Fully equipped, stunning villa in its own private grounds of a third of an acre with uninterrupted views of the nearby mountains and hills. "We walked and walked in superb countryside and then came back and walked the garden with a glass of wine-stunning". Being surrounded by arguably some of the finest vineyards in France, there is no shortage of superb wines to take advantage of. Perfectly located for a wide range of activities, including Skiing in the winter months, or simply relax in the truly tranquil surroundings. The Villa features single level accommodation, suitable for those with less mobility or for those not wanting to negotiate the stairs after an enjoyable meal! The terraces and gardens are private and have the added advantage of not being overlooked. This is a private villa with a number of different moods. An overall abundance of flora gives the gardens a different interest at different times of the year. The property adjoins an ancient vineyard, with the vines now removed, but allows for an additional area to sunbathe or relax with a game of boule, and a glass of your favourite wine!

The village of Cucugnan is a 5 minute walk away with 3 very good restaurants, a bar and a small convenience store for all your essentials. There is a working windmill and a superb bakery underneath, take a stroll up and buy your fresh bread!

A selection of superb beaches are only 30-40 minutes drive away, you will find a full selection and details in the villa.

Fitou is a short drive and well worth a visit if only for the superb restaurant at the top of the village.

There is a new outside pool in Tuchan, the next village. There are some fantastic walks from the villa and a good one is from the Tourist Information centre, conveniently located in the village, to the next village where they serve a fantastic wild boar stew!

About Peter Pitham

Sally and Peter spend as much time at the villa as possible which is not really enough. We were going to keep it to ourselves but wanted to share with friends and family which quickly meant no time for us! So we decided to let it out on a slightly more formal basis. We started renting the villa and we have been really surprised at its popularity.

We have bought the old vineyard at the rear of the property and it has options for us but all in good time. It presently gives us much more space for enjoying.We are going to put in a hot tub in the future.

Why Peter Pitham chose Cucugnan

We never intended to buy a villa at all!

We came over with friends and just by accident "tagged" onto the back of a friends viewing. After seeing 3 or 4 different properties we visited Villa Les Amandiers in Cucugnan, and the rest as they say is history!

The area is stunning and if you visit the web site you will see a gallery of photos.There is a patio both front and rear benefiting from the sun for most of the day. Front patio is covered so you can (and we do) barbecue even through a down pour, if you are unlucky to get one! This coupled with the ability to read a good book and enjoy a glass of wine is a real benefit! The villa is perfectly located a few minutes walking from the village allowing you to enjoy when you want.

What makes this villa unique

Cucugnan has three great restaurants and some local shops, one of which sells the essentials needed including the freshly baked local bread. "Omars" windmill is still a bakery selling freshly baked bread, together with a range of local goods.A beautifu church and village walks make staying at the villa so rewarding. Views from all the patios are stunning, especially with a glass of wine. We still "inspect the estate" every time we visit, which isn't often enough!. We purchased the "old vineyard at the back of the villa giving you even more space to roam and relax. The next village of Maury has a stunning little restaurant where you all sit at 1 long table and you are bought your meal which you enjoy with the locals! Truly an experience!

If you love Walking, you will love our villa, right in the heart of Cathar Country. The location for painting and photography are ideal and we quite often let to 3-4 people for a various range of activities..

You are only 40 minutes away from the beaches which, in my opinion, are amongst the best in France. For peace and quiet or for a brilliant walking holiday Villa Les Amandiers in the best choice!

The villa is only 10 years old so has the benefit of all modern fixtures and fittings. It is suitable for children and has a secure perimeter with lockable front gates. A weekly change over and villa clean is included in price for weekly guests. For those staying for 2 weeks and optional linen change and clean is available at the end of the first week for 50 Euros. Outside: The ambiance in the shade of the pine trees can lull you into a tranquil trance like state in which you relax and unwind without any self imposed resistance! The olive trees present a challenge to the culinary adventurous whilst the almond trees provide Christmas booty. An all surrounding pyracantha hedge provides the privacy that the villa enjoys and a path way of flowering laurel an abundance of summer fragrance. An overall abundance of flora gives the gardens a different interest at different times of the year. We have just purchased a small historic non producing vineyard next to the villa so our guests can enjoy a gentle stroll when the mode takes you. Sun is all day starting at the front and it goes down in a spectacular orange blaze in the evening. About a third of an acre plus the vineyard is your to enjoy. There is a barbecue adjacent to the rear patio. Dining furniture, tables and four sun loungers, wind up parasol and small occasional tables complete the patio furniture. Cleaning / Towels / Linen / Maid service: All standard linen included in price. Egyptian cotton villa towels provided, tea towels etc. Beach towels will be required. Weekly changeover and optional cleaning included. Local assistance available if required. Optional telephone if required. Other: Dining room adjacent to the lounge allows for in house dining should you not wish to dine alfresco! Access to the private gardens by several doors including large French doors which open onto the front terrace. Sun loungers and external dining furniture.

