This tastefully refurbished 3 bedroom house is within striking distance of Bordeaux, La Rochelle and Royan. Set in an idyllic little hamlet close to the picturesque town of Mortagne sur Gironde this 300 year old house affords a classic opportunity to unwind, relax and enjoy traditional French living. The house itself is all on one level. A 10m x 5m terrace faces the pool area which is elevated. The entire area is walled and completely private.The first seven feet of the terrace is covered and houses an al fresco dining area with a built in barbeque and dining furniture which seats 8 comfortably. The house is a simple and effective design with the living and kitchen areas facing the walled garden and pool all three bedrooms facing the south. The hallway runs along the middle of the house with the main bathroom convenient for all three rooms although bedroom no 3 has an en suite with over bath shower. Opposite the south facing bedrooms is a large garage which guests are welcome to use. There is also common land close to the house if preferred. The very thick walls of the house make it beautifully cool in the summer. There is a wood burning stove in the living room (should you have some poor weather) and a sofa bed if required.

About the Owner

My husband and I bought this house as a bolt hole in 1998 when we were both working very full time. My husband made me promise that we would not spend all of our holidays there as he loves to travel however, whilst we have visited other countries aver the years we have always elected to spend most of our free time in Mortagne. We rented it for the first time in 2010 as we are both now retired and can visit the house out with the height of summer.

Perfect for all the family

The property was perfectly described and the facilities at the property could not have been any better.

We were so close to the beach but to be honest it was so peacful and relaxing at the property we did not feel the need to go to the secluded coves that are only a short drive away.

We made very good use of the bikes and took it in turn to ride them to the local bakery each morning for our fresh bread and croissants,

it was heaven.The babecue was also a great hit with us all and was used every night.The accomodation was perfect for all seven of us with plenty of room.

The table tennis was brilliant .The sourounding area was beautiful , pretty much vin yards in every direction.I would highly recomend this for any family wishing to relax ,rewind and enjoy some sun.Honestly could have not been any better for us as a family , thank you very much Eileen for giving us the the use of your house for the week.

Location

From the Owner

When we began looking for a house in France we had a few prerequisites in mind. We wanted to be sufficiently far south to be pretty much guaranteed good weather. We wanted to be near the sea as we have grandchildren and knew the seaside would be a must for them. We wanted to be able to access the house quickly and easily from our home near Edinburgh. We wanted to be able to shut out the world but also be able to enjoy good shopping, interesting days out and above all good dining (we are foodies!) All of our requirements have been met in spades and many more that we never anticipated. Charente Maritime is the second sunniest part of France. We have beautiful views of the sea within five minutes of the house and plenty of beaches close by. Shopping and dining out are excellent.

Coast/Beach:

Mortagne sur Gironde, a picturesque little town on the Gironde estuary. The large seaside town of Royan is thirty minutes drive west. Between Mortagne and Royan there are many small coves and there are beautiful large beaches at Meschers and St. Georges de Didonne. Saintes, the historic capital of Charente Maritime is thirty minutes drive east as is Cognac. Bordeaux and La Rochelle are each one hour's drive from Mortagne and both provide and excellent day out.

Travel:

It is possible to fly to Bordeaux, La Rochelle and Poitiers. Bordeaux and La Rochelle are both one hour's drive from Mortagne and Poitiers is 1.5 hours. When driving from Britain we normally use the channel tunnel which is very efficient and the price is comparable with the ferries. The car journey from Calais to Mortagne is 6.5 hours. The easiest route is via the recently opened motorway on the west of France. A car is essential when living in Mortagne.

Distances:

Mortagne is 1km from the house. Genmozac ten minutes drive. Saintes, thirty minutes drive. Royan thirty minutes drive. Cognac thirty five minuted drive. Bordeaux one hour's drive. La Rochelle one hour's drive.

Further Details:

There are major supermarket chains in Royan, Saintes, Cognac and of course Bordeaux and La Rochelle. There is an excellent smaller super U in Gemozac which is only ten minutes by car. Mortagne has all the necessaries, a butcher, two bakers. a charcuterie, post office, a well stocked Cooperative and three restuarants overlooking the Port.

Changeover Day:
Saturday changeover is preferred. The house will be available from 3.30pm and guests are asked to leave by 11am to allow for the cleaners to prepare for the next guests arriving.

  • Notes on accommodation: In the lounge there is an open fire and throughout the house there are electrically powered radiators. There is no air conditioning however the thickness of the walls keeps the house beautifully cool in the summer. The house is ideally suited to children. There is no passing traffic on Impasse du bonheur other than the occupiers of the four other houses in the hamlet. Outside: French windows from the lounge lead to a large covered terrace with barbeque area overlooking the pool. Within this area is a large table and chairs which again accommodates eight people comfortably. This is the area most used for eating during the summer. A cupboard adjacent to the terrace houses a table tennis table and lilos which guests are welcome to use. The pool is 8 x 4 mtrs and is surrounded by flower boxes and a small garden. Utility Room: There is no separate utility room. Cleaning / Towels / Linen / Maid service: Towels for use in the house are provided and separately, beach towels are available. All bed linen is provided. the property is cleaned prior to arrival when a supply of fresh linen and towels are provided for the duration of the stay. Other: There is a large garage alongside the house.
