About the property

Converted Water Mill Cottage in Braunton, near Barnstaple, North Devon - Close to Braunton Village Centre

Mill cottage, being attached to our home known as Iron Mills, was formerly a working Mill. The cottage, which is the original building, dates back to the 17th century and still retains a rotating mill wheel which was completely refurbished last year. The cottage is attached to our main house and we are situated in the older part of the village which has retained much of its original charm. The garden borders the River Caen, which meanders through Braunton village and out into the Taw & Torridge estuary. Just across the river is the beautiful 13th Century church of St.Brannock. Just a five-minute walk into the village centre, you will find a variety of pubs, restaurants, cafes and surf shops. We operate a non-smoking policy throughout the cottage.

Notes on accommodation: The cottage has full central heating. All accessible areas to the river are either fenced or gated for safety reasons, also garden is gated. Well behaved pets by prior arrangement - Only during low season. No smoking throughout the cottage. Outside: We have a private gated garden for your use with table and chairs, plus sun loungers and BBQ. Washing line and drying areas available. Private parking for 1 car outside the cottage. Fishing - Mill cottage enjoys its own stretch of trout river, mainly brown and a run of sea trout plus beach casting, tidal river estuaries, stocked coarse and game still waters are nearby. Cleaning / Towels / Linen / Maid service: The cottage is cleaned and bedlinen changed weekly. Quality bedlinen and towels are provided. There is a travel cot, highchair and stair gate at the cottage. Other: A selection of quality books, toys, board games and DVDs are provided. Hairdryer available.

Can only echo previous reviews, really appreciated everything in the cottage - decor, period details, quality of furnishing, location, additional touches. Couldn't fault anything here loved it and the hosts, just the right amount of attention lol

Mill Cottage - what a wonderful little home :)

Spent a wonderful Easter family weekend at Mill Cottage.

Carole and Ben were lovely friendly hosts.

The cottage itself is small but perfectly formed. Has all you need including essentials like coffee and biscuits to get you going! All rooms are well furnished, clean and full of nice period features. There is even a private little garden which is a proper sun trap all day long.

Location is great - Centre of Braunton is short walk from the cottage. Fish and Chips from Squires were fantastic.

Would recommend this cottage to anyone looking for a relaxing break a short drive from some fantastic beaches.

Have stayed in several cottages over the years in Devon and Cornwall and this ranks as the best yet.

Gem of a find!

We were sent excellent instructions of how to find Mill Cottage and we dropped our host Carole a text message en route and she greeted us on arrival.

We were given a tour of the accommodation, which is beautiful throughout. It is decorated in neutrals with excellent quality fixtures and fittings.

Comfy beds, with good quality linen, well equipped kitchen with nespresso machine and an excellent shower in the bathroom.

It's the little touches that made us smile. Biscuits, sweets, tea, coffee and milk waiting in the kitchen. A welcome info pack detailing how to use the smart TVs and connect to WiFi and a history of the property.

Location is perfect. Within walking distance of the village and just a short drive to beautiful beaches at Woolacombe, Croyde and Saunton and the lovely seaside towns of Ilfracombe, Lynton and Lynmouth.

We would recommend a drive to Valley of the Rocks.

Overall, Mill Cottage is a great find. We will be visiting again for its ideal location and wonderful hosts.

PERFECT HOLIDAY HOME

We have just returned from a short break in Devon.Mill cottage was a perfect base and definitely a 'home from home'! The hosts Carole and Ben and their daughter Emma were extremely friendly and welcoming from our first email contact and throughout our stay. The cottage is very comfortable, immaculately clean and everything we needed was at hand. The cottage is in a great position to walk to the numerous restaurants in Braunton as well as a short drive from the surfing beaches of Saunton and Croyde and the coastal walks.We had a great family time and have some happy memories! Thank you!

Perfect mill cottage

We have been visiting braunton for many years now but this was our first visit to mill cottage Wow the best accommodation we have come across in braunton.Carole and Ben are a lovely couple and we had such a warm welcome from them .

The cottage was absolutely immaculate and had all the facilities needed for a perfect stay.

We would recommend mill cottage to anyone wanting a relaxing break in braunton,perfect keep up the good work,looking forward to booking another stay next year.

Wonderful Mill Cottage

We have been visiting this delightful cottage for at least once a year for the last seven years and every visit is better than the last! Carol and Ben are wonderful hosts who are constantly upgrading and improving this immaculate cottage and its facilities. From the moment one arrives to the sad instant of leaving, whether sitting in the cottage's own garden or listening to the gentle burble of the mill wheel in the mill race, everything is so restful and relaxing-a tribute to the hard work that must go on behind the scenes. We cannot recommend this cottage highly enough, it is as near perfection as you will find! ps. Carol and Ben's daughter, Emma Rose has a superb beauty salon in the main house which Gail praises to the sky. All in all a straight ten out of ten, and we cannot wait for our next visit in September.

Booking Notes:
50% deposit per booking. Full payment 1 month before the start of your holiday. Check on-line for availability then phone or email to reserve booking. The cottage will be fully prepared for your arrival, with beds made up and fresh towels, tea/coffee/sugar and milk will also be provided. If you have any questions at all please email or phone.

Changeover Day:
Change over day is Saturday. Arrival time 4pm and on your day of departure you must vacate by 10 am

Notes on prices:
Prices vary during the Summer months - Prices are from £350.00 to £750.00 per week. Winter prices - £85 per night for 2 people + extra £15 per additional guest for up to a minimum of 2 night stay, or £390.00 for the week. Prices for breaks over Christmas and the New Year on request.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
