About the property

Villa near Sea Caves/totally private/set in mature gardens/quality furnishings inside and out

This villa sits in an elevated position overlooking the surrounding banana and olive groves with panoramic sea views. The villa enjoys private luxuriously planted gardens including a fruit garden of citrus, pomegranate and fig trees. The villa rests at the end of a no through road giving a truly peaceful holiday experience as there is no passing traffic to disturb you. This villa is within 5 mins drive of the Akamas with its wild beaches and turtle colonies, 10 mins drive from Coral Bay with its blue flag beaches and bars and restaurants, and 5 mins drive from the village of Peyia with its excellent bakery, butchery and supermarket. The villa enjoys the occasional visitation to its boundaries from the local goat herd in the early mornings reminding visitors of traditional Cyprus. Freshly made coffee with the sound of jingling goat bells and warm sun is a great way to start the day! Aphrodite Hills championship golf is 30 mins drive away. Local stables for horse riding is 2 mins drive.

About Deborah

I hope you enjoy staying in my villa as much as I do. I absolutely love it as it is so peaceful and warm and easy to relax. When I stay here I cant wait to get up in the morning to sit in the morning sun to admire the views. I have owned the villa since it was built and my partner and I designed the villa ourselves and the garden. It is a very friendly villa with lots of natural light.

Deborah purchased this villa in 2004

Why Deborah chose Coral Bay Area

This villa is in the perfect location for sea views and peace and tranquility and not too close to the hustle and bustle of Paphos town or Coral Bay but close enough for ease of access. It is very near to the Akamas too as I enjoy nature. It is a peaceful area enjoying a cooling sea breeze and glorious sun sets. It is possible to hear the sea breaking on the coast when the weather gets rough! From this villa, you can either go native and drive to see the turtles on Laras Beach (or hope to) or just crash by the pool and sleep all your stress of UK living away!If a sudden eating fit occurs you are only 10 mins from the restaurants of Coral Bay or 5 mins walk to choice of two restaurants (one English serving English food or the Australian run Alessi 100 yards further. Both located quarter of a kilometre from the villa. I tried to furnish my villa to accommodate my own holidays too and hope that my guests find it also top end compared to other villas available. Children love the 12m x 6 m pool and also the African thatched Hut that keeps the sun out by at least 10 degrees cooler when the sun is at its zenith. All facilities are as one would hope for in a rental but are very often lacking. My villa was designed as my home from home and everything has been done with luxury and quality foremost. I know my guests will not be disappointed.

What makes this villa unique

On walking through the front door my holiday always begins immediately. The sun, the sea, the palm trees all setting off the crystal clear pool with the warm breezes of Cyprus is what this villa is all about for me. It was designed with entertaining in mind and the comfortable stools and dining area under the thatched pergola adds to the holiday atmosphere.. Low level garden lighting ensures a magical experience and brings the garden to life at night. It is best to hire a car for trips to Coral Bay but there is a bus stop within 2 minutes walk from the villa on the main road which goes to Coral Bay and Paphos or St George.

we had a wonderfull time staying at this villa

there was my partner our son and daughter her husband and daughter

the villa was well equiped and well managed by barry and elaine who were there for any problem that could arise of which there was none

the villa its self went beyond expectations the bedrooms were light and airey lots of cupboard space in all the bedrooms the bathrooms and showers all worked perfectly no problems with hot water

the living area is really spacious with plenty of room for everyone

outside is an absolute joy

the veranda

i sat outside nearly every morning enjoying the peace and tranquility drinking my coffee

the bar area and seating is a brilliant space to eat we had breakfast lunch and dinner there with a huge outdoor fridge to cater for all your needs in the chilled area (water pop food and of course beer and wine )

deborah seems to have thought of everything you could possibly need

the barbecue was brilliant we had one nearly everynight

pillippos 5min drive away has everything you need to stock up

we had 2 takeaways

1 indian indian ocean lovely food 1 chinese china town and they both deliver we found the chinese quite expensive but was nice

coral bay is there if you wish to eat out every night only 5 mins by car we also ate at the welcome bar very friendly reasonably priced

explore latchi and polis and the akamas peninsula but reccomend 4x4

we have been to cyprus lots of times but this villa had everything and more so much so we have already booked it for next year and we have never stayed in the same villa twice in over 10yrs of staying in villas

we hope this helps anyone wondering if a villa holiday is for you

We've just returned from a week at Panorama villa, we travelled as a group of 7 across the age range of young to older! This may seem lengthy but it deserves it....

