Beautifully Renovated Watermill In South-Facing Secluded Position

Lovely south facing position set in 2.5 acres of secluded grounds by the side of a river, the River Brezou, and the former mill stream with plenty of areas to explore. The house, although in a small hamlet is less than five minutes drive to the local village with supermarket, baker, bank, etc. It is also just five minutes drive from a stunning lakeside sandy beach with canoes and pedaloes, A family home for ten months of the year, only rented out for July and August.

The accommodation comprises a large living room with 2 huge settees and easy chairs, UK satellite TV, DVD player, CD/radio system, well stocked bookcases. Feature inglenook fireplace. Separate dining area. Modern fully fitted and well equipped kitchen with electric hob and oven. Fridge/freezer, microwave, dishwasher etc. Downstairs toilet. There is Wifi. Upstairs there are three large bedrooms, two with 2 single beds in each; the third has a king size bed and an ensuite shower room/toilet. There is also a family bathroom with bath and shower attachment, washbasin and toilet. Plenty of wardrobe/storage space. A cot is available on request. It is only 25 yards from the main house. The washing machine is housed in a separate laundry room under the house.

Outside there is a south facing balcony terrace with seating, ideal for coffee and croissants in the morning, a private swimming pool 5 x 12 metres, set in a large patio area with gas BBQ, table tennis table, patio table and chairs, sunloungers and two adult bikes for the energetic. There is a lovely terrace overlooking the river and weir - a great place to sit and enjoy your aperitif before dinner. In addition there is a small rowing boat for use on the river. Bring a rod if you want to catch a few fish!

Travel:

Limoges is the nearest airport which is 45 minutes away. Brive Dordogne airport just 35 minutes away. A car is essential to reach the property. The house is 7.5 hours from Calais and 6 hours from Dieppe (not stopping!).

Distances:

2.5km from the village which has Spa supermarket, bar, bakers, chemist, butchers etc. Uzerche is the nearest town with large supermarket and all facilities. Kayaking down the River Vezere can be arranged in Uzerche. Brive is a very large town with excellent Saturday market and good shops.
