About Robert and Jane Stephany

Living in London,we have 4 grown up children-2 sons,2 daughters and five grandchildren. Rob my husband has always loved Italy ever since he went to live in Perugia University as a student many years ago. Our romantic dream was to one day have a place in Italy, where we could meet up with our family as well as having friends to stay. Having fallen in love with Le Marche and the people-the scenery is amazing with beautiful unspoilt medieval hill-top villages and undulating countryside- we achieved our dream in 2005. The region offers all the best 21st century facilities but in an atmosphere reminiscent of a much earlier time. We restructured our farmhouse with a view to making it a wonderful holiday home-large living space downstairs with lots of doors onto the garden and easy access to the pool. After spending many years sourcing high-quality rustic furniture typical of old houses in the area and carrying out improvements we decided a few years ago that the time had come to share it with others-we hope that you enjoy our house as much as we do!

The location of our home is fantastic for holiday makers in summer and winter because it has everything you need so close to hand and yet at the same time you have a feeling of isolation and tranquillity. Turn off the road, down a short white road and around the corner is Casa delle Stelle and the annesso nestling among the trees and through the iron gates It is a 45 minute easy drive from Ancona airport in a beautiful part of Le Marche in the depths of the countryside and outside the little charming hilltop village of Avacelli. From our garden you can see the highest mountain in the region Monte Murano as well as the natural park Gola della Rossa and the hilltop villages of Mergo and Rosora. There are great restaurants close by but Sunday lunch at Le Betulle our very own local is a must.

What makes this villa unique

You can walk to the restaurant with a playground in 3 minutes and our local village shop and bar in 10 minutes and be part of a real Italian rural farming community. But back in our home eating al fresco or lazing on our sun loungers you feel away from everything and everyone!The pace of life is genuinely very slow. This is good in itself but also makes driving a pleasure with hardly any cars on the roads.

It is an ideal location -if you want a day out you can go to the seaside, explore the hills and the world famous Frasassi caves or take in a bit of culture in Urbino. And then there are the beautiful walks right from our house into the park, down the valley or through the fields to reach the shop which is always open and buy one of Cesari's great ice-creams or his own salami.

Notes on accommodation: You approach the villa through wrought-iron electric gates along a beautiful tree-lined drive. Ample parking plus separate parking for the annex. Wooden shutters on all windows and french windows keep out heat but allow air to enter. Rooms have double-glazed windows and all bedroom windows have built-in mosquito nets. There are radiators in all rooms. In summer the house is surprisingly cool because of the shutters and the stone construction. The quality oak flooring on the first floor of the villa is luxurious under foot; a wooden floor is also great in winter whereas usually holiday homes have tiles in bedrooms. The villa has a very happy and friendly feel to it with all the bedrooms a good size especially the master bedroom. It has been designed to make rural holiday living easy,comfortable and very pleasurable. The stone is local and is similar to sandstone. The roof tiles and the stone are old traditional Marchigiani building materials. Outside: A tree-lined drive leads from the road through a beautiful electric powered wrought iron gate to the house and separate apartment which sit in grounds of about 2.5 acres. The garden (which is fenced all-round) has many trees including olives, chestnuts, plums, figs, apple, cherry, walnuts, hazelnut, apricot as well as flower beds. Private pool with lighting is 11m x 5m with wide stepped section on one side. There are good quality sun loungers. The property overlooks a wonderful tranquil valley with hardly a house to be seen. The views encompass farmland all round, hill-top villages, woods, hills and the protected Natural Park where there are some wonderful walks. From the house you can walk to the Park, S. Ansovino 11th century church or the local villages or stroll down to our olive grove or across the fields. As our land extends to about 30 acres (mostly under cultivation) there is plenty of land to explore and paths lead from the house in different directions to provide variety. Utility Room: Washing machine, tumble dryer (not for summer use), clothes hanger, sink, iron, ironing board. Outside line for hanging washing in summer. Cleaning / Towels / Linen / Maid service: Luxury towels and bedlinen-all duvets. Pool towels included. Cleaning and linen change once a week. Extra cleaning can be arranged with manager on request. Other: The entrance hall is very large and can be used for extra sitting space or eating. Interconnects with the lounge and kitchen through beautiful brick arches. The house has been designed so the lounge, hall and kitchen lead directly onto the garden.

Wonderful location

The house and cottage were in excellent order and there was everything in situ that you could have wished for. I stayed with my three sons and their families to celebrate my retirement. The pool was excellent and a big hit with everyone. The little ones certainly benefited from the daily swimming. Fabiana was wonderful very caring and couldn’t do enough to make our stay perfect. The nearby restaurant was well worth a visit and the local shop just perfect for practicing my Italian The views were just fabulous and I would love to return.

