About Adrian Jenkins

My wife and I and our two children (aged 24 and 10) live in England, 35 miles to the north west of London. We both work and bought Villa Mara as a place to relax and unwind by the sea with our family. Svetlana is Russian and there are strong cultural ties between Russia and Cyprus and, coupled with a love of the sea and the Cypriots' family friendly outlook on life, it made Protaras / Cape Greko the ideal location for us. We bought the villa with the intention of renting it out so that others can enjoy it as well - it really is a great place to get away from the hustle and bustle of every day life in the UK. Water sports, tennis and cycling are all close by. We love to BBQ the locally caught fish and the fresh produce is amazing. We hope you will enjoy the villa as much as we do.

Why Adrian Jenkins chose Protaras

We bought Villa Mara as a family get away and as an investment. It is in Cape Greko, Protaras which is within walking distance of Konnos Bay beach, the most beautiful beach in Cyprus. The sea is warm and calm there and, with over 300 days of sunshine, it is an uplifting place to be. We chose to buy a villa in Cyprus because culturally it suits us both well - I am English and my wife is Russian. UK and Russian citizens can enter Cyprus easily - it is a great place for us to travel with family members. The people of Cyprus are very friendly and love children which means that the whole island is very family friendly and relaxed. Cape Greko is a 45 min drive from Larnaca airport (the first 35 mins are motorway) and there are cheap flights from most major European cities.

What makes this unique

Villa Mara is a light, airy property with Wi-fi and is only 200m as the crow flies from the sea (you can see it from two of the bedrooms). It has its own pool and is within walking distance of two beaches (Konnos Bay and Mimosa), which are both great for swimming. Konnos Bay beach has excellent water sports facilities and the Cyclops' Cave dive spot is between the villa and beach. There are a number of restaurants and bars within walking distance, including the cliff top bar at the Grecian Park Hotel (10 mins walk) which is a must do experience during your stay. A convenience store is 2 min walk away and the local Ayia Napa - Paralimni bus service stops outside it (every 20 mins from 07:00-04:00). Villa Mara is on a development of only 15 villas and the area is quiet at night.

In July 2012 we visited Villa Mara and had a fantastic holiday. The villa is well appointed for a family and in a great location for nearby beaches. The bus stop on the main road (2 mins walk) is ideal for those who wish to get about Cyprus without the use of a hire car.

The management agency is located close by and the staff are very helpful.

In April 2012 we visited Villa Mara and had a wonderful holiday. The villa is comfortably fitted out for a family and in a great location for beaches, restaurants and other activities.

The directions and other information given in advance meant our journey went smoothly, and the management company was very helpful whilst we were there. Notes on accommodation: Each bedroom and the living and dining rooms have remote controlled air-conditioning units which, in the interest of reducing carbon emissions, we request are not left on unnecessarily. The bedrooms have blackout roller blinds and curtains to ensure the rooms are dark, even during day time which is ideal for those afternoon naps for adults and children alike. Floor to ceiling built in wardrobes with hangers are in each bedroom where you can also find duvets in the unlikely event that you need them. There is a keypad operated safe in the master bedroom to store any valuables during your stay. All hotel quality bed linen is included and there is a travel cot provided at no additional charge. Hot water is provided by the highly efficient solar panels mounted on the roof and there is an immersion heater in the unlikely event that you need to top up the hot water. Outside: Outside, the private pool (cleaned twice per week) has 6 high quality sun loungers with tables for your drinks. On the outside patio, there is a dining table with 6 chairs and a gas fired Outback BBQ. There is also table tennis/ping pong table with 4 paddles for guests to enjoy. There is an outside shower next to the pool which we respectfully request guests to use each time before entering the swimming pool in order to remove excess sweat and sun tan lotion, which discolour the water and promote the growth of algae. The garden has been designed by a landscape gardener and contains plants and flowers typical of the area. An automated irrigation system waters the plants every day. A pair of two way radios with rechargeable batteries is also provided to help keep down those mobile phone bills when your party is split between the swimming pool and nearest beach. For those with young children, please note that, as is common in Cyprus, there is not any fencing around the pool. Cleaning / Towels / Linen / Maid service: Towels and bed linen included. For stays over 10 days, bed linen is changed weekly. Pool is cleaned twice a week. Villa is managed by an English lady who will greet you personally at the villa on arrival and is available to you throughout your stay. Other: Under stairs cupboard to put your suitcases away. Here you will also find a vacuum cleaner, bucket, mop and dustpan and brush. To make your stay with small children easier there is a cot bed, steam sterilizer, bottle warmer and electric food chopper.

