. Adjacent to kitchen is a small lounge with settee, armchair, writing desk. French windows leads to garden. An internal wooden staircase connects it to the 1st floor lounge, next to which is a master bedroom with ancient graffiti on the walls. The large lounge and bedroom lead onto the garden which can be accessed by a stone staircase. 1 bedroom on mezzanine floor, 2 bedrooms on 2nd floor. A small apartment on the top floor belongs to my cousins. They are completely independent. They use the back entrance and the central staircase to get to their flat. Like us this is their second house. They are very nice people and do not intrude. Our cousins can share one sixth of the garden

Romantic setting surrounded by the Lake and Alps

We stayed at the magnificent villa during the holiday period in December. Andrew, the owner of the villa is a thoughtful and accommodating host who met us with the boat. He kindly gave us a quick tour around the small island to take in the stunning scenery of snow-capped Alps and thick greenery as a light fog enveloped us The property is beautifully restored and the rooms are cosy, especially ours which had a balcony looking onto the shimmering lake . The large living room is inviting with a roaring fireplace, a perfect spot for aperitivo or curling up with a book. On New Year’s Eve the local fireworks display was a delightful surprise and a wonderful way to welcome 2018. The location is very private and exclusive which adds to the romantic ambiance. A cobblestoned path around the monastery on the island is a spiritual and meditative walk with verses every few steps to study. The local produce from the Christmas market ensured that we ate and drank well! We really appreciated Andrew’s kind hospitality as he was always available! We look forward to our next stay in Summer so we can enjoy a swim!

A very special place!

My cousin and I enjoyed our recent stay at this fantastic villa on a very special island. The history here also makes it interesting. Andrew and his mother have done a great service by restoring this 17th century villa to bring it to modern day standards. It will always be a highlight of our 3 week adventure through northern Italy where our grandparents were born and raised before immigrating to the USA. The peacefulness we found here can not be matched anywhere. The Basilica and the walk of silence around the island as well as the boat rides back and forth to the mainland were special as well. There is a motorized boat available for your use at their villa but we chose to use the shuttles that ran on a regular basis back and forth from Orta. Hope to return someday!

A haven at the lago

The villa at the tiny isola san giulio was everything we hoped for and more! The house itself was wonderfully cool in the summer heat, and so much bigger and nicer than it looks on the photos. The garden is small, but very convenient. 8 people had plenty of room to find their preferred place in the sun or shade, and being almost in the lake, the air had a wonderful freshness. We could have wished for a slightly larger boat to accomodate all 8, but apart from that everything was just perfect. We would definitely recommend this property.

Our small boat is a necessity to guarantee total flexibility, as it can be pulled up easily, especially at Orta if you go away for the day. This would be more difficult to do with a larger boat, that can however be hired at Pella if one so desires.

A lovely and tranquil place

Everything was perfect from the moment we arrived through to our departure. A member of the family welcomes you in the town by the place where boats can tie up. Warning - the roads leading to the square where you meet are very narrow and full of tourists but we squeezed through. Once you have unloaded by the boats you can park the cars off in the main car-parking area - one inside and one outside. The boat that comes with the house was a great advantage and with plenty of places to moor when in Orta or visiting any other villages on the lake made it really useful for popping out for an ice cream (Pella -go to the old tower and you'll find it's a café serving lovely ice cream) or supermarket shopping (Pettenasco where there is a Conad about 10 minutes walk from a good mooring). The house is lovely and the family will explain everything and take you round. then you can relax with some lovely wine, cheese and meats that are prepared for your welcome. Lots of space and very well equipped and well stocked (food items, books, swimming flippers etc). There was everything we needed and it was spotlessly clean and well maintained. The garden was a very restful place with a shady place to eat (only really space for 6 at the table) and lots of sun or shade as needed. While we were there, the relatives who have the independent apartment at the top of the house were there but they kept themselves to themselves. Just don't be surprised when you meet a complete stranger on the stairs or they appear in the garden. We didn't plan to do much on this holiday so we don't have much to recommend. We enjoyed shopping, cooking, reading and swimming. We will very much look forward to staying in the house again in the future.