Upon arrival we were amazed at the villa, opening the front door and walking in produced lots of wow's and Oh My God's!, each and everyone of us. (for the younger readers it is just like a villa off of Geordie Shore or The Villa) and the views are spectacular, we could not tire of that view.

The pool was constantly like getting into a bath and daily temperatures could be read by consulting Moby Dick (Water thermometer), the villa was full of small personal touches which really was great : A Water cooler in the kitchen for drinks on arrival, Ice in the freezer, Moby dick for temperature reading, Pool towels for each guest, Local contact cards for all your needs Day trips to taxi's to Masseurs.

Each of the rooms were tastefully decorated and had again all we needed (extra blankets and pillows in wardrobes).

Bedroom Master and Bedroom 2 (double) have en-suite and doors which open directly onto the veranda which wraps around the house overlooking the pool and bar area.

Bedroom 3 (double) has not an en-suite but bathroom with shower over bath and double sink next to the bedroom and a door which opens to the side of the villa onto the veranda but not the pool view, Bedroom 4 (twin) shares the bathroom with Bedroom 3 and does not have a door outside.

Bedroom 1 and 2 would benefit from some curtains, as wonderful as it is to wake to the view and sunshine, sometimes it would be nice to have the option but Deborah (Owner) has confirmed this is on her to do list.

The outside space is wonderful, lots of sunbeds provided, plenty of shady and sunny areas, the bar area makes it & is very handy having an outside fridge (Save walking wet feet through the kitchen), lots of little areas to explore. Under the house is a door where the washing machine is kept and there are also swimming floats, lilo's etc.

The kitchen has top quality appliances & a very high standard finish, lots of cupboard space & lots of pots, pans, glasses, plates etc. As you see in the pictures villa it is beautiful but the pictures do not do this Villa justice. Cupboard under the sink has goodies left by others!

The large open plan dining and living area if comfortable but to be honest we did not use it, we fully utilised the outside space.

I could not recommend it any higher, thank you Deborah for a wonderful stay!

Owner's Response: Thank you ladies for such a glowing report on my villa. I am so pleased you liked the style of the villa and thank you for advising future guests concerning the layout of the bedrooms and bathrooms in more detail. I try to upgrade and improve my villa each time I go out there - this October I am into a serious rip out of the blue en suite bathroom to improve the light inside with an interior window. A new shower and new tiles will be installed as the old tiles were never installed correctly by the developers and I always consider replacing them each time I go out there. So this year its rip out!! LOL Thank you for being such good guests - such prompt payment and positive attitudes are great boosters and encourage me to improve the villa for future guests too ! Have a great Summer girls!

Fabulous Villa

  • 5 of 5

Our first time to Cyprus. We were a party of 6 and this Villa has everything you need.

The outside space is amazing. Something off one of those amazing crib TV Shows. Sun loungers for everybody and the covered bar area and BBQ got plenty of use. The outside beer fridge was a great idea and saves going back inside.

The living space is massive and the sliding doors bring the outside in. With views across the pool that are to die for.

We had the main front bedroom which again is amazing, large clean and everything you need (agree about needing eye covering unless you like to wake early). If I have to be hyper critical its a shame all bedrooms are not en-suite as the back 2 bedroom share a bathroom. If this was for children it would be fine but with 6 adults a minor inconvenience. Also you have to time showers so everybody gets hot water and use the water heater so there is hot water for the morning.

