Villa near Motovun, Croatia - Tranquil Location On Lush, Green Hillside, Not Far From Beaches

This solitary villa is situated in a peaceful countryside setting with breathtaking views over green Istrian hills around the ancient city of Motovun. It is set by an undulating walking and trekking path, on one acre of lawned parkland plot. The property is ideal as a romantic retreat for couples or for family holidays. Children can freely enjoy wooded backyard or orchard by the pool. The property is equipped to a very high standard. This includes air-conditioning, under-floor central heating and four open fireplaces, including traditional pizza-oven. There is ample private parking for many cars. Each bedroom is furnished differently and there are four large balconies. Adriatic resorts of Porec and Rovinj are within easy reach. Motovun shops and amenities are just 2 kms away, and local wine and fresh produce are easily available from nearby farmers. The whole area is widely renown as a natural truffle habitat, providing an essential ingredient for its famous konobas and restaurants.

About The Owner

I am a London-educated visual artist. After enjoying greatly my 12 years in the UK as a television producer, I couldn't resist the lure of my gorgeous native Istria where I now live with my husband, a journalist and a writer and our two wonderful Maltese dogs!!

Why The Owner chose Istria

We just love the Motovun area and that was the main reason for buying this property. As someone says: 'Once upon a time this was land of fairy-like princesses, living in the hill-top castles and waiting for handsome, brave knights to return from faraway battles against foes and dragons. Today the princesses are still beautiful, but too busy to simply wait for the knights. Foes and dragons are no more, but the hill-top castles are still around, proud and glorious.' We can say that Motovun’s is perhaps the most famous one. The ancient hilltop town holds the essence of Istria, with its steep cobbled streets and stone houses encircled by a great fortified wall you can stroll on and enjoy magnificent view of surrounding countryside.

What makes this villa unique

Castelletto Parenzana, a little piece of paradise in the middle of Istrian vineyard countryside, is just a stone throw away from Motovun, sitting alone on a beautiful plot of land. Once it was on the 92th kilometre of the longest European narrow-gauge railway, connecting Trieste and Porec. The railway is long gone, but the perfect path for nature walking and trekking over lovely stone viaducts and through old tunnels built by Austrian empire remains. We would like to invite you to spend some of your leisure time in our villa and enjoy Istrian hills, its people, delicious cuisine and the clear, blue Adriatic sea.

Notes on accommodation: Adding to its privacy, Castelletto Parenzana is perfectly suitable for children and pets (upon request), since the local traffic is extremely scarce, and all the areas around the villa are well removed from the road anyway. The ground-floor, with living area, kitchen, separate cloakroom, bedroom Verde and its ensuite shower room are all supplied with under-floor central heating and air conditioning. Two upper-floor bedrooms (Luce and Belvedere) are supplied with radiator central heating which can be individually switched off. Luce and Belvedere ensuite bathrooms are supplied with under-floor central heating. The upper-floor bedrooms boast five-metre high ceilings. The villa walls are exceptionally thick (at least half a metre), which virtually eliminates any need for summer air conditioning. Outside: The property includes half an acre of wooded parkland on one side and an orchard/lawn on the other. The 6 x 11 metres halogen-lit swimming pool is for the villa guests exclusively. Enjoy your cocktail in a tranquil setting under the poolside oak tree. Note: this part of Istria is famous for its lack of light pollution and perfect views of night sky. There is a patio with a shaded pavilion by the pool, an outside shower, six reclining chairs and an additional large parasol. The ground-floor Baladur, overlooking the pool, is fitted with additional dining table, an outside barbeque and traditional pizza-oven. The villa is fitted with outside sensor-equipped lights all around it, providing a secure and comfortable access. Utility Room: Two utility rooms, one with washing machine, ironing board & iron. Vacuum cleaner/brooms. Gardening utility room where tools are also available for willing and recreational gardener. Children's cot and baby high chair. Cleaning / Towels / Linen / Maid service: Bed linen and bathroom towels are included. The property is carefully cleaned prior to your arrival. Additional maid service available upon request.

