This attractive apartment provides the best of both worlds; it is within walking distance of Edinburgh City Centre, but is situated in a quiet location with the added benefit of a parking space. With Princes Street and the City Centre only a short walk, you can easily be at the heart of Edinburgh’s shopping, historic and cultural district. For nightlife, the apartment offers convenient access to popular bars and restaurants to suit all tastes and pockets. And when you want a break from the bustle and excitement of the city, the peaceful Royal Botanic Gardens are within walking distance (approx. 15 mins), as are excellent transport connections to out of town attractions. The apartment itself contains two bedrooms, one with en-suite facilities. The lounge / dining area open out onto a small patio area, for which a table and chairs are provided.

About the Owner

The property is owned by 3 generations of a family - mother and daughter Sue and Sam, and grandfather Les. We use the property to visit son Dave and his family.

Despite the fact we purchased the property when Les was 86, he played a very active role in getting the property ready.

Sue and Sam both live in Croxley Green in Hertfordshire. Sue manages a programming team and Sam runs her own business providing public sector research and consultancy.

Dave works for the Ingleby Gallery in Edinburgh - which is well worth a visit during your trip!

Edinburgh vacation

Instructions concerning entry and the location of the apartment in Edinburgh excellent.

The apartment was very comfortable and functional. The heating system was easy to use and control. The location in Edinburgh was central and we could walk into Princes Street in about 15 to 20 minutes.

We enjoyed the area and will certainly return and would recommend the apartment to friends.

Pleasant, modern apartment in convenient location.

Nice place, clean and modern. Only complaint is that one bathroom lacks an enclosed shower (has only a hand-held showerhead). Located within reasonable walking distance from Old and New Towns, as well as Leith.

We do try to be clear on the website about the fact that only one of the bathrooms currently has a full shower but we have actually already booked for the second bathroom adapted to allow a full shower added over the bath in November when we had a long enough gap in bookings to allow this.

Nice comfortable apartment

The apartment is as described, convenient and comfortable, the kitchen is well equipped. It is also well located, near the heart of the city but in a quiet area. The entrance is not easy to find at first because the directions tell you to go to the parking, so you expect to find it there when it is as a matter of fact in the main street of Hopetoun. We enjoyed our stay very much.

Owner's Response: Thanks for taking the time to write a review. We are very glad you found the apartment well located and well-equipped. I'm sorry that you found the directions for accessing the keys difficult. You can in fact access the patio where you collect the keys from the car park or the front of the building. We suggest the path round the building from the car park as we found it is slightly easier to find the right apartment this way. We developed the instructions based on guest feedback and have included pictures to try and make it as simple as possible, but I will have a further look to see if there is any way we can refine it.

This is a clean, well maintained flat close to downtown Edinburgh.

The flat is well maintained, clean and quiet. The appliances are first rate and all the supplies were readily at hand. The furnishings are from IKEA which has good and not so good points. The bed was very firm, for example. Having two bathrooms was a nice feature especially when travelling with others (or teenagers).

The owner has provided a good orientation book and previous guests have created a rack of brochures/references for others to use. The flat is walking distance (20-25 minutes) to Princes Street and easy access to Edinburgh's good transit system.

Owner's Response: Many thanks for the feedback. We were very glad to hear you enjoyed your stay, and found the property clean, quiet and well maintained, clean and quiet. We have tried to use a range of furnishings in the property - some from IKEA and some from elsewhere in order to get a balance through the accommodation. I'm afraid it is very difficult to get the hardness of the beds right for everyone's tastes so we are sorry you found them too firm. I'm glad you found the rack of local information helpful. We put the rack in when we first purchased the property with a range of leaflets so that it was easy for guests to quickly access information. We have been delighted that guests have left leaflets from such a variety of visitor attractions from in and around Edinburgh.

Great location!

Great city flat in brilliant location. It is within easy walking distance to lots of interesting restaurants, supermarkets, buses and we found it an easy walk into the city . . . and what a wonderful city Edinburgh is!

The flat was well equipped, comfortable furniture and warm. We found the beds a little uncomfortable but that might have been us!

Was very handy having the two bathrooms and the washing machine. The off street parking was also terrific. In fact we didn't use our car for our entire stay . . . five nights!

Contact with the owner was prompt, efficient and always friendly. The local/tourist information in the flat was plentiful and very welcome.

Overall a wonderful stay and highly recommend.

Location

From the Owner

With family living in Edinburgh we found ourselves frequently coming up stay in B&Bs. We loved the city and wanted to visit more often, and also liked the idea of having somewhere we could have a living space we could all share. This particular location appealed because we felt it was very important to have parking and the proximity to the town centre made it a very attractive place to be based. There is a small children's play area which our nieces / grandchildren love to play in and we love being able to open the patio doors on a nice day (they do get them occasionally in Edinburgh!). Although we often walk into the City centre the bus stop a few minutes walk away make it even easier to get around.

Nearest Airport : Edinburgh at 9 Miles Nearest Barpub : Various at 0.5 Miles Nearest Golf : Prestonfield Golf Club at 3 Miles Nearest Train : Edinburgh Waverley at 1 Miles Nearest Motorway : M8 at 10.5 Miles Nearest Restaurant : Various at 0.5 Miles Nearest Beach : Portobello Beach at 3.6 Miles Car: not necessary

Coast/Beach:

There are a number of beaches located near to Edinburgh. Cramond: A small beach which is easily reached by car or bus and is popular with local residents. Portobello: Located only 3 miles from Edinburgh, again easily reached by car or bus.

Heading further out of town, North Berwick is a beautiful seaside town with long beaches.

Travel:

The nearest airport is Edinburgh airport. A very good bus service operates which runs to Waverley train station in the centre of town. It is possible to walk to the flat from the station (15-20 minutes) or via the buses which run from the station. The tram now runs direct from the Airport through to York Place, 10 minutes walk from the property.

It is not essential to have a car to explore the city. Many attractions can be reached easily on foot and there is an excellent bus service. However, to explore beyond the city a car is useful. There is a City Car collection point close to the flat.

Further Details:

There is a Co-op a few minutes walk away as well as a Tesco Express also within 5 minutes walk. We regularly find these adequate to cater all our needs when we stay for a weekend (although we usually also treat ourselves to the award winning deli Valvona & Crolla which is also located only 5 minutes walk away). There are also a range of larger supermarkets all close by.

There are some lovely restaurants on Broughton Street, just over 10 minutes walk away.

From the Owner

We bought the property knowing that we would want to let it out so we were careful to find somewhere that was located conveniently for town, had good parking and which was suitable for older generations and children alike. Although the building has a lift, the ground floor access is particularly helpful and meant we got the small patio area. We have tried to furnish and equip it so that it could be a great home away from home for us, without it being too personalised. We have stayed in many B&Bs and flats around Edinburgh so we felt we had a good idea of what works and what doesn't.

  • Notes on accommodation: The high chair provided is a travel style that can be fitted to chairs. It is not suitable for children under 6 months. Outside: There is a small patio area outside the property and we provide a small table and two chairs. There is a residents car park at the back of the property. One free parking permit is available to guests to allow them to park in this private area located immediately outside of the property. An additional permit is available at a cost of £20. Cleaning / Towels / Linen / Maid service: A set of bed linen and towels are provided and included in the price. We don't offer a cleaning service during the stay for bookings of two weeks or less, but this and additional sets of linen can be arranged for a small additional fee.