Everything about this house and our holiday was warm! My husband, five kids (11-22 in age), mother-in-law and I had been to Le Marche before and loved it, so after a very tough year, we were really looking forward to it. And we weren't disappointed. Eight years on, the area is just as beautiful, peaceful and un-touristy as it was then, and when we arrived at the house itself we were gobsmacked (speechless!) The house was/is so beautiful - huge, immaculately clean, beautifully furnished, with a sparkling pool, a separate whole 'granny's cottage' and all set in the most idyllic location - that we couldn't believe our luck! In fact, it was so lovely, so peaceful in every sense (you couldn't hear even a murmur from the thriving restaurant at the top of the lane) we couldn't understand why it wasn't given 5 stars by everyone who reviewed it. What was/is there not to love?! The only thing that we could think was the lack of air conditioning, which became a problem in the second week, when the Lucifer heatwave hit us. In temperatures of 40/42 degrees, one fan in the house really wasn't enough. However, it seems petty to mention that now, when everything else was so lovely. Even if you don't want to relax outside or inside the house (all the rooms are really spacious, and made more so by the high ceilings), there is plenty to do elsewhere. We went to the beach (glorious! Swam in the sea all afternoon), magnificent caves, art galleries (Urbino is an absolute must if you're into art), mediaeval towns (Assisi was stunning) and numerous restaurants and bars. There was a festival at the beach in Sengalli, with a 1950s theme - lots of Cadillacs, Elvis, and women in cinched-in waist dresses and red lipstick! - that was great fun, and we had two wine-tasting jollies as well. From my mother-in-law (83) down to my daughter (11, and never left the pool!), we all had a ball at this house. Special mention must be made of Fabiana, the property manager, who was wonderful and couldn't have been more helpful and kind. In a nutshell, it's the sort of place you find yourself saying 'Ah! This is the life!' a lot! Highly recommended - really highly!

All I can say we love our villa ourselves and take great pride in it and are delighted when guests enjoy it too and think "This is the life"! There is a lot to do in the area if you want to take a trip out or just take a walk to the bar to see the locals or do a little shopping-in fact if you never wanted to leave the villa you could survive on the food you can buy from the village store. The festival at Senigalia is fantastic fun and we have been to a great food fair there with stands from all over the world.

Lovely holiday at Casa delle Stelle

Our family, 9 adults and 1 baby, have had a wonderful week at Casa delle Stelle! The villa is very well equipped and spacious and the surroundings and views from the house are stunning. The location is perfect, close to restaurants and small villages. The pool is very nice with comfortable sun beds. Fabiana, the hostess, was very friendly and helpful. The only things on the minus side if we are to mention anything was the lack of air conditioning in the house, (especially in the bed rooms), some sharp cooking knives in the kitchen and a designated barbecue area with storage surface outside.

We really recommend Casa delle Stelle and would love to come back one day.

Owner's Response: We are so pleased you enjoyed your holiday in our villa. On the advice of our architect we didn't put in air-con as he said it just wasn't needed because of the thick stone walls. Unfortunately your stay was during the unusual heatwave this summer and hopefully that won't be the same next year. There is now a knife sharpener in the kitchen and of course there are plenty of knives available. As for the barbecue space there is so much gravel or grass around to put the barbecues that we haven't thought to designate a special place. We would be delighted if you returned to our villa and look forward to welcoming you.

High quality villa with character

An excellent holiday from start to finish.

Prompt initial response to availability - two families with teenage sons meant we had specific sleeping arrangements required - and speedy responses to a couple of questions we had as the holiday approached.

Clear instructions of how to get there and on arrival we has a wonderfully warm welcome from Fabiana (villa manager) who showed us around the well appointed villa (modern fixtures and fittings) and left us to unpack with some Prosecco and homemade biscuits.

Positioning of villa maximises the stunning views.

Very pleasant restaurant at the top of the long drive (no noise overnight) and a a local shop a short drive away which was similar to Mr Benn - very small but if we couldn't find what we needed he always seemed to have something at the back of the shop.

A couple of minor issues resolved by the excellent Fabiana.

Beautifully appointed villa in stunning location

Three generations of our family enjoyed a wonderful two weeks at Casa delle Stelle. We have rented many villas over the years in Italy and other parts of Europe, and this has to be the best. Not only is it beautifully furnished, it was very clean and managed magnificently by Fabiana - even when the internet went down in a storm, she arranged for us to use the internet at a nearby cafe until the house one was fixed!. The villa has a stunning location, it is very peaceful and the restaurant situated at the top of the driveway was well used by us, and the owners very friendly. There are plenty of places to visit nearby, and we enjoyed getting to know the area, which is not as "touristy" as Tuscany and Umbria. Our grandsons still talk about the pool, and have asked when we can go back, so I am sure we will return, and will recommend it to our friends. Thank you Rob and Jane for letting us stay in your lovely home.