There are a few restaurants that you can walk to. None are overly special but everything else at the villa makes up for this. There are plenty of other restaurants within easy driving distance and Paphos and all its attractions 20 mins away.

We did not have the pool hated in May and it was fine (once in!!) The pool was cleaned twice whilst we were there and the Gardner came once.

The owner is very prompt at returning e/mails and once bank details were supplied the deposit was back quickly as well.

I would love to return to the villa again and if you are a larger party the price per person is very reasonable.

Owner's Response: This is my first ever response to a review - scarey! - and I am so pleased you liked my villa. I understand the hot water issues which occur when the villa is full and the sun is not at its hottest in early season. I have ordered a new larger hot water storage tank and larger solar panels so there will be plenty of hot water for all guests. I note the points about the shared bathroom though it has two sinks and is quite large. There is another guest loo close to the entrance so there are four loos to cater for the four bedrooms. Thank you for being such good guests too and I hope to see you again soon.

Large villa with plenty of space inside and out

  • 4 of 5

The villa has an open plan kitchen, dinning and lounge area, which is lovely, especially when you open the sliding doors fully letting a gently breeze in. Plenty of seating for everyone and the kitchen is well equipped. Bedrooms have plenty of storage and beds are comfortable. Would recommend an eye mask for people that don't wish to be disturbed by the morning sunshine! The outside area is beautiful, with lots more seating, the pool is kept clean and the garden well maintained. The villa is of very high standard and well maintained by the managers and owner. Decorated lovely inside and out and is a perfect villa for any size family, you wont struggle for space to get a bit of quiet time to read a book. The Villa is only 5mins from Coral Bay and about 10mins from the centre of Paphos. Plenty of restaurants to pick from. My partner and I really enjoyed our stay at the villa and miss hearing the goat bells while eating breakfast outside. The owner of the villa is lovely and considering we booked at short notice(10 days before arriving) she was very quick with getting back to my emails. well worth paying the extra and having the pool heated. Hope to visit again in the future

Panorama Villa is gorgeous

Inside: Open plan, very spacious and very well thought out. Very comfortable with amazing views. UK Plug sockets, what a brilliant idea! Also Hairdryers ( one less thing to pack)

Outside: Outside is just WOW. There is nothing more to say apart from amazing. The views are incredible. The gardens are beautiful and you could spend hours just walking around them. The fruit trees round the back are gorgeous. The pool is wonderful. Very clever idea to have a little slope around the bottom of the pool so when you are in the deep end you can still stand up at the edge. We went in October with a little one. We paid for pool heating (thank goodness we did) We had it set quite high and turned it down a bit nearer the end of the holiday. The BBQ area is crying out for a party! 8 people would have a wonderful time in this area. There is more than plenty of seating and the BBQ was a big hit. The lighting is so lovely in the evening.

Shopping: Just up the road ( 5 min drive) there is a supermarket called Phillipos. It puts our supermarket to shame. The steak and prawns are incredible and very cheap. So is the wine and Beer. I think we went every day! They also have Waitrose and Tesco brands in there which made us chuckle.

Restaurants: There is a lovely restaurant looking over the sea literally straight in front of you looking down from the villa. You will see an old anchored boat from the villa, the restaurant is just to the left. They only open on sunny days though. The welcome bar was OK but we didn’t think very welcoming, however the other restaurant along that stretch is gorgeous and the owner can’t do enough for you. Another hit with us was Vardas, just before Coral Bay. If you eat there you get free sunbeds on the beach. All the Coral Bay restaurants were fab. All the food here is amazing.

Unless you plan to stay in the villa your whole holiday ( easily done) you definitely need a car and for going to Akamas you really need a 4x4 or something similar. Our car did not get us past the ‘last castle’ Oh another top restaurant. Only open until 5pm though but def worth the trip.

We will return with a few more family next time. Thank you Deborah for renting your Villa to us.
