This attractive secluded villa is situated on the edge of the ancient village of Ginestas. The house is built on top of a hill which provides panoramic view from the terrace and pool-side over the village towards the Minervois hills. The house stands in over a hectare of land part garden and part 'garrigue' - a mixture of broom, wild almonds, hawthorn and other self set shrubs and trees. A short walk past La Poste and the bank takes you into the centre of the village with its boulangerie, cafe and small general store. The house is split level and open plan in style with two large living/sitting areas - the one downstairs is lovely and cool in the heat of the day. Outside is a barbecue and wooden terrace looking towards the hills - which at sunset turn into beautiful shades of mauve - ideal for dining alfresco Just beyond the terrace is a truly magnificent pool surrounded by natural stone and wooden decking. Ginestas is in the middle of some very fine wine producing areas.

We spent a thoroughly enjoyable and relaxing week at the house last summer. It’s well equipped and well situated, with plenty of interesting sites nearby. Particularly liked a leisurely stroll down to the Canal du Midi to one of the restaurants for lunch and then back for a refreshing afternoon dip in the pool. There are nice restaurants around for supper, but most of the time we preferred to cook at home and eat on the terrace, enjoying a glass or two of red, the warm evening air and the sound of cicadas

Peaceful but walking distance to the village

The villa is situated on a small lane (no passing traffic) at the very edge of the village - perhaps 10-15 minutes walk to the amenities. The pool is close to the villa, which has a nice 'deck' - shady most of the time - for eating/relaxing. There is plenty of space around the pool for loungers etc. Wonderful views to the distant hills make you feel you are quite isolated, and we had no noise from neighbours, apart from the occasional tractor.

The villa itself is nicely laid out, with most of the rooms on a single level - a large living space and a good sized (and well equipped) kitchen with a bar and eating area. The three bedrooms are of a good size, as is the main shower room on this level. Downstairs there is a further lounge and a shower room and toilet.

Everything in the villa was in good order and is well maintained - the only noticeable 'lack' being a light over the 'deck' - which was easily remedied by the judicious use of a table lamp :-)

The location is good - close to a variety of interesting sites - easy to reach Carcassonne or the Med for those who wish, but we spent most of our time enjoying the peace of the villa and the pool - venturing out to markets, an Abbey and the delightful village of Minerve.

What a fantastic relaxing holday

My wife and I spent a week here and all i can say is what a fantastic place. Having spent the last 15 years visiting various location and staying in different accommodations all over France, this is by far the best place we have ever stayed. Fantastic villa, amazing pool, and to sit out at night with a glass of wine and look at the amazing view we were in heaven. The location of the villa is ideal for visiting many places, we walked to the canal du midi one evening, we lunched at Le somail, and had a day in Beziers, all within easy reach. But for us, without a doubt, the finest thing was how relaxed we felt during our stay. I would recommend this place to anyone without a moments hesitation.

Perfect location

We had a wonderful stay there at the beginning of September and highly recommend it. The villa itself is set at the top of a hill, rising out from the village of Ginestas, and has the most spectacular views. Take a right turn from the villa and you can walk into the village where you'll find a bakery, newsagent, Bistrot (which is also the main hub of the village), together with a decent restaurant and recently opened wine bar (open Thurs - Sat) nights). Take a left turn and you can walk down hill and across fields to reach the Canal du Midi which has its own special, unique atmosphere.

There is plenty to see and do in the surrounding area. We particularly enjoyed our visits to Minerve and Lagrasse. Much wine production also goes on in the area and, at the time we were there, the farmers were very busy harvesting their crops - tractor upon tractor regularly passed us laden with grapes! Not surprisingly therefore, there are plenty of vignobles to visit nearby, some of which you can actually walk to!

Yet, you may find yourselves not wanting to leave the villa at all! It is spacious, comfortable and well-equipped. The second lounge downstairs has a huge selection of books and DVDs for quiet times and rainy days. Outside, the gas BBQ is an invaluable addition for meals out on the veranda whilst the pool, surrounded by mediterranean-style planting, is an absolute jewel.

Yes, we'd happily go back!

Much wine production goes on in the area and at the time we were there, the farmers were very busy harvesting their crops! There are plenty of vignobles to visit and enjoy in the local area, some of which you can walk to!

Wonderful stay in Ginestas

We had a great time in Ginestas this year and the house was perfect. Just as described and even nicer in the flesh (or should I say in the bricks and mortar). The setting is sublime and on entering the gates for the first time after our long drive down, the sight of the glistening pool and the views beyond was magical. The house had all the facilities we needed and plenty of outside space for the children to roam and explore. The kitchen was super and cooking the evening meals was a pleasure - interspersed with quick wine breaks on the veranda! The pool was the highlight for all of us - well maintained by the friendly and helpful Jeff and Linda. Ginestas is a lovely small town with a great restaurant, cafe bar, bakery and newsagent - all just a five minute stroll away. The beaches of Narbonne are only 35 minutes away and Lagrasse just under an hour. We hope to be back.

