Villa Prunecchio is a restored farmhouse perched above the Garfagnana valley in the province of Lucca, with southern aspect and stunning views of the surrounding mountains. Situated in the tiny hamlet of Prunecchio and just a 20-minute walk to the village of Chiozza, the house is a haven for those in search of peace and tranquility in a gorgeous Tuscan setting. Several walking routes from the house will take you along ancient mule tracks to medieval bridges and villages, through chestnut forests and way-marked trails. The 10X5 metre private pool has a shallow area for young children and comes equipped with large built barbecue, worktop, sink and shaded pergola. The cities of Lucca ( 1 hour) Pisa (1.5 hours) and even Florence (2 hours) are all within a day-trip, and the medieval towns of Sillico, Castiglione, Pieve Fosciana, Castelnuovo di Garfagnana and San Pelegrino are all within a 20-minute drive.

Beautiful rustic setting.
Unbelievably stunning setting. You will need to be a confident driver to manage the roads up to the house as the roads are steep and winding as you would expect in Tuscany. The smell of Jasmine and the natural peaceful surrounding beauty is amazing. We used the pool everyday and enjoyed a bbq too. We loved the little lizards, flamboyant butterflies and stargazing at night. There is a great cafe about 29 minutes walking up the hill with a lovely atmosphere and a small local shop to get essentials from. Lots of lovely memories, thoroughly enjoyed our stay.

Fantastic setting, spacious property
A comfortable family home with plenty of space inside and outside. Lovely pool and great barbecue area. Trampoline and table tennis welcome extras. Pizzeria in the nearby village serves very good food but check opening hours as only open weekend evenings in June. Property managers friendly and helpful. Amazing thunderstorms while we were there but plenty of sunshine too. We were a party of 5 adults and we all had a great time. Be warned of steep steps leading from the car parking area to the property and the directions given are not very detailed but we found it in the end! The kitchen is well equipped but could do with a little updating in places. Everything else was great.

La casa di Colm è il posto ideale per immergersi nella natura e nella quiete della Garfagnana. Splendida piscina con vista, ampi spazi esterni e un bel casolare dal sapore tipicamente toscano. Host presente e disponibile x tutte le nostre richieste. Consigliatissimo!

Urlaub mit Freunden, Kindern und Hunden
Wir waren insgesamt 7 Personen- 4 Erwachsene, 3 Kinder und 2 Hunde. Unsere Urlaubswoche haben wir sehr genossen, obwohl wir etwas Pech mit dem Wetter und einige Stromausfälle hatten. Colm ist sehr gastfreundlich, hat uns aus seinem selbst hergestelltem Kastanienmehl leckere Pancakes gemacht und war sofort zur Stelle, als wir Probleme mit dem Strom hatten. Es ist ein sehr schönes Haus mit einem atemberaubendem Blick über das Tal. Die Kinder hatten jede Menge Spaß im Pool und im Trampolin. Die Pizzeria in La Chiozza ist sehr zu empfehlen. Die Beleuchtung im Haus, v.a. im Bad und Esszimmer ist für verregnete Tage/ Abende etwas zu dunkel- wir hatten es aber auf jeden Fall mit dem schönen Wamslerherd sehr gemütlich. Vielen Dank Colm!

We came across Prunecchio while on a hike in 2001. The villa was in ruins and it took several years to restore, we then moved into the house with our four young children who grew up here. The boys, now adults, still live in the villa during the wintertime. Colm has now turned his attention to creating an eco-camp site in the forests below the villas (well hidden and distant from Prunecchio) - do take time to come and visit us - we are five minutes down the road on the walking route to Castiglione.
The picture shows Colm and Dasha, a volunteer from Russia, upon completion of art-work in the barn nearby.

Why they chose this property

Prunecchio is a hamlet back in time where the land is still tended with old world tools and instruments. This place has to be seen and felt to be believed. The view and sunny aspect are magnificent but it is only after a while you tune into the various sounds and sights the immediate vicinity has to offer: crickets, wild boar, deer, cuckoos, owls, woodpeckers, spades, axes, scythes etc. Cars cannot come down to the hamlet which makes it stand apart in its old worldliness

What makes this property unique

Prunecchio is set back in time and has the feel of being isolated and private, whilst at the same time being part of an ancient hamlet and wonderful elderly neighbours who always have time to chat and advise on old techniques of cultivation, building, folklore etc.
You can also walk to both Chiozza and stunning Castilgione di Garfagnana, winner of the Borghi piu belli della Toscana award (most beautiful small town in Tuscany).
