4 bedroom traditional stone cottage which sleeps 7. 3 luxury bathrooms. Big kitchen diner, sitting room, wood burning stove and underfloor heating. There is a boot room for drying and storing walking gear. The a small terraced garden which faces south has stunning views and there is plenty of parking for 4 cars and storage area in the shed for bikes.

The perfect get away, peaceful and remote.

Situated in an elevated position above the village of Low Row in Swaledale in North Yorkshire with superb views of hay meadows, the river Swale and moorland. Totally refurbished in 2009 to a very high standard. Family friendly with high chair, cot and toys, and ideal as a base for exploring the Dales. Lovely walks from the door and great mountain biking.

About the Owner

We are a family who love the Dales and have been visiting Swaledale since our children were tiny. They have grown up as dual nationals (We live in the South West!) and have both now left home, but continue to love to visit Swaledale for every holiday.

We love the peace and quiet, the walking and the birds and wildlife.

We had the opportunity to buy Laykin in 2005 and Nell Tom in 2012 and have enjoyed both renovation projects and the chance to spend time there ourselves as well as letting the properties out.

We have just had 3 perfect days up at your beautiful cottage. We wanted to pass on our congratulations to you for all you have done to make it so lovely. I can only imagine the blood, sweat and tears it must have taken – but so worth it! You really have amazing taste – the soft furnishings are bang on. It is the quality of finish which really stands out though. The floors, bathrooms, windows – well just everything! The cottage was also beautifully clean (gorgeous smelling bedlinen!) and we really appreciated the tea tray and fudge, etc. Well done to whoever does the house-keeping!

We were all extremely impressed with the little touches – for example the torches everywhere, the information files, the before and after book. This kind of attention to detail is really appreciated. We spent the whole weekend marvelling at everything!

We have been going to Swaledale for years and we are now enjoying introducing it to our two young children (box of toys was a winner for them!

Complete holiday home with breathtaking views

Looks old on the outside but very modern and well equiped on the inside and with very well thought out luxury and tastefullly done. Nice walks from the house and in the area and plenty of sights to see in and around the dales.

Wonderful setting, amazing views!

The drive up to the cottage was steep but we were rewarded with the most spectacular setting and views. The accommodation was of a very high standard; very comfortable and the kitchen well equipped, with a really lovely Welcome basket. Plenty of bathrooms/showers. Beds/bedrooms very comfy,.

We loved being isolated high up on the hillside- and just as well as it was a good walk to the Pub, although the Punchbowl was excellent, friendly , and very good, reasonably priced food. The whole area was beautifully unspoiled with many great tea shops/pubs etc, and lots to do activity-wise. The owner Louise was very friendly and very helpful. We would highly recommend this property for a perfect home-from-home holiday.

Fantastic in every way.

This was our third visit and it just keeps getting better and better as we get to know the area. The cottage is so beautiful and immaculately clean (full marks to the housekeeper). The views from Laykin are simple amazing and it's difficult to drag yourself away. However, we did manage to pull on the walking boots and had some wonderful walks directly from the cottage.We have previously visited in July, but May was perfect for walking.We had one rainy day, so decided to walk to the local for lunch which we would thoroughly recommend. Great value and friendly staff. Laykins owners have thought of everything and we always feel at home the moment we arrive.The only thing we didn't like was having to leave. We will certainly be returning for a fourth time- hopefully very soon. I think it would be very difficult to find somewhere to top Laykin.

Exceptional Holiday Cottage

No amount of words could possibly do Laykin Cottage justice. It is an absolutely outstanding holiday cottage set in beautiful and peaceful surroundings with awe-inspiring views across Swaledale. The cottage is immaculate throughout and no expense has been spared by the owners in making this a home from home, the cottage has everything you could wish for. On reading previous reviews regarding the track up to the cottage I can truly say I had no problems whatsoever driving up the track in my Ford Focus. The owners are very friendly, on our first week staying at Laykin we had a bit of a family emergency and Louise could not have been more understanding and helpful. A lot of hours have been spent by the owners to provide comprehensive information about the surrounding area, places to visit, local walks etc. We have already recommended Laykin to friends and family and are already looking to book again for next year. This cottage definitely deserves far more than 5 stars!

