This attractive apartment provides the best of both worlds; it is within walking distance of Edinburgh City Centre, but is situated in a quiet location with the added benefit of a parking space. With Princes Street and the City Centre only a short walk, you can easily be at the heart of Edinburgh’s shopping, historic and cultural district. For nightlife, the apartment offers convenient access to popular bars and restaurants to suit all tastes and pockets. And when you want a break from the bustle and excitement of the city, the peaceful Royal Botanic Gardens are within walking distance (approx. 15 mins), as are excellent transport connections to out of town attractions. The apartment itself contains two bedrooms, one with en-suite facilities. The lounge / dining area open out onto a small patio area, for which a table and chairs are provided.

About Sam Mackay

The property is owned by 3 generations of a family - mother and daughter Sue and Sam, and grandfather Les. We use the property to visit son Dave and his family.

Despite the fact we purchased the property when Les was 86, he played a very active role in getting the property ready.

Sue and Sam both live in Croxley Green in Hertfordshire. Sue manages a programming team and Sam runs her own business providing public sector research and consultancy.

Dave works for the Ingleby Gallery in Edinburgh - which is well worth a visit during your trip!

Why Sam Mackay chose Edinburgh

With family living in Edinburgh we found ourselves frequently coming up stay in B&Bs. We loved the city and wanted to visit more often, and also liked the idea of having somewhere we could have a living space we could all share.

This particular location appealed because we felt it was very important to have parking and the proximity to the town centre made it a very attractive place to be based. There is a small children's play area which our nieces / grandchildren love to play in and we love being able to open the patio doors on a nice day (they do get them occasionally in Edinburgh!).

Although we often walk into the City centre the bus stop a few minutes walk away make it even easier to get around.

What makes this apartment unique

We bought the property knowing that we would want to let it out so we were careful to find somewhere that was located conveniently for town, had good parking and which was suitable for older generations and children alike. Although the building has a lift, the ground floor access is particularly helpful and meant we got the small patio area.

We have tried to furnish and equip it so that it could be a great home away from home for us, without it being too personalised. We have stayed in many B&Bs and flats around Edinburgh so we felt we had a good idea of what works and what doesn't.

Outside: There is a small patio area outside the property and we provide a small table and two chairs. There is a residents car park at the back of the property. One free parking permit is available to guests to allow them to park in this private area located immediately outside of the property. Cleaning / Towels / Linen / Maid service: A single set of bed linen and towels are provided and included in the price. More can be made available for an additional cost. We don't offer a cleaning service during the stay, but this and additional sets of linen can be arranged for a small additional fee.

Good location.

The property was good mostly quiet for a big city, very clean all we wanted. There is a but though it said there was a DVD player but it was in the twin bedroom and we always take a film or two to watch to relax etc.... but of course we couldn’t. Which we did miss ,also the beds really are not to comfortable shame because it really worked well otherwise.

Perfect week in ideally located apartment

The apartment was exactly what we needed ,great location for heading off in any direction by car and near enough to the attractions around the city. Sam was a great help when we had a slight problem when we first arrived ,sorted it out in a couple of minutes . The apartment has everything you could need , the 2 bathrooms were very handy and the kitchen is fully equipped with more pots and pans than we could ever have used . I will definitely be looking to book here again when visiting Edinburgh again .

The apartment location is brilliant. Everything you need for your self catering stay.

The apartment was very clean and well decorated, had everything we needed for our stay.

We are a family of an 18 & 15 year old and there was plenty of space for us all. Having two bathrooms was fab to getting ready quick and getting out.

All facilities you need were there and parking was right outside. Location was brill, we never used the car after getting there and walked everywhere, only took one bus back from Leith which was very easy. Correspondence with owner was very good and kindly arranged an earlier check in so we could get sorted and started our fab three night stay. The refund of the £100 deposit was refunded quickly.

Fully recommend !!

Everything we needed for 4 of us

Convenient, clean and practical apartment for 4 people with good amenities. Very nice bathrooms. The internet was not working while we were there which was inconvenient as one of us needed to be connected to work in the USA and had to use a personal hot spot which was expensive. The owner was working on a long term solution. Would give it 5 stars except the mattresses were not very comfortable and need to be upgraded.

Owner's Response: Thanks for your review. We are glad you enjoyed your stay. We try to regularly update rooms and furnishings and have in fact recently ordered you mattresses for both bedrooms, which are being delivered later this month. We are sorry for the issues you experienced with the wifi. We had an engineer out after your stay who could not find any explanation for the fact you could only access it intermittently, so we can only assume it was a temporary network issue. We hope that the unprompted refund we offered of £25 went some way to cover the costs of the use of the personal hotspot.

Lovely apartment.

A quiet and easy to use property

We stayed here as a party of 3 adults. The flat was quick to get to from Waverley station and accessible for all transport and places to visit. There are some very good food shops nearby and a fully equipped kitchen in the flat.

There are a number of beaches located near to Edinburgh. Cramond: A small beach which is easily reached by car or bus and is popular with local residents. Portobello: Located only 3 miles from Edinburgh, again easily reached by car or bus.

Heading further out of town, North Berwick is a beautiful seaside town with long beaches.


The nearest airport is Edinburgh airport. A very good bus service operates which runs to Waverley train station in the centre of town. It is possible to walk to the flat from the station (15-20 minutes) or via the buses which run from the station. The tram now runs direct from the Airport through to York Place, 10 minutes walk from the property.

It is not essential to have a car to explore the city. Many attractions can be reached easily on foot and there is an excellent bus service. However, to explore beyond the city a car is useful. There is a City Car collection point close to the flat.

Further Details:

There is a Co-op a few minutes walk away as well as a Tesco Express also within 5 minutes walk. We regularly find these adequate to cater all our needs when we stay for a weekend (although we usually also treat ourselves to the award winning deli Valvona & Crolla which is also located only 5 minutes walk away). There are also a range of larger supermarkets all close by.

There are some lovely restaurants on Broughton Street, just over 10 minutes walk away.
