Our beautiful villa is the perfect place if you want a relaxing, peaceful holiday or short break. It is located along Turkey's gorgeous Lycian coastline in the picturesque neighbourhood of Kisla on the eastern side of captivating Kalkan. We enjoy fabulous views over a beautiful bay with a backdrop of lush dramatic hillsides. With justification it's been likened to the Italian Riviera.

We offer the best of all worlds: easy access by sea taxi or a regular taxi to the many chic restaurants and bars of bustling Kalkan with its stylish old quarter and cascading bougainvillea. And our lovely setting also provides a quiet and tranquil base to enable you to catch up on your reading or writing, or just chill as much as you want.. or of course explore the outstanding scenery and ancient archeological sites nearby.

The villa offers a spacious layout with 4 generously sized bedrooms upstairs (all en-suite) and large, open-plan living/dining area on the ground floor. French windows lead out onto the stunning private pool/patio area which offers fantastic uninterrupted views across the bay towards the centre of Kalkan. By day you can catch the lovely hot rays and cooling sea breezes whilst turtle spotting in the turquoise and deep blue waters. By night, the view of Kalkan with its twinkling lights shimmering on the water's surface is simply magical.

The facilities include a great sun-deck on the roof terrace with even more amazing views, air-conditioning throughout, plenty of outdoor furniture including a purpose built BBQ, all your standard technology needs e.g. satellite TV, Wifi, Bose docking station, DVD player etc, plus, if you are staying at the start or end of the season, our pool can be heated at no extra charge and our outdoor patio heather can warm you up on the cooler evenings. This makes our villa totally usable from March through November, or even for a very pleasant mid-winter getaway.

We have several restaurants nearby in Kisla though you will want to explore Kalkan of course. We are a 3 minute walk down to the lovely free beach park, which is very safe if you have children or simply fancy a dip in the Med, and from here you can catch the sea taxi over to Kalkan - it's a 10-15 minute fun journey and the cooler sea breeze is so refreshing when the weather is really warm.

The villa can comfortably sleep 8 people so it is a great size for a family booking or possibly 2 families who really enjoy each other's company. It's also perfect for a group of friends/couples wanting to explore this area, which has also been described as the new Tuscany/Dordogne. And because it's so peaceful yet with ready access to some great little restaurants, it's the idyllic spot for a romantic break. And if your family are all making their own way in life, isn't it time you indulged yourselves a little now.

About Karyn Rutherford

I live with my husband and Cocker Spaniels Missy and Molly in the depths of the country. We are both now retired. We love to escape to Kalkan whenever we can - which is usually three times each year - where we can totally unwind, and blend into the Turkish way of life. There is plenty to do in the way of sightseeing, water sports, boat trips etc but equally if you just want to come and relax then Kalkan is the place for you! Karyn, who is our agent, will welcome you soon after arrival and is never more than a mobile phone call away should you need her help and advice.

Why Karyn Rutherford chose

We first came to Kalkan 17 years ago. We bought a lovely new ground floor garden apartment in Kisla with beautiful views. However the pool was of course shared with the other five apartments and so we decided to build a villa close by in order to have peace and tranquility. We love Kalkan but we especially love Kisla as it is so quiet and peaceful with breathtaking views. In the past few years a number of restaurants have opened in Kisla which means you do not have to taxi in to Kalkan in the evening to get a good meal.

We are 3 minutes walk from Kalkan Beach Park and the water taxi into Kalkan. The beach park has excellent facilities for children including a protected pool area and water slide. There is also access to the sea from a small beach area. The beach park is free to use. Turtles can be seen regularly in this area.

What makes this villa unique

In front of our property there is an olive grove which is 'green land' and therefore cannot be built on. This means that, unlike many villas close by, we have uninterrupted views of the sea as opposed to looking out on the back of someone else's villa!

Our latest addition is a pool heater which is fairly rare in Kalkan. This extends the season and is at no extra cost.

We grow lemons, grapefruits and oranges, as well as a range of herbs, which we are happy for you to use during your stay.

Our agent is also more than happy to organise shopping to be delivered to the villa - just drop her an email and it will be done!

For your convenience, there are two free mobile phones for local calls, saving you roaming charges on your own mobiles.

