About the property

Villa near Sao Rafael, Albufeira, Central Algarve, Portugal - Peaceful Location, 5 Minutes Walk To Secluded Beach

This is a lovely villa that was recently fully renovated. It has everything you could need including 3 bedrooms, 3 bathrooms (all with showers, 2 with baths), extensive living space that has beautiful views over the sea. Two of the bedrooms have patio doors that open directly onto the pool and sunbathing area, and the master bedroom upstairs has an en-suite plus amazing sea views. There is lots of outside space for eating, sunbathing and swimming, and it is very private. There is a full alarm system on the property, plus a gated entrance. The villa benefits from lots of very good quality and modestly priced restaurants in the surrounding area, and is very close to a good range of shops and supermarkets. Albufeira is a 10 minute drive, Salgados Golf Complex is 5 minutes away by car, Villamora golf 20mins and it is only15 minutes from Algarve Shopping Complex with cinemas, shops and restaurants. The Albufeira Marina is also only 5 minutes away by car and offers boats and fishing trips.

About Nicki Gasser

We have owned Casa Colina for over 30 years, in fact we originally bought the land and designed our dream second home in 1980, and six months later our dream became a reality. The villa has been an absolute home from home for us and our two children, and now regularly plays host to our three grandchildren, so it is much more of a home than a house.

Last year we completely gutted the whole building and refitted everything from scratch, so it has got many happy years ahead of it.

Most of the year we live in Staffordshire, but for much of the winter and family gatherings, Portugal has become a familiar place to us and our family and friends.

We hope you enjoy the villa and the area as much as we do!

Nicki Gasser purchased this villa in 1980

Why Nicki Gasser chose Castelo

We originally purchased the plot of land because of the beautiful view down to the sea, and this still makes us smile now after 30 years. We also wanted a quieter residential area where we could get to know the locals and really enjoy the true sights and tastes of the Algarve, and Ses Marias suited us perfectly. The fact that the beach was only 5 minutes away on foot was perfect for our children, and the selection of fabulous beaches just minutes away in the car seemed too good to be true. Very little has changed in the area in the last 30 years, and it is still lovely and peaceful.

What makes this villa unique

Great food is only ever 5 minutes away - we have a selection of favourite restaurants in the local area, and the wines are reasonably priced and lovely to enjoy in the warm sun. Another thing we love is that the villa has lots of patio doors, so you can open the villa up and feel the warm breeze whatever you are doing. Shops are just minutes away including a gorgeous supermarket called Apolonia.

All in all we feel that it is the perfect location to enjoy everything the Algarve has to offer!

OK, but not as good as we hoped.

I have to start by saying that this villa does have a lot of good points, including;

- Lizete and her team. Lizete had no idea we were coming until we called her saying we would be there in 20 minutes. She immediately raced to the villa and called in several people to help her clean. The villa wasn't ready when we arrived (not her fault) so we dropped our bags and went out. When we returned a few hours later everything was very clean. We also had several problems during our stay, and every time Lizete responded immediately. When the electrics tripped and couldn't be reset she was there in less than 20 minutes (and had the problem sorted the same day).

- The location was great - we loved the short walk to the excellent beach.

- The bbq area and pool were great - clean and well maintained.

- The wifi was good in most rooms.

- The showers were wonderful - lots of hot water and good water pressure.

- The villa felt very secure with shutters, an alarm, and a lockable gate.

- The terraces were lovely and all offered good views.

But sadly there was a lot that let this potentially excellent villa down, including;

- The overpowering smell of drains in the upstairs bathroom. This was so bad it made it almost impossible to use this bathroom and the door had to be kept shut at all times.

- The bed linen was a mix of threadbare poly-cotton sheets, sheets with holes, pillow cases with broken zips which were too small, etc. Whilst we don't expect hotel quality linen, decent matching sheets would be nice.

- We were a family of four who stayed for 11 nights and were only given one set of keys. This meant if only some of us wanted to go out, the others had to wait back at the villa. I have never stayed anywhere that didn't offer 2 sets of keys.

- The kitchen is well equipped, but literally all of the appliances urgently need updating. The dishwasher was next to useless and rarely cleaned even a half load of dishes. The oven door does not close, and makes cooking impossible. The toaster shorted the electrics in the entire house every single time we used it. The fridge has definitely seen better days.

- Basic items like a functioning airier, and a full set of pegs would be appreciated. Sometimes it's the little things that set the overall tone.