This means in winter even when there is snow we can always get to our home and have quite a different time from the summer when the pool is open and it is hot. The views are quite different when the trees are bare and having just been there in January the weather was mild with blue skies on many days and we had a wonderful time. We are so pleased you found Fabiana our manager so helpful-she works very hard to ensure our guests really enjoy their time spent in our home. What's more she speaks terrific English. Very nice holiday home

Very nice house beautiful view. Somewhat windy at times, but therefore excellent with very hot sun. Truly wonderfull surroundings. Oh and these pictures do not do the house any justice... We were very pleasantly surprised upon arrival.

Car: recommended

Special interest holidays:

We can arrange visits to local wineries including two we know particularly well as we are customers of theirs! We import their wines into the UK where we sell it to the trade and public. In one cantina they produce a famous Marche speciality called Visciolata a luscious dessert wine made from wild sour cherries and red grapes. However they also produce jam and cherries in syrup and since they send their wine to a local chocolatier who puts it into his chocolates you may be able to try some of those also! The other cantina is well-known for its white and red wines and olive oil. The two vineyards are close to each other and can be visited the same morning or afternoon if we are given time to arrange this.


Our nearest beach resort of Senigallia is about 40 minutes drive. This is a typical unspoilt Italian resort with a very lively atmosphere and a short walk away an old pedestrianised centre full of character. On the sea-front you can enjoy a lovely walk and discover lots of good restaurants some literally on the beach as well as gelateria. Senigallia has an amazing Roman fortress and plenty of other interesting architecture.

Along the coast there are other delightful beach resorts to discover.


45 minutes drive from Ancona airport (which is at Falconara not Ancona!) by Ryanair from Stansted. There are flights on certain days in the summer on Easyjet from London Gatwick.. Alternatively you can fly to Pescara, Bologna or Perugia.

Getting to the villa from Stansted airport with Ryanair is a very easy matter- just under a 2 hour flight and a 45 minute car ride. Although we have detailed directions ready for you, we can if you prefer arrange a taxi from the airport. Out of season we are happy to let our house for long week-ends or a mid-week break.


The beautiful villages of Piticchio and Palazzo are 20 mins away while Castiglioni with its flower displays and our own hill-top Avacelli are only a few minutes drive. It is 20 mins to the ancient town of Arcevia. 40 minutes to the old town of Senigallia with its great fish restaurants. I.5 hrs to Macerata which holds a world-class summer opera festival and to Urbino a historic centre of Renaissance art and the birthplace of Raphael. And don't forget the Caves of Frasassi 25mins drive -see below

Further Details:

Short breaks of less than a week are possible if the villa is not booked.

Within literally a 3 minute walk is an excellent rustic restaurant -Le Betulle where you will get high-quality Italian food and drink at a reasonable price. Local restaurants-in addition to Le Betulle there are 4 other really good restaurants within 10 minute drive and others not much further away- you are spoilt for choice!

Within a 10 minute walk from the villa (3 minutes by car) is a bar and shop where you get all buy all basic provisions at almost any hour of the day or night as the owner believes in hard work!

There is a supermarket (Conad) at Serra de' Conti about 15 minutes drive away. You will also find there banks, a chemist, several bakers, cafes and all you could want on a holiday including a medical centre. There is also a gym where you can get a daily ticket.

A visit to the Caves of Frasassi 20 minutes from the villa by car is an absolute must-the biggest cave is said to be larger than Milan cathedral.On a hot day the caves are a welcome break if you want a rest from the sun. Near the caves you can discover beautiful Genga high above the river running past the Caves.You can also take a spectacular drive right through the Park to get to the Caves on a rough road if you have time and don't want to take the direct route.

There are so many lovely places to visit from our villa and maps and tourist guides will be available in the villa along with suggestions of our favourite places and you will enjoy discovering your own-we hope you will tell us about them.

Booking Notes:
To secure a booking a 25% deposit is payable. The balance must be paid within 8 weeks of arrival. Cancellation charges are payable if cancellation is less than 8 weeks before arrival. A security deposit of £400 per week is payable with the balance refundable in full at the end of the holiday subject to inspection of the property. If heating is used in colder months there will be an extra charge made. The letting contract and booking form will be supplied on payment of the 25% deposit.

Changeover Day:
Saturday is changeover day although we will try to be flexible outside high season.
We ask that guests arrive no earlier than 3.00pm and vacate by 10.00am at the end of the holiday so that the villa and apartment can be thoroughly cleaned.