Total peace and relaxation. Stunning walks and the walk to queribus fot those feeling like a good walk. 3 great restaurants and a bar together with an epicerie made it almost self contained!!

Peaceful, well equipped villa in lovely grounds with glorious views

Les Amandiers was a charming, well appointed place to spend 2 sun-soaked weeks in the wonderful Corbieres. If you are a sun lover, you can follow the sun around the villa all day; if you prefer the shade, there are plenty of mature trees under which to sit and read to the accompanying soundtrack of grasshoppers, cicadas and wonderful little song birds. Cucugnon is a lovely, friendly place with its restaurants, cafe and wonderful little shop and post office that sold most things from local wine through frozen food to cleaning products!

The owners are friendly and helpful and answered any queries quickly and thoroughly.

Villa in the valley...

What a drive from the village of Maury up and over the mountain... Spectacular!! and then find the most beautiful village of Cucugnan perched high in front of you as you drop down the other side it really is breathtaking.

The Villa is on the Padern road just below the village with only a 10 minute walk the soft way or a 5 minute walk up the steep hill ( Defibrillator in village 😊�)

The Villa is set in its own grounds and completely private only the birds overhead and the bats in the evening,completely surrounded by the mountains, just cross the sleepy road in front of the house for wonderful evening walks through the vineyards.. Heaven on Earth....

The village hosts three restaurants and a wine bar tried them all... Excellent!! but do try the one in Maury village directly opposite you when come down from Cucugnan to join the D117 " Maison Vidal "

This carefully maintained villa was perfect for our holiday - surrounded by beautiful scenery, walks and wildlife. With three good restaurants in the village and superb vineyards all around, evening relaxation was built into the holiday too! We will certainly be returning another year.

Pleasant villa in a beautiful setting.

The Villa is in a beautiful location on the outskirts of a lovely village in the midst of some outstanding scenery. The Villa was clean and well equipped - as described on the website. Restaurants in the village are excellent. We particularly liked the Auberge du Vigneron. The outside terrace has lovely views of the countryside. The coast is reasonably accessible - about 45 minutes drive. Collioure is a particularly nice resort. Overall we had an excellent stay.

The villa is ideally located for walking,writing, painting, bird and horticulture. Some of the best vineyards and wine in France! One of our guests was so impressed he made a short video which we have included at the end of this page under owners web site.


Mediterranean beaches are just 40 minutes drive away.

You have some of the best beaches on the whole of the South of France. In the villa is a description of all the best beaches and where they are. Some are really quite secluded and off the beaten track!! Most have beach bars and restaurants and good parking facilities. Colliure is one of the prettiest beach villages in the whole of France and most definitely worth a visit. Sat Nav in the villa, which we provide free, will get you there


The property is located approx 40 minutes from Perpignan airport through beautiful scenery and pretty little villages, with supermarkets.

Ryan Air goes from a number of UK airports directly to Perpignan, Gerona, Carcassonne, Beziers and a number of other airports are all within easy reach of the villa.

Car hire is strongly recommended and a number of good car hire companies are located right in the airport.

Villa Les Amandiers is situated within a few minutes of the village centre where you will find 3 restaurants offering a wide range of provincial dishes from wild boar to an omelette and a shop.

There is a small shop in the village but should you require a supermarket then in a nearby town, approx 10k away you will find fresh fish, vegetables, and a wide range of fresh commodities. A Michelin stared restaurant is available in the nearest village Maury, which also offers some stunning wines and of course the famous "sweet red wine".

Further Details:

Cucugnan is one of those French villages that driving through, you make a mental note to come back. Well you can now stay in what must be one of the most pretty medieval villages in France. You are surrounded by vineyards all hiding paths and foot-ways to secret little gems where you can take your picnic and lose yourself in a good book or simply just drift into a peaceful sleep! Cucugnan itself has Omers Windmill which dates back to 1692 and was refurbished in 2003. Standing on the top of the village, it has a full working bakery underneath where you can buy your bread freshly baked and nibble it on the way back home!

Walk on the same paths that the Cathares used some 800 years ago in your discovery of the medieval Chateaux Cathares! Walking in the vineyards towards the Chateau of Queribus, built between the 11th and 15th century on the top of a rock. It is in this place that occurred the last bastion of the Cathares resistance.

A few kilometres to the West is Chateau Peyrepertuse. It is visible for miles around. The name Peyrepertuse means "pierced rock". It is a Cathar castle built seamlessly onto the living rock. Even on the approach from Duilhac it is not easy to see where the rock stops and the castle starts. Several good restaurants surround the chateau and it makes a good place to visit.