In conclusion it's a nice villa, but it urgently needs updating and refreshing - it feels tired and run down. This was our 7th trip to the Algarve, and I have to say that we wouldn't stay here again

Wonderful villa and a lovely stay

  • 4 of 5

I was slightly worried having seen the 1 star review recently posted about this property. However; we did not encounter any of the same problems. The villa is beautiful, it was very clean and very, very well stocked with everything you could need. Lizette who manages the property couldn’t meet us but sent some friends who could and they showed us around the villa and how to set the alarm etc. They also took us to the supermarket and back to do a quick stock up which was very helpful! Lizette did come and check in on us during the week to make sure we were finding everything ok- she also arranged for the airport transfers and all went very smoothly.

The beach is a quick walk and the beach cafe does some great food. There are a few restaurants within walking distance and we enjoyed some fabulous meals.

We got a cab to the old town and the marina which were both fun little trips out.

Overall, it was a lovely place, very clean and secure. Could possibly benefit from air con but there are lots of fans and the pool is lovely to cool you down.

I knocked off a star because communication with the owner wasn’t great towards the end, I had no info on what to do when we arrived despite emailing Nicki, plus our request for two cots and highchairs wasn’t passed on (this was remedied very quickly!) Fortunately I had Lizette’s details so none of this was a big problem as I just dealt with her instead but I do think it’s poor not to get an answer from the owner.

All in all, take no notice of the previous review - none of those things were a problem at all!

Property in need of some work and very gubby

  • 1 of 5

The Villa was not as described and was not very clean and quite shabby in places. The location is very nice with a lovely beach and some really good restaurants.

When we arrived there was no one there to greet us or show us where anything is or how it worked. I had to get the taxi driver to translate what the cleaner was saying just so we could work the alarm. No one collected the keys from us on the last day so I had to leave them with the taxi driver. The water was shut off for a day and no one told us this was going to be the case or when it would come back on. I asked the chap next door who said this information was available from the town hall.

The sun loungers were really filthy especially the mats so much so that the girls were not keen on using them.

Both barbecues were over flowing with ash and were in a very poor state of repair, very rusty and covered in food grease. The outside shower was blocked and overflowed onto the patio when you used it. The table and chairs by the pool had seen better days, they are covered in mildew and some of the chairs are cracked which pinches your skin when you sit on them.

The store under the stairs outside was so full of stuff all piled on top of each other there was no where to put any inflatables so they blew around on an evening. The building itself was quite shabby with a pile of used bricks, lots of pealing paint and the garden generally looked quite poorly kept. The oven door doesn't close properly which incinerates the kitchen while your cooking. The dishwasher had definitely seen better days, it did not work very well and was also quite grubby. The seals on the fridge are all broken and the plastic shelves are held together with tape. The bathrooms were all very grotty and need several of the fittings replacing most were very corroded. The upstairs bath room we did not use as drain smelt really bad. Some of the windows and doors were covered in spider webs and there were lots of dead flies. The roller shutters upstairs are covered in mildew. The property is listed as having ceiling fans but in fact there are only desk fans. Lots of the lights didn't work including the pool light.

On the listing it says the villa was completely refurbished last year but this simply is not true. I have tried to contact Nicky but no reply. A lovely location but overall a villa in quite poor condition in need of a good clean. I would look elsewhere.

Great value well equipped villa

  • 5 of 5

Great Villa in a fantastic location close to Coelha beach. Villa is well equipped, very clean and looked after locally by Lizete who is extremely helpful. Would benefit from Aircon when the temperature goes up, but plenty of fans keep everything comfortable.

Fabulous, homely, relaxing villa with great outside space

  • 5 of 5

This was our 2nd visit to Casa Colina and we're back again in August. It is wonderful - in a quiet cul-de-sac with a lovely pool. We love the feel of the villa because it really is like a home from home. Lizete - who manages the property is extremely helpful and pleasant and George - the driver from Smile Algarve provides a great service - both from airport and local trips. Nikki is friendly and quick to respond. Really can't recommend the whole experience more highly.

Simply Outstanding

  • 5 of 5

We have been to the Albufeira area many times over the past 10 years and have to say Casa Colina is the most beautiful, spacious, clean and peaceful villa we have ever stayed in. It has good security and all the home comforts.

The owner, Steve, was very helpful and responsive to all our questions and emails.

On arrival we were met by Lizette who was so helpful and friendly. She showed us around and made the whole thing about staying in an unfamiliar villa/area so much easier.

George, the local taxi driver, was also a godsend.

The nearest beach, Coelha, was only a 5-10 min walk from the Villa and we enjoyed lunch at the beach restaurant a couple of times.

We did not feel the need to hire a car during our stay as there are also several lovely restaurants within walking distance from the villa.

The nearest Spar shop is about 15 min walk and had all we needed during our stay. There is also a bar/cafe attached to the Spar which made our daily walk for fresh rolls etc more enjoyable!!

This is a hidden gem and we hope to return again.

John & Helen
