In a small country village in the beautiful unspoilt North Devon countryside, Rose Cottage sleeps 4. The ground floor consists of an entrance porch through to the lounge/diner with inglenook fireplace and wood burning stove, TV with freeview. Two steps down to a fitted kitchen with electric oven and hob, fridge, dishwasher and microwave. Bathroom with power shower, underfloor heating and heated towel rail. Under the stairs cupboard with washing machine. Stairs to first floor, 2 bedrooms, one double with iron bed, one twin, wardrobe in each. Electric storage heating throughout. Enclosed and secluded front courtyard garden. Close to village pub serving real ales and excellent food using local produce. Close to cycling on Tarka Trail and walking on Exmoor and North Devon beaches. Horse riding nearby. Available for holidays/weekend breaks.

Why Nella Burgess chose Umberleigh

After years of visiting North Devon, an area we both love, we were lucky enough to buy a place of our own. Situated in the centre of the hamlet of King's Nympton, we knew Rose Cottage was the right place for us as soon as we saw it. We had a number of holidays at the cottage until we decided to have the property fully refurbished to a high standard and have tried to combine its traditional feel with the conveniences of modern living.

What makes this cottage unique

We enjoy the peace and tranquility of the village but the convenience of all amenities are only a short car journey away. The pub is the hub of the village and a good place to meet the locals and also a good place to try real ales and delicious food which is locally sourced.

Notes on accommodation: Rose Cottage sleeps 4 with a double bedroom and a twin room, there is also space in the twin room for a travel cot if necessary. Outside: There is a secluded courtyard garden to the front of the cottage. Utility Room: Utility cupboard housing washing machine. Cleaning / Towels / Linen / Maid service: Bedlinen is included but not towels. Extra bedlinen and duvets available and stored in airing cupboard on first floor. No pets allowed. Other: Open plan dining area with pine table seating 4 people, cutlery is in table drawer. Pine dresser with selection of kitchenware and table linen. Pots, pans and crockery in kitchen.

Excellent cottage full of charachter

Stayed at Rose cottage for 7 nights, although it didnt start too well ...I went to the wrong Rose cottage, the lady was very helpful and said it wasnt the first time visitors had done this, If youre facing the Grove pub turn left and first left again you will see a telephone box. Just passed turn right into the parking spot. Easy when you do it once. The cottage is a lovely old cottage, although overlooked from most sides it felt quite secluded. On arrival two baskets of goodies were left, one with cleaning bits and bobs and the other with oil, coffee and such like. Plus a bottle of wine which was gratefully drunk! The accommodation is cosy and comforting but not cramped. My mother who is 83 managed the steps up to the bedrooms, although care must be taken with the two steps down to the kitchen, but signs are there to remind visitors. Everywhere was spotlessly clean and well maintained. I loved this cottage, although the village is well off the beaten track, south molten, barnstaple and the north coast are in easy reach. Would recommend the food at the local award winning pub and also for a good reasonable meal at the eggesford garden and country centre. Would certainly stay there again. Beautiful cottage. Thankyou

Special interest holidays:

The cottage is very close to Exmoor which is popular with walkers. The Tarka Trail is also close by and bikes can be hired at certain points along the trail, including the railway station at Barnstaple.


The nearest beaches are around 25 minutes away by car, these include Croyde, Woollacombe, Putsborough and Saunton and are all good family friendly surfing beaches with good parking, toilet and refreshment facilities.


The nearest rail station is at King's Nympton and is out of the village so it is advisable to drive, there is parking outside the cottage and in the village square.

Further Details:

South Molton is the nearest town for shopping with a pannier market on Thursdays and Saturdays with farmers selling locally produced vegetables, cheese, meat and sausages. There is a Spar open till late for basics or a new Sainsbury’s store for a medium shop. Barnstaple is worth a trip for a more substantial weekly food shop at either Sainsbury’s or Tesco. The pannier market is on Tuesdays and Fridays and is in the town centre along with all the main High Street stores. Just along from there is Butcher’s Row with a very good bakery selling the best pasties we have tried! You will encounter various farm shops in the area as you drive along. Heal's farm is close by and can deliver ready meals to you upon arrival.

A deposit of approximately one third of the full price is required in order to confirm the booking. The balance is due 6 weeks before arrival. Payment is due either by cheque or bank transfer, details available upon request.

Changeover Day:
In the summer months Saturday is changeover day. Out of season an alternative day can be arranged but is subject to negotiation. The cottage is also available for weekends and short breaks.