Excellent accommodation!

When we arrived, Laykin Cottage was clean, warm and very welcoming. The views are stunning. The owner has been a pleasure to deal with when making the booking they provided very comprehensive and detailed instructions on how to get to Laykin and how to negotiate the slope and hairpin bend up to the cottage. It was never a problem for us at all. The beds, bathrooms and kitchen are of the highest order and we especially enjoyed cooking on the Rayburn. The lounge is lovely and cosy with comfortable sofas and a superb wood burner. The Welcome Pack was very generous with lots of locally produced goods. We visited The Bridge Inn at Grinton for lunch. The food was superb.The walk from behind the Cottage across to Blades and down to the Punch Bowl Inn for lunch is worth doing, the views are again, spectacular! This is THE BEST self catering accommodation we have stayed in and we have been to Swaledale many times, it's so beautiful. We will be returning to Laykin soon for another lovely break.

If you want to get away from it al this is the answer

We think Laykin Cottage is wonderful, in a fantastic location up in it's own perch lost in the Yorkshire Dales. We were impressed by how well the cottage is appointed and felt very comfortable and at home. Everything you need except a mobile signal - delightful! The views are simply amazing.

We did visit the local pub and enjoyed a good wholesome lunch. We also visited Richmond and Barnard Castle but our highlight was taking the train from Settle to Carlisle - what a spectacular train ride! We really liked Carlisle, it was our first visit.

On our way home to Kent we called in at Northallerton to visit Betty's....as you do...

Laykin Cottage is the ideal place to get away from it all and we highly recommend it.

Location

We have been on holiday in Swaledale every year for 20 years and we had been toying with the idea of buying a holiday home which we could use regularly and then rent out to help pay some bills. We love Swaledale in all its moods, from tranquil summer days when the meadows are a riot of colourful flowers and the hills are alive with the calls of Curlew, lapwing and grouse, the vivid purple of the heather in August, the splendour of the Autumn leaves and finally the snow of winter. When we found Laykin, we fell in love with its stunning views of the dale. It was a long but enjoyable project doing it up. We finished it in 2009. It is easy to get to Laykin from either the A1 or M6. We think Swaledale has some of the best walking in the country without the crowds of the Lake District.

Leyburn (9miles) has supermarkets and delicatessens, pie shops, banks, walking/outdoor shops, restaurants and market on Fridays also newsagents and bookshop, sewing shop, sweetie shop.

Hawes has local shops, walking shops, antique shops, the creamery where Wensleydale is made, post office and gift shops, wonderful old fashioned sweetie shop, restaurants and pubs and a cattle market.

Richmond has Co-op supermarket, shops and all the usual amenities of a market town plus, museum and castle and waterfalls also a cinema.

Booking Notes:
Please call us to make a booking. Booking is not secure until receipt of a deposit of one third of the value of the booking. Payment in full 6 weeks before the holiday.

Contrary to what Owner's Direct state, if you cancel your booking 30 days or less before your booking, you will lose your deposit and unless we can relet, we will have to keep the remainder of your holiday booking amount. If we can relet the week, we will refund you the value of your holiday, if we can sell it for the same price- if not, the value of what we have let it for, minus an admin fee of £50.
For short breaks we only accept full payment as they are usually only possible at the last minute.

Changeover Day:
Saturday from 4pm. Departure by 10am.
More flexibility on short breaks in low season. Short breaks can be taken within a month of booking. If the dates you need are not available we can suggest another similar cottage very nearby. Do get in touch!

Laykin has stunning views and plenty of space outside and inside to sit and look at them. It sits on its own approached by its own private road and has plenty of parking. It has its own garden and patio to sit and enjoy the views or have a BBQ. There is week of walks from the back door. The house has underfloor heating throughout the ground floor and in all the bathrooms. 3 of the bedrooms have super king-size beds which can be split into twins. There is a log burner in the sitting room. A rayburn and an electric fan oven and hob in the kitchen. The house has broadband, wifi, and free view on the TV. There is a dedicated boot room to dry wet kit and a utility room with a washing machine and dryer.