Notes on accommodation: It is also great for early/late and out of season lets - the air-con system can also provide heating,plus we have a working open wood fire and a powerful new heater fully approved for outside use. Pool heating is also available f. Villa Kingfisher is suitable for children. Outside: The villa is set in beautiful mature gardens with uninterrupted views of the sea. The pool is for private use and approximately 8 metres by 3 metres size. Unlike many pools in Kalkan it has a shallow end which measures 1.3 metres. It also has five wide curved steps into the pool whereas many pools in Kalkan have 'ladder' steps.. There are sun loungers with a huge parasol, a large granite table for outside dining (seating 8) along with split level barbecue. The cane furniture suite can be easily moved to provide sun/shade at any time of day. We have lightweight aluminium sun loungers which are easy to move. There are six sun loungers around the pool and two more on the roof terrace. Utility Room: Laundry area with washing machine, iron, ironing board and clothes line on top floor. Cleaning / Towels / Linen / Maid service: Bath towels, pool towels and linen are included. Property is cleaned and linen changed weekly. Extra cleans can be arranged. Other: Downstairs cloakroom. Large granite table and chairs on pool terrace to seat eight. Sun loungers, giant parasol, cane furniture and table. Roof terrace with amazing views, sunloungers, granite table & chairs, fridge. Just perfect for that sundowner

Absolutely amazing holiday

Have just returned from a truly fabulous 2 week stay at Villa Kingfisher. We were a party of 8 and the villa catered perfectly for all our needs and more. The villa itself is superbly equipped, pool and garden area are perfectly kept by Irfan (who also bought us fresh bread each morning). The views from the villa are breathtaking and we never got bored of watching the boats and water sports daily. I can not thank Karyn enough for all her help and was she was always available to answer any questions we had for her, one truly amazing lady. To sum our holiday up, it exceeded our expectations, and apart from our holiday in Mexico in which we got married, this has been our best holiday by far. I can't thank you all enough.

Home from home with an amazing view

This was our second time to Kalkan although the first at Villa Kingfisher. The spacious villa with its amazing view out to sea, was well maintained & lovely and clean on arrival with everything provided that you could possibly need on a holiday. The lovely pool and sun terrace was maintained regularly by Ifran who also bought us delicious bread every morning. From when we first booked until we got home, the owners agent, Karyn was so helpful (beyond what you would expect) and lovely with it.

Kalkan with its many lovely restaurants, gift shops and supermarkets along with Turkish baths & nail bars is a short taxi ride/water taxi away - we did walk it a couple of times but it is quite hilly & hot so be prepared!! There are a few restaurants & a shop is Kisla with our favorite restaurant being Fadanka which is a 5 minute walk from the Villa.

We didn't go on any excursions this time but there is lots to see and do if you want to.

We were so impressed that we have booked to go again next year with friends.

Basically we loved the villa, its quite location and views & the easy access to the nightlife of Kalka/Kisla when wanted.

Best holiday ever!!

There were three people over fifty and four people in early twenties. We were all wowed with the villa. It's own private pool, the views were to die for from every room. The sunrise in the morning and the sunset in the evening. Looking out over the sea and towards Kalkan watching the water taxis and people doing water sports. Evening was especially amazing. The villa had everything we needed and more. It felt very home from home. It was very clean and fresh. Karen and her people couldn't do enough for us, we ate at some superb restaurants and drank in some really fun bars. Everybody was so friendly and always went that extra mile. I felt very safe walking around on my own up by the villa or in town shopping.

We found The Fadinka hotel just up the road. Had a fab little bar by the pool. Mentioned that we were having trouble finding limes, the next day the lady owner brought us some from her garden. This is typical of the people in Kalkan. Went on a boat trip to different bays and mud baths. All we did all day was sleep, eat, swim, repeat. The hosts were fab and the food they prepared was to die for. We had the boat to ourselves, so much better than crowding on a tourist boat, and we were lucky enough to see turtles swimming.

I don't usually revisit places, but Kalkan and the villa are definitely going to be seeing more of us.

Great villa, large pool, well kept and quiet

A well-situated villa, quiet and just a few mins from the sea and several beach clubs, but with the benefit of its own pool - large enough for even water polo. A daytime water taxi or quick car taxi trip into Kalkan (both inexpensive) get you to the leather shops and market in no time at all.