We had a wonderful few days on lake Orta in this charming house. Access is by little motor boat which comes with the house. We read books, swum in the lake, went for little excursions around the lake by boat & ate well. There is always somebody/boat/water skier or even fast driving nun (yes truly!) to watch from the comfort of your deck chair in the garden. You feel very special staying on this wonderful island rather than just visiting. The other highlight was the reflection of the town in the Lake as the afternoon sun went down - mesmerising. Take lots of books and your swimming costume and you never need to move other than the daily charming visit to the mainland to get provisions. We will be back!

There are other people that occupy the small top flat at times but although they have access to the lake through the side of the garden, they do not share it and have their own balcony.

Special interest holidays:

There is a market in Orta every Wednesday. An English poetry festival takes place in Orta in September and a festival of classical music in June and September on the island at Villa Tallone. Fireworks in August are famous in Omegna, at the northern end of the lake.


The lake is 14km long and 2.5km wide. In general the lake is calm, with a light evening breeze. A sandy beach with amenities can be found at the southern end of the lake at Gozzano, and there are several other beaches as well as picnic areas dotted around the lake shore. The lake can easily be explored with our boat, might we suggest you organise a picnic. Otherwise a large boat does the tour of the lake stopping at small villages, an ideal way of spending the day.


Malpensa is the closest airport to Orta (46km, 50m drive on the A26 motorway, exit at Arona then take state road SP229). One can hire a car at Malpensa or take a taxi to Orta. We supply a garage in Orta. The road network in the area is good. One can also arrive by train, Orta has a train station at Orta Miasino which distances 1km and by bus via Borgomanero, Omegna and Arona. The bus also goes to Stresa on Lake Maggiore. There are taxi drivers in Orta.


Milan is 85km, a 90m drive, Turin, with its famous Egyptian museum, 127 km, 1.5 hours, Genoa (Ligurian coastline) 195km, 2.5 hours, Chamonix (France) is 220km, 2.5 hours. One needs a car if one wants to visit the surrounding area like the other lakes or further. You can quickly travel over the hills to Arona on Lake Maggiore, follow its shore to Stresa, visit the 3 enchanting Borromeo islands in a day. There are other lakes: Lugano, Varese, Mergozzo and in particular Como, 92km, a 75m drive.

Further Details:

There are no shops on the island, just a restaurant/bar and a souvenir shop, but Orta offers a large variety of food shops, restaurants of all levels, pizzerias, wine tasting bars and various fashion shops. There are two banks, a post office and internet points. Mobile phone reception on the island is good. There is a grocery store in the main square where you can order food for next day delivery if they don't already stock it. For large supermarket facilities one has to drive 15 minutes to Gozzano (southern end of lake, 8.5km away).

Arrival Day:
We meet guests at Orta in the main piazza*, unload baggage by the docks and then park your car in the garage, then take them and their luggage across to the island in our boat, show them the house and leave. *Accessing the main Piazza Motta for 15m unloading is allowed from 7-10am, 12-2pm, 4-6pm. Otherwise in Piazza Bernardino, 50m from the main square. Guests must arrive ideally around 15.00 and before 7pm, this is because in case of bad weather the taxi boats stop running after 7pm. This has never been necessary, but guarantees guest access to the island in the eventuality.
Departure Day.
We return the day of their departure and meet them in the piazza to say good bye and receive garage badge & key (+eventual extra parking permit). Guests kindly depart by 10am. Earlier departures have to be coordinated and drop off point in the piazza arranged according to the time required.

Notes on prices:
Prices for the property are per week, for a minimum of 2 bedrooms (4 people). If more rooms are needed they are paid for accordingly. Includes use of private motorboat ("canadian" 8/10HP outboard engine - no license required), tank of petrol supplied, private boathouse next to island villa, mainland locked garage with badge entrance. New boat 40HP 8 seater recommended for larger families and 2nd residents covered parking permit in same garage available for extra fee. €90.00 for cleaning. Eventual extra nights after a week have a 5% discount. We do not rent rooms separately, only to one family unit (or your friends/parents). Please inquire for further details.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