Just perfect!

The villa was just perfect in every way possible, it was super clean when we arrived and everything we needed was there.

We called Chaz to let him know we had arrived and he was so helpful and came to us the following day to clean the pool.He came to the villa twice in the week we was there,lovely and helpful chap!

Everything you possibly think of was in the villa and nothing was too far away.

My family had the best holiday ever here and everything was just perfect!

I would recommend this villa as 5* it is so clean and the area it is in is super quiet for relaxing!

Adrian and his team are amazing to deal with to make your holiday a enjoyable relaxing one!

Relaxing break

Not really luxury, very basic accommodation but had what was required to live. Bedrooms need dressing tables to get ready in the evenings. Cleaner came once in 12 days and changed towels and beds but did NO cleaning!! Pool only attended to twice and surrounding plants and Debri fly into the pool. Air con in main bedroom leaks onto the bed and you can not move the bed as it is broken. Mattresses in desperate need of changing as we are all going home with bad backs. Sun bed broken and unable to use.

Local area is fabulous and good for eating out.

Owner's Response: Dear Sarah, Thank you for your feedback. All of the issues would have been addressed straightaway had you raised them promptly, most notably the air-conditioning unit, sunbed and pool cleaning. The detailed information pack that comes with the villa contains the mobile phone number for our villa management team (available 24/7): you met Chaz on your first morning when he came to introduce himself and clean the pool. The problem with the air conditioning was not raised until after you had left and was fixed the next day before our next guests arrived. There aren’t any dressing tables - the photographs on the website are a true reflection of what is in each room. The mattresses on the beds are firm and in good order. I’m sorry that you found them too firm. As it states on the website and in the information pack, the pool is cleaned twice a week in summer. For an 11 night stay, I would have expected the pool to have been cleaned three times and it was only cleaned twice. I will follow up with the team to understand why this was the case. The garden is low maintenance and with the afternoon breeze near the coast, some garden debris will fly into the pool: a net is provided so that guests can remove it themselves between cleans. For stays of more than 10 nights, bed linen and towels are changed after 7 nights - again clearly stated up front. No reference is made to additional cleaning being included in the rental price: it states that more frequent linen changes and additional cleaning can be arranged locally. Cleaning materials and equipment are also provided in the house. Our cleaner left a note for you on arrival communicating the date and time she would come to change bed linen and towels. When she arrived, I understand you were still in bed and asked her to come back the next day, which she did. Normally the bathrooms are given a freshen up at the same time, but she felt uncomfortable doing so given what was in there. We incurred additional cleaning charges to prepare the villa to the correct standard for our next guests because of the condition in which it was left and the mobile phone that was forgotten has been returned as promptly and economically as possible. Overall, I understand you had a very enjoyable and relaxing holiday while staying in our house. It seems that there has been a degree of expectation mismatch between holidaying in a private home and staying in a hotel, with lessons to be learned on both sides.

Lovely stay in a lovely villa

What a lovely time we had in this villa. We requested a villa near the Grecian park hotel as family were getting married there. This villa was in very close proximity to the hotel. You could walk however the hill is extremely steep so we hired a car. On arrival in the dark we struggled to find the villa however phoned the number for the local contact and he directed us there. The villa itself was very clean on arrival and also spacious. The pool was well maintained and nothing but an empty field behind so very private. We enjoyed using the gas BBQ and felt there was good seating outside. The aircon unit broke in the main bedroom after a couple of nights however as promised it was fixed the same day. The kitchen was well equipped. Only point was we felt could do with some plastic plates for outside especially for the children, I did purchase a couple and left them for others. We got the bus a couple of times down to the main strip, buses very cheap and there's a stop right at the top of the street. We also enjoyed th ice cream van that came daily outside the villa at approx 4:30pm!! Overall we had a wonderful time in this villa and would highly recommend it. Communication from the owner and maintance was excellent!

