Villa in Kalkan, Turkey - Quiet relaxing location with private pool, roof terrace, Ottoman room, 20 mins walk to harbour/beach

Manzara Evi (Turkish for 'house with a view') gives some 260 m2 of accommodation, looking over Kalkan and its bay on three levels of accommodation to a high specification. Since I re-invest all the profits made from letting the villa, not only is it kept to as new condition but, every year, it gets further enhanced. For instance, in 2014, a 42 m2 roof terrace with its own kitchenette was added, as a fourth level, to further enhance the views; in 2015, I swapped around a bedroom and a bathroom, giving the villa another room with amazing sea views as well as another large, luxurious bathroom with twin sinks, a large bath and a separate walk in wet/shower room; in 2016 the roof terrace was further improved with the railings being replaced with glass panels. A hammock was added by the pool, too.

Manzara Evi offers the best of all worlds with top quality traditional Turkish materials, combined with modern architecture by a notable Ankara architect and interior design by a Franco-English interior design firm. It includes a 32 m2 private pool with a shallow end. Surrounding the pool are well-lit travertine terrace areas with a covered area for up to 10 people, dining in the shade on food prepared in the kitchen or at the built-in barbecue. Moreover, at the end of the pool, it has a traditional Ottoman 'chill out' room which can sit 20 people. There is a further terrace with a pergola as well as another one on the first floor that can be accessed by both bedrooms via sliding windows... and of course the 'pièce de résistance': the 42m2 terrace at the top of the building.

The villa also offers parking for 2 cars, including a lock up garage. It is protected by a sophisticated alarm system and your valuables can be locked in the available wall-mounted safe.

About the Owner

I'm Bernard Lien-Lambert and I had Manzara Evi (Turkish for house with a view) built to my own specification in 2005. I wanted it to be the best of both worlds & used a French interior designer, feeling, rightly or wrongly, that it's not a Turkish forte! I am French myself but an expatriate since I have been living and working in the UK for 30+ years. I'm a senior education lecturer at a University in the South West of England and I also own a 'boutique' hotel in Torquay, Devon (number one on TripAdvisor). I ensured, when designing the house, that it prioritises the 'chilling out' side, with lots of areas (covered and open) for relaxing & sunning yourself like the large Ottoman room at the end of the pool (as opposed to yet another bedroom), an open-plan ground floor and 6 terraces, inc. a 42 m2 roof terrace. 2nd Visit to Manzara Evi, Fantastic Again!!

We had such a great time at Villa Manzari Evi last year with the family we decided to book again this year. Spotlessly clean, equipped with everything you need and amazing views.

Bernard is such a lovely person to deal with and will make sure that you have a great holiday with Roger on call should need anything.

We did find the town quieter than last year but the food and the service in the restaurants we used was still as good and we had no complaints about anywhere.

I would recommend going on a sunset dinner boat trip which you can book from the Lipsos restaurant at the harbour. Also, if you are planning any trips, book through Unlimited Holidays, the shop is on the left hand side near the bottom of the street on the way to the harbour, Ismail will take care of you, great service and value for money. We had a great time on a boat trip to the sunken city at Kerkova and swam with sea turtles.

I would highly recommend this villa and certainly will come back again.

Wow, simply stunning!!!

Villa Manzara Evi definately did not disappoint us. We were met by Rodger in Kalkan, the property manager very early in the morning who we followed up the hill to the villa. Rodger showed us around and we were imediatley wowed by the views of Kalkan and the harbour. Everything was imaculately clean and very well furnished and is well equiped with everything you could need, a home from home. We never closed the curtains in the bedroom as we loved to fall asleep and wake up to the amazing view. The pool was fantastic, again very clean and looked after every day and the otterman room is perfect for getting out of the sun and also for relaxing in the evening.

Bernard is so helpful and friendly and is very passioante about his villa and Kalkan and ensuring that you have a great holiday.

Its only a 10 minute walk down the hill to the harbour which is very steep in places and you don't need to walk back up as there are plenty of taxi's which are really cheap, 18 lira which is only £4.

You are spoiled for choice with the number of restaurants to choose from in town and we never had a bad meal.

We loved Kalkan and the villa so much we have just booked again for next year and would highly recommend Manzara Evi.

Amazing villa

‘A real pleasure from booking to arriving home’

What can I say! As a family we have visited Turkey on 6 occasions, with this year’s stay in Kalkan being our second consecutive visit. Obviously you are already reading this review with the potential of coming spending your holiday in Kalkan so won’t go into detail in regards to how great the resort is.

We have always opted for villa accommodation during our Turkish holidays and have had the good fortune to have stayed in some really good villas over the years. As a family we can quite confidently say that having now stayed at Manzari Evi it completely and totally surpasses any of the villas we have stayed in previously.

Bernard was a dream to deal with from start to finish. Communication was extremely timely and assistance with information in respect to the villa and Kalkan was superb.

The images on the website do the villa justice but you really have to see it in person in order to fully appreciate how special this villa really is. It is clear that Bernard is passionate about the property from the discussions we had in advance of our booking (however not by any means in an over-bearing ‘you will treat my property as you would treat your own home’ kind of way) but blimey – there has been no expense spared in ‘kitting’ out the villa.