Genistas

We found this private well maintained property at the top of a hill in its own self contained grounds sheltered by trees surrounded by panoramic vistas with a balcony with a table and chairs overlooking a pool.

The property has a well equipped kitchen with all the facilities and utensils we needed. The bedrooms are clean light and airy with the option of closing the shutters at night if we wanted to.

We made full use of the well maintained pool facilities and we especially enjoyed our evenings sitting outside on the balcony with a glass of wine admiring the views and the wildlife.

The house folder gave us advice on local shopping facilities i.e. location and most importantly opening hours as well as restaurants and advice on local wines. The village of Genistas is charming.

The owners also shared their insights knowledge and understanding of the wider region suggesting (in their house notes) places of interest to visit and explore. We used this advice to plan our daily activities and excursions. We found it to be both instructive and very helpful.

We have no hesitation in recommending this property to everyone.

A comfortable stay in Ginestas

We were looking for a quiet location, not too far from the coast, with a pool with a view and plenty of space. We found it in this Ginestas house. The description was spot on, the photos illustrated the property clearly and the owner was very prompt with all aspects of the rental. The kitchen was well equipped and excellent for self-catering, including the dishwasher and large fridge. The local restaurant is English owned and the food was tasty, well within walking distance. We enjoyed a day on the Canal Du Midi, visited Spain and the rugby at Perpignan. An enjoyable stay all round.

The beautiful child friendly sandy beaches of Narbonne Plage are 40 mins drive through Narbonne. The resort has beaches close to restaurants, shops and play facilities and there are other natural beaches surrounded by the garrigue with views of the mountains. The beaches of Narbonne Plage are cleaned daily during the summer. Free parking is right by the beach. The marinas of Gruissan are in the same area for those who are interested in all things boating.

Travel:

Airports nearby: Carcassonne (60km W), Béziers (40km E), Perpignan (77km S), Toulouse (156km W). Rail: Narbonne 20 mins drive has connections to the TGV system. Road - the route south is from Paris to Orléans and on to Clermont Ferrand. There it becomes the A75 - a largely toll-free autoroute which terminates at Pézenas and has now been extended to Béziers(30kms away)

Distances:

Local - Boulangerie, café and small general store - 5 mins walk. Vigneron - 7 mins walk; Intermarché supermarket 5 mins drive; Carrefour hypermarket 25 mins drive. Further afield by car Narbonne 16km; Bézier 30km; Carcassonne (La Cité) 46km; Pézenas 65km; Montpellier 111km; Tououse 145km; the Camargues 170km.

Our house in Ginestas offers a sanctuary of peace and quiet around the pool and yet can also be a centre for visiting the many interesting places in Languedoc. The Canal du Midi is a 15 mins walk away; this World Heritage site offers shady walks along the tow path A little further away - 5 mins in the car is Port Le Somail - a stopping point on the canal with restaurants, art galleries and places to hire boats. Wine tasting is one of the pleasures of a holiday here. Our house is in the wine producing area of Minervois and a good centre for visiting others - Corbières, St Chinian, Faugères and Coteaux du Languedoc. Look out for Vins de Pays D'Oc - often excellent value. Those interested in history will enjoy Carcassonne and its La Cité, the famous picturesque walled city or the ruined castles of the Cathar country including Quéribus, Peyreperteuse and Minerve. Other favourites are Béziers with its narrow streets and Pézenas with its lovely market on Saturdays. Not far away there are two abbeys - at Fontfroide which also hosts cultural events in the summer and just outside Lagrasse which is a very pretty village with its art studios and craft workshops. For those looking for more exercise there is horse riding, kayaking as well as the beach activities at Narbonne Plage. For plant lovers there are a number of parks and gardens open to the public including the Mediterranean Garden at Roquebrun (rather strenuous), Jardin botanique at Durban-Corbières, Enthusiastic gardeners wanting to see a really professional approach to Mediterranean gardening - should visit Pépinière Filippi just outside Mèze - an hour or so by car - located on the Étang de Thau. This is a working nursery but with a beautiful garden at the back overlooking the oyster beds of the Étang; very little irrigation is used after the first year - everything is achieved by choosing plants adapted to the climate.

  • Notes on accommodation: For winter lets the living room has a modern fireplace with a heat distribution system and all rooms have electric radiators. Outside: Outside there is a wooden decked terrace, which overlooks the village and hills where we spend much of our time in the evening eating and relaxing. There are other tiled terraces that face SE and SW so that there is always somewhere to sit outside away from the sun. Close to the house we have a gas-fired barbecue which is very popular in the summer – one of the pleasures of a summer evening is cooking on the barbecue in the company of a glass of red wine! Utility Room: Washing machine, tumble dryer both located in the downstairs bathroom. Bedlinen and towels are included. The villa is fully cleaned at each changeover.
