'Villa Harmija' is a spacious single story accomodation with comfortable and modern interior decorations. 3 double bedrooms, modern bathroom and a separate shower room. Modern kitchen and large living room with french doors to terrace which overlooks gardens to front and the amazing panoramic view which is "Boka Kotorska" Gardens contain olive, fig, mandarin and camellia trees. Grape vines also shade the terrace dining area. The house enjoys an elevated position up a steep hill with unparalleled views of the bay and mountains.
My wife and I live in Suffolk England in a two hundred year old cottage. I work full time as an electrician and my wife works for a large well known retail company.
We like to enjoy our villa as often as we can, work permitting.

Having been blown away by the natural beauty of Montenegro and the friendliness of the locals, we purchased our villa in 2006. We love the peaceful setting and amazing views. We have made some improvements to bring the property up to date whilst retaining the original charm and character that captivated us in the first place. Having spent many idyllic weeks there ourselves we are confident you will adore the area and find our villa an ideal and comfortable base for your stay. We find the location perfect as a relaxing retreat yet it is only a 15 min. drive down the steep hill to the UNESCO Heritage site of Kotor Old Town with its maze of cobbled streets and bustling cafe culture.
Being a detached property with its own walled grounds and private parking, it can be as peaceful or noisy as you wish.
Une vue magnifique et une terrasse très agréable. Prévoir une voiture qui grimpe bien en première car la côte est très raide. Très bien pour servir de point de chute pour rayonner autour des bouches de Kotor, par contre un peu raide si on compte faire plusieurs AR à pied dans la journée pour se baigner à la petite plage en contrebas. A beautiful view and a very nice terrace. Hire a car that climbs well in first because the coast is very steep. Very good to serve as a base to radiate around the mouths of Kotor, on the other hand a little steep if you plan to do several AR on foot during the day to bathe at the small beach below.
It is very useful house. Big provate territory, big parking. The sliping rooms are separate from the kitchen part. Greate terrace with buetiful sea view.
Stunning views and a great position with a lovely mix of sea and mountains. Very close to amenities, lots of lovely restaurants within walking distance. The villa was very clean and in a quiet location with a lovely private garden and terrace. There is lots to do in the area such as walking, water sports and Prcanj is a great location to explore around the Bay to places such as Kotor and Perast.
Agenten Nicholas Rose mötte oss och visade vägen till huset, eftersom det hade varit omöjligt att hitta det annars. Inga skyltar alls. Vägen upp till huset är fruktansvärt brant och dålig med väldigt tvära kurvor, en rent livsfarlig väg. Det skrapar under bilen. På vägen från huset var det en centimeter från att vi krockade med en bil som körde ut utan att se oss.
Den utsikt som visas på bilden existerar inte. Det står en massa träd som skymmer.
Huset är helt charmlöst. Ligger i skugga av omgivande berg och skog. Massor av mygg. Altanens betonggolv är trasigt och en gammal människa kan lätt snava och bryta armar och ben.
Inne i huset ligger en massa kassar i ett hörn. Om man hyr ut sitt hus får man ta bort sitt bråte.
Efter samtal med agenten Nicholas Rose, som konfererat med husets ägare, lovades vi att få pengarna tillbaka, vilket vi ännu inte fått. Enligt hans utsago skulle pengarna sättas in på vårt bankkonto måndagen den 16 oktober av Home Away.
Coast/Beach:
Kotor Bay is just 10 mins. walk down a steep hill with a small local beach, Adriatic beaches are 30 mins by car.
Travel:
Car hire is recommended. Tivat airport is just 30 mins. drive, Dubrovnik airport is 1 hour 30 mins drive.
Distances:
Prcanj village is just a lovely 25 min stroll along the Bay. Kotor Old town is a 15 min drive around the Bay. Tivat town is a 20 min drive.

Booking Notes:
Please contact owner. 25% non refundable deposit is required to secure the booking. Payment of the balance is due 45 days before the start of the let upon which full directions are given. A refundable deposit of 200 euros in cash is required on arrival to cover any eventual damage. A tourist tax of euros 0.80 for adults & euros 0.40 for 12 to 18 yr olds per day is payable upon arrival.