Attention to detail was immense – even down to having about 100 different glasses in one of the kitchen cupboards. The kitchen is far better (and nicer) equipped than our kitchen at home. We have stayed in a villa previously that had a guest book and reading through it, some plonker had said that the villa (NOT referring to Manzara Evi) was great but really could do with a blender! Manzara Evi even had a blender……

As you will see from the images, the villa has fantastic views from its hillside position. Please do not get put off by the hills – as a family (age range to from 10 to 69 years) it took around 15 minutes to stroll into town and the price of taxi’s meant that there was never a need to walk up the hill home.

The bedrooms are great, the bathrooms are massive and finished to a really high quality, the roof terrace is fantastic and the pool area – well, just phenomenal.

All in all, a great holiday enhanced further by this brilliant villa – 5 Stars.

Words cannot describe how good this Villa is!

My wife and i have been travelling over to Kalkan from Edinburgh for the last 4 years now, we have stayed in different areas of Kalkan and in different types of Villas, but this villa is by far the best villa we have ever stayed in, id go as far to say it is the best place we have ever stayed.

The villa has everything you need and more, lots of little extras which we have not had in other villas we have stayed in previously, for example every kitchen utensil possible is there, extra travel plugs plus many others, so good to find a villa that has everything covered. All kitchen pots and pans ect are of a very high quality and high quality runs throughout the villa, no expense has been spared.

The pool is very nice and large and the amazing Ottoman room next to the pool is out of this world, we have never seen anything like this before. It is a great place to go and sit to get out of the sun for a while but still be outside in the fresh air, it is also a great place to sit and eat your dinner at night. The bedrooms and the bathrooms are all of a very high standard, high standards are throughout this place and we did not find/have one fault during our 3 week stay.

The views from the first and second floors bedrooms are outstanding, but once you are on the roof terrace the views are absolutely breathtaking, panoramic views all round. We spent many hours a day just sitting on the roof terrace watching the world go by, overlooking Kalkan we really could not ask for anymore. It was an absolute pleasure to have that view for our entire holiday.

The villa is up the hill but is is extremely easy to walk into town, quickest way is about 10 to 15 mins max from villa to kalkan old town centre and another way which is walking down less hills is maybe about 25 minutes. Taxi home is recommended and cost roughly 15TL which is no problem.

The owner is a dream to deal with right from our first point of contact. He really loves his villa and puts everything into it and you can clearly see a lot of time and effort has been put in to making this villa a very comfortable and welcoming place to stay. One major bonus with booking with Bernard is you can pay by card, travelling with a lot of money makes me feel anxious so knowing that it was all paid in full with the owner before travel was a great feeling.

Cannot recommend this villa highly enough, we will be back next year for sure.

A fantastic villa in a wonderful location - we had a fantastic time. Breathtaking views, wonderful pool and a villa with everything we could want (the water deliveries by text were a welcome feature) and highly effective air conditioning. The walk up the hill (mountain?) was steep but kept us all fit! The restaurants were brilliant as was the weekly market. Thanks so much.

Kalkan, at the heart of the Turkish Mediterranean (Turquoise) coast, is, without a doubt, the best seaside resort in Turkey. It is neither too big nor too small and is very much the best of both worlds in many ways: touristic but not overly so and not spoilt by ugly high-rise buildings, loud music or people... Kalkan council have, as their motto: 'Keep Kalkan special'... and they do. Call me a snob but it doesn't have the tackiness of other resorts like Marmaris or Bodrum. As a French person coming from La Rochelle, I actually decided to sell my house on the nearby Ile de Ré in order to have my new second home in Kalkan. If you know that part of France, you'll apreciate how hard a decision it was...

Kalkan main town has two beach clubs & a small pebbly beach next to the harbour and its many restaurants. Over in Kalamar Bay are two further excellent beach clubs with all water sport activities at hand.

Kaputas beach & its sandy cove, which is featured in so many promotional photographs, is 4 miles away.

Patara beach, about 8 miles away, is famous for another reason - it's a 17 km long stretch of fine sand, surrounded by a protected nature area, including an an ancient Greek amphitheatre.


Dalaman is the nearest airport and 130 km (1 hour 35 min) away.

We can book a reasonable and very reliable transfer service or car rental.

Once arrived at the villa, a car is not essential unless you wish to freely explore the local area. However, there are efficient and cheap dolmus (minibus) services operating from Kalkan to Kas and the surrounding beaches and to the main town of Fethiye.

Lots of taxis are around for the trip back up to the villa and supermarkets/restaurants offer delivery.

The historic town of Kalkan is one of the most beautiful spots on the Turquoise coast of Turkey and a wonderful resort for anyone who needs calm and relaxation. It is well-known for its beauty and its motto: 'keep Kalkan special'. As a result it is not over-built, noisy or 'tacky' like many other resorts.

Originally a small fishing village and trading port, it was home to mixed Turkish Ottoman and Greek inhabitants. Its traditional layout and building styles have generally survived to give atmospheric, narrow, traffic-free streets sloping down to the small pretty harbour.

Its locality has a healthy climate and low humidity, with sea breezes moderating the 30°-40° summer temperatures.

A welcome pack of consumables is provided.

A helpful handbook is available for guidance, local facilities and local numbers and a local British-run agency is at hand for help, advice, car hire and other bookings.

Changeover Day:
Usually on a Monday since it is the day when there are most flight between the UK to Dalaman but we are flexible on this.

Notes on prices:

This also includes a table that sits 8 people - at roof level, there is the magnificent roof terrace Utility Room: Downstairs bathroom includes washing machine and storage for ironing board, iron, etc. Cleaning / Towels / Linen / Maid service: Accommodation includes a full clean after each stay.