The villa is well maintained and kept very clean, with loads of room, and even better views from the third-floor veranda, and easily accommodates several families and with privacy if needed.

There are several restaurants nearby in Kisla, many (50+) in Kalkan, offering a variety of different menus, and slightly further villages such as in Patatara or Islamabar for even cheaper restaurants for evn more tradistional foor, local trout and an in-land atmosphere.

Kalkan is a pretty central base for both relaxing or for more adventurous excursions - Saklient Gorge for waterside eating and relaxing & several river water sports - Xanthos river for canoe trips - Kas for tandem hang gliding - Kekova for boat trips and turtle or Lycian sarcophagus spotting - and several ancient Lycian sites incl. Letoon, Pinara, and Xanthos, a UNESCO World Heritage Site.

Fantastic holiday

Excellent property, lovely view. The pool was perfect, maintained daily. Lots of lovely restaurants in kalkan, would recommend any but particularly sailing restaurant in Patara. We would also recommend the kekova boat trip and the canoe safari on the xanthos river. Saklikent gorge is breathtaking and you can enjoy a relaxing time by the river or ring rafting for the more adventurous

Coast/Beach:

Kaputas beach, made famous by the Turkish Tourist Board adverts, is a 10 minute drive away or alternatively hire a gulet and get there by sea! Patara beach, 18 km of sand and breeding ground to the loggerhead turtle, is a 20 minute drive. Kalkan local beach, which is pebbled, now has Blue Flag status, and is perfect for younger children. Kalkan has a number of lovely beach clubs, the nearest being just 3 minutes walk from our villa and another beach club about 10 minutes walk away.

Travel:

There are numerous flights (British Airways, Monarch, Flythomascook, EasyJet etc) which provide daily direct flights from many UK airports to Dalaman during the summer season. Less frequently during the winter months. Transfer time Dalaman to Kalkan is approximately 1 hour 30 minutes. Car hire recommended if you wish to explore the areas around Kalkan, or to access all parts of the village in hotter weather.

Distances:

Kisla is about a mile from Kalkan’s Old Town. The town centre can be easily accessed via a water taxi service from the beach club just a few minutes walk away from the villa (runs until 8pm) Taxis back from the village are reasonably priced or you may prefer to hire a car and explore the wealth of attractions, beaches and historic sites in the area during your stay.

Why should you book our villa rather than any of the other lovely villas for rental in Kalkan? We suggest the following reasons. Our villa is three minutes from the sea and beach club and has uninterrupted views of the sea, something many villas cannot boast. In addition to the now expected TV, DVD and broadband we offer you state of the art Bose portable docking station, so bring your iPod/iPhone to enjoy music of your choice on the terrace! We provide a free mobile phone for local calls to save you expensive calls via UK. We also offer you a complimentary sundowner cocktail to welcome you to Kalkan at the lovely Kulahana hotel restaurant three minutes walk away on the seafront just to get you in the mood for your holiday! And finally! We are one of the very few villas in Kalkan to offer a heated pool. You do not need pool heating in June, July and August but in April, early May, late September and October you certainly do. Believe me! Whether you opt for it in the second half of May or first half of September depends on how much of a wimp you are but it's quite nice! You do need to decide on pool heating at the time of booking as it takes about a week to fill the pool and heat.

Booking Notes:
There is a non-refundable deposit of 25% payable when booking the villa. Full settlement must be paid 8 weeks before departure. The owners also require a refundable damage deposit of £200 to be sent with the balance payment. The damage deposit will be refunded within 2 weeks of your departure from our villa, provided there has been no damage to the villa or its contents. We are not however going to charge for the odd broken glass! Pool heating is £100 per week.

Fresh bread is delivered to you daily and the amount depends on your needs. Please pay for this before leaving. A complimentary shopping service is available for you during your stay - just email the manager with your requirements and it will be delivered - deliveries can be made between 1030-1700 hours.

Changeover Day: Flexible. Arrival is after 4pm and departure before 11am to allow time for cleaning. Again this can be negotiated.

A non-refundable 25% deposit is required to book the property. The balance together with damage deposit is required 8 weeks prior to arrival. The security deposit will be returned by bank transfer within 2 weeks after the holiday finishes.
