Cottage in Brancaster, Norfolk - Walking distance to Pub, Restaurant, Beach, Golf Course, Child & Dog Friendly

Rosa Cottage has had an amazing makeover over the winter of 2017/18 and is now welcoming guests past and new.

Rosa Cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional vehicle.

There is a large open plan living area with a full height vaulted ceiling with a sleeping gallery over looking the living area and offering fabulous views over open countryside. There is a glimpse of the sea from here too but I can't call it a sea view!

The living room has a glass apex on both ends and full height bi-fold glass doors on the south facing side opening onto a patio area. There is a log burner for the colder nights, dining area and kitchen.

Three bath/shower rooms.

Rosa offers four bedrooms -

Kittiwake - a king size bed with ensuite shower room

Dove - a double bed with separate bathroom

Teal - a twin room with separate shower room

Seagull - the fabulous sunset gallery with double bed, lots of natural light but no privacy as part of the living area. A curtain and screen are provided.

The kitchen is equipped with an oven, hob and extractor, microwave, fridge, freezer and dishwasher. Behind the cottage is a lovely sheltered patio and to the side a sunny south facing patio and lawn. There is ample parking space for several cars. Free Wireless Broadband is included. Well-behaved children and dogs (max 2) are very welcome. No smoking.

Arrival is after 4pm, departure is by 10am.

We purchased Rosa Cottage in November 2004. After 13 years of happy guests, 526 bookings and lots of repeat visitors who return year after year we decided that Rosa was ready for a makeover which was carried out over the winter of 2017/18. We now have a home with the real "wow" factor (Our first guests words, not ours)!

Notes on accommodation: A new and welcoming very popular property 365 days of the year. Outside: Behind and to the side of the cottage is an enclosed sheltered patio and private garden and lawned area. The garden faces South and the patio West so provides a lovely afternoon and evening (in the Summer) sun trap. There is ample parking space for several cars. Cleaning / Towels / Linen / Maid service: Bed linen, towels, bath mat, tea towels included and changed weekly. End of stay cleaning included.

Rosa Cottage

Thank you for a lovely stay in Rosa Cottage. It was a very comfortable and cosy cottage to stay in, the added bonus of an open fire was a lovely way to round off our day as the weather was very windy and chilly. However, the weather didn't stop us enjoying the stunning walks and beaches in and around Brancaster. Brancaster and Holkam beaches are amazing and our dog loved them. We took advantage of the fish and chip take away service The Ship pub in Brancaster. Very tasty but order the large portion and the small was tiny! We also enjoyed a couple of lunches at The Jolly Sailor in Brancaster Staithe which was excellent and very child and dog friendly. We can highly recommend staying at Rosa Cottage and hope to return soon. It's perfectly placed for exploring the wonderful North Norfolk Coast and is a great place to stay.

Brilliant place to stay

This was a really lovely place to stay - clean and warm, a cosy open fire for the evenings and the beds are so comfortable. Its right beside the coastal walk and Brancaster beach is perfect for exercising people and dogs - miles of open sand and lots of birds to be seen. Everything was as described and the owner was very helpful and pleasant. I'd certainly recommend this property to others - and hopefully I'll be able to stay there again myself.

Within a few miles of Brancaster are a number of world renowned bird reserves. The RSPB run Titchwell and Snettisham, English Nature run Scolt Head Island and Holkham and the NOA run Holme-next-the-Sea.

Coast/Beach:

Brancaster beach: Miles of beautiful uncrowded soft sandy beach less than one mile (15-20 minute walk) from Rosa Cottage. Parking, toilets, snack bar (April to Oct) at the beach. Dogs welcome all year. Short Drive to Holkham and Wells beaches to the East or Holme and Hunstanton to the West.

Travel:

Use of car highly recommended but not essential as Coasthopper bus travels regularly along the coast and into Burnham Market.

Distances:

200 yards to village centre, good pub and restaurant.

A refreshing escape from the hustle and bustle of busy Britain. Around every corner you will find pretty villages and historic churches, miles and miles of unspoilt beaches. Brancaster's beautiful long sandy beach is a pleasant walk from Rosa Cottage. Bird watching - Within a few miles of Brancaster are a number of world renowned bird reserves. The RSPB run Titchwell and Snettisham, English Nature run Scolt Head Island and Holkham and the NOA run Holme-next-the-Sea. Brancaster Brewery - We now have a brewery on the doorstep. The Jolly Sailors has just opened the Brancaster Brewery offering two excellent real ales. IPA (Indian Pale Ale) and Old Les (named after Lesley who was a village character).

Brancaster beach - Miles of beautiful deserted soft sandy beaches shelving gently into clear blue sea. Cycling - Various bike hire companies locally. You are welcome to bring your own bikes and the garage at Rosa Cottage is secure. The National Cycling Route No1 passes a few miles inland. Dining - There are numerous excellent restaurants all just a short walk or drive from Rosa Cottage. Golf - The Royal West Norfolk Golf Course borders Brancaster beach just one mile away from Rosa Cottage. Shopping in Burnham Market - Also known as 'Norfolk's loveliest village'. Burnham Market is just 4 miles from Rosa Cottage and offers over 40 quality independent shops where you will find a bakery, butchers, florists, fresh fish, delicatessen, clothing, shoes, books, antiques, garden and home accessories.

Hiking and walking - Coastal path passes the door of Rosa Cottage heading both East and West along the coast. If you want something a little less strenuous then there are some lovely short walks from the cottage. If you head South from Rosa Cottage for just a few minutes up the hill you will get magnificent views of Brancaster Beach and beyond. The beach is a pleasant short walk as is the footpath to Brancaster Staithe. The Norfolk Coastal bus runs regularly along the coast.

Booking Notes:
Rental rates include bed linen and towels. Up to two dogs are welcome but are charged £15 per dog. A security deposit of £150 is payable and refundable after return home.
25% deposit due on booking, balance 9 weeks before arrival.

Changeover Day:
Weekend stays are Friday to Monday and Mid Week stays are Monday to Friday (4 nights). Weekly stays can begin on Monday or Friday. 10 night stays start on a Friday and 11 night stays start on a Monday.
Arrival is after 4pm. Departure is before 10am