Where do you live?

Very nice property in good location

Me my partner and 17 year old son spent a week in July in this house, firstly the owner Adrian was very good to deal with he made up a sheet with good directions from the airport, also all of the information regarding the equipment , internet air con etc which was very concise and accurate. On arrival to the house there was milk , tea bread jam etc for us which is nice when you arrive, the garden is nice with privecy and the pool is lovely and a decent size. The next morning Chaz came and cleaned to pool and was very helpful with local information. Protarus was 2 miles which was a nice walk as there was plenty of bars and shops on the way and was handy for shopping as there was a Lidl 5 minutes drive from the house. There was plenty of bar restaurants within walking distance and lots of beaches and water sports. The facilities in the house were very good with a decent television with Apple TV which was handy for watching Netflix there was a shop less than a minutes walk but it was a bit pricey. This was my second visit to Cyprus the previous time being 1996 I found the people very friendly and it didn't have the feeling of everyone trying to rip you of that you get in some of the bigger resorts in Spain. There was also a very good bus service which was a flat 1.50 euro and ran about every 20 minutes. Overall we were very pleased and would certainly look at renting this property again in the future.

Villa Mara is a 10 minute walk from one of the most exclusive hotels for weddings on the island, the Grecian Park Hotel, which sits atop the cliff overlooking Konnos Bay. Konnos Bay Beach (15 min walk/3 min drive) is considered the best beach on the island. As well as being ideal for swimming (the water is shallow a long way out) and sunbathing, Mike’s Watersports has a variety of up to date pedalos, boats, jet skis and other activities.

Mimosa Beach is a 10 min walk/3 min drive from the villa, is ideal for swimming in calm water and there is a bar serving food and drinks all day.

The Cyclop's Cave dive site is a 10 min walk from the villa.


Villa Mara is a 45 min drive from Larnaca airport, with all but the last 8km on the A3 motorway. Hire a car at the airport or take a taxi (about EUR 65).

A car is not essential but it is strongly recommended if you want to get the best out of your holiday. The local Ayia Napa - Paralimni bus service runs every 20 minutes in summer from the end of the road and there are local taxi companies.

Motorbikes, scooters and dune buggies can be hired from Ham Yam Rentals which is 15 min walk away.


Protaras centre ("the Strip") 2km. Ayia Napa centre 8km. Paralimni centre 10km. Larnaca Airport 65km. Grecian Park Hotel 400m. Mimosa Beach Hotel 600m.

Further Details:

A tennis court can be hired by the hour for 5 euros at Mimosa Beach, a 10 min walk. Multiple courts can be hired at the Grecian Park for 10 euros per hour. For a family water experience, Water World water park in Agia Napa is a fun way to spend a day. Catch a bus from the end of the road to the park or take your hire car – the park is visible from the motorway. In Agia Napa harbour there are a variety of boat experiences on offer: 2 hour swim and snorkel trips in the nearby sea caves; day trips up to the UN patrolled border from where you can see the “ghost town” of Famagusta and evening dinner cruises. Turn up and decide which one is best for you: there are options for every budget.

For those who want to explore the local area in something other than a car, Ham-Yam Rentals is, in our opinion, the best place to hire bicycles, scooters, motorbikes and dune buggies. It is within walking distance of the villa on Cape Greko Road.

All of Cyprus is accessible from the villa within one day, even Paphos on the west coast. We spent an enjoyable day driving to the Troodos Mountains, out via Nicosia and back via Limassol. The area is quite beautiful and is full of traditional Cypriot villages nestling on the side of the mountains. We had a great lunch, tour of the churches and old stone houses and visited two vineyards in the town of Omodos.

A damage deposit of £250 is payable when the balance is paid and will be refunded within 14 days after departure, subject to a satisfactory inventory check. Changeover Day:
