Villa Prunecchio is a restored farmhouse perched above the Garfagnana valley in the province of Lucca, with southern aspect and stunning views of the surrounding mountains. Situated in the tiny hamlet of Prunecchio and just a 15-minute walk to the village of Chiozza, the house is a haven for those in search of peace and tranquility in a gorgeous Tuscan setting. Several walking routes from the house will take you along ancient mule tracks to medieval bridges and villages, through chestnut forests and way-marked trails. The 10X5 private pool has a shallow area for young children and comes equipped with 3-metre trampoline, large built barbecue, worktop and sink, thatched pergola and fridge. The cities of Lucca ( 1 hour) Pisa (1.5 hours) and even Florence (2 hours) are all within a day-trip, and the medieval towns of Sillico, Castiglione, Piever Fosciana, Castelnuovo di Garfagnana and San Pelegrino are all within a 20-minute drive.

Amazing hidden gem!

We arrived late ind the evening and therefore wasn't able to see much of the outside, but when we woke up in the morning we were all very excited. The view from the house over the valley was stunning and the patio in the front of the house was the perfect setting for our mornings afternoons and evening. There's nothing better than to start you day with a dip in a pool in such lovely surroundings. Due to the great weather we didn't spend much time inside, but even though we had been forced indoor the house offers a very cosy living room and dining room. The house have been restored in a way which feels very authentic and we didn't feel any urges to go on many trips, since we felt like we have everything we need there.

Groceries had to be done in a nearby village which is not in a walking distance, but that's to be expected when you want a view like that.

We would definitely recommend the place to others both families and groups of friends.

Fantastic setting, spacious property

A comfortable family home with plenty of space inside and outside. Lovely pool and great barbecue area. Trampoline and table tennis welcome extras. Pizzeria in the nearby village serves very good food but check opening hours as only open weekend evenings in June. Property managers friendly and helpful. Amazing thunderstorms while we were there but plenty of sunshine too. We were a party of 5 adults and we all had a great time. Be warned of steep steps leading from the car parking area to the property and the directions given are not very detailed but we found it in the end! The kitchen is well equipped but could do with a little updating in places. Everything else was great.

Prunecchio is a hamlet back in time where the land is still tended with old world tools and instruments. This place has to be seen and felt to be believed. The view and sunny aspect are magnificent but it is only after a while you tune into the various sounds and sights the immediate vicinity has to offer: crickets, wild boar, deer, cuckoos, owls, woodpeckers, spades, axes, scythes etc. Cars cannot come down to the hamlet which makes it stand apart in its old worldliness

Further Details:

A haven for those who like walking along forest tracks, medieval trails, through chestnut forests and in a setting of breath-taking beauty. A peaceful hamlet set back in time where locals are still very much in touch with the land and forests around them. There is a pizzeria in Chiozza (1.2 km) which attracts food-lovers from far and wide who enjoy the summer breezes, extensive views and excellent value. There is also a local shop with most basic supplies, a mobile shop which calls to Prunecchio on Tuesdays at 11:30. The restaurans of Il Pozzo, Lo Sfizio and Il Castello are a short drive away, and Risorante Il Belvedere a tantalising 1.5-hour walk away (30-minute drive) in Sillico, across the valley and visibile from Prunecchio.

The entire Garfagnana is a wonderland of forests, streams, medieval trails and villages, and reaches up into the high Appenine mountains. The hamlet of San Pellegrino (1,500 metres above sea-level) is only a ten-minute drive away with a wonderful ethnographical museum, great restaurants and wonderful walks of varying duration along the Appenine ridges.

The owners live here during the winter months and have four children - hence trampoline, basketball net, table-tennis table etc. Bedrooms 4 and 6 ideal for siblings / young people sharing. Access to the villa is by steps and is one minute from the parking area, making the house and surrounding area very peaceful and safe for children. Outside: Terrace leading from living room affords extensive views over valley and mountains. Large patio below terrace with access from cellars and bedroom 6 via traditional Tuscan arches. Path leads down to pool area with trampoline, solar shower, barbecue, large thathced pergola with table, seating, worktop, running water and fridge.