Sun, Silence and Figs

Our family of 6 spent a wonderful week nearby Motovun, in Mladen and Dorina's amazing villa at the very end of August, beginning of September 2015. The old stone building was very tastefully renovated so it meets the highest expectations. It is about five minutes drive out of Motovun, in a very remote and peaceful location, with a huge garden and a swimming pool, a perfect place for recharging your depleted batteries. The area is beautiful, full of amazing sights to see, a bit like Tuscany, minus the crowd of tourists. Bear in mind that beaches are 25-30 minutes drive away. The closest beach is at Novigrad, towns of Rovinj, Porec, Umag are all within an hour, Kamenjak the unbelievably beautiful nature park is less than 2 hours, Trieste is less then 90 minutes. We visited some great restaurants in Motovun, Oprtalj and Novigrad and tasted white truffles, prsut and excellent olive oil with local Malvazija wine. We even ate figs from the tree in the garden. Very private well apointed property

We had a lovely stay at Catelletto Parenzana.

We are a family of 5 - children aged between 5 and 12. The property is very private and provides plenty of outside space for 2 boys full of energy!

The property is very well appointed and well situated to explore Istria - we covered most of the area during our stay.

Must stay at this villa! We had the most amazing experience here. It was like staying in a castle....dreamy.....quiet.....almost like we were the only people on earth at that very momentwe ended up staying more nights because we just couldn't bring ourselves to leave.

Totally recommend this place to anyone looking for down time. Magic, magic, magic! If we ever get the chance to go back, this will be the first place we look up!

Quiet and tasteful sanctuary amidst lush greenery

The old Istrian stone house with a rich history is artfully restored by the owners, nestled in a garden with fruit trees and mediterranean herbs. It's surrounded by rolling hills covered in vineyards and orchards, with views of the typical Istrian landscape, which in spring becomes dominated by flowering acacia trees and elder bushes. The air is sweetly scented with spring flowers and freshly cut grass. Both in sunny weather and during spring rains Castelletto provides a refuge for the senses.

Fresh produce and wine can be bought from the neighbouring farms and the small but well equipped kitchen is perfect for home-cooked meals, which we enjoyed both outdoors and in the rustic dining room. Each bedroom has a distinct character, two of which have beautiful balconies, one to admire the morning sun, the other (sheltered) for gazing at the dappled light and enjoying a lazy afternoon with a cup of tea or a glass of local malvazija or teran. In the evening as the birds and bees quiet down and the farmers pack away their machinery, a thick silence descends and the sky fills with stars. When the evenings are warm, we relaxed next to the pool or on the terrace, when it's cool or rainy, we sunk into the comfortable couches in front of the fireplace, surrounded by beautiful lights roughly cut from local materials. Sleep comes easy in Castelletto Parenzana, with fresh air pouring through windows framed with old wooden beams. Wherever we look there is something beautiful to energise us.

This is our second time in Castelletto Parenzana. Both times we came for a work retreat and both times the place provided us with a healthy mix of concentration and relaxation. It is a unique place where creative souls can find inspiration and respite from our otherwise hectic urban lifestyles. Congratulations to Dorina and Mladen for their monumentous restauration. Thank you so much for sharing your wonderful sanctuary with us!

Even better than the description.

We were a mixed group of 4 friends (55+). The villa exceeded our expectations. It has been beautifully and imaginatively restored and the open plan ground floor was a great space to cook and relax in. The immediate setting is a lovely garden and woodland area with an excellent pool. The area around is very peaceful with wonderful views and walks with a huge variety of spring flowers. The bird life was outstanding, even from your own balcony. Wood pecker, Golden Oriole, Bee Eaters, Hoopoe, Buzzards amongst many others. Nightingales sang in the garden at night.

Motovun, the nearest town is very picturesque and gives panoramic views from its hillside. Further afield, the coastal resorts of Rovinj and Porec were great for visits with interesting buildings, harbours and lots of eating choices. Too many possibilities to fit them all in. Driving around Croatia was a pleasure, plenty of good roads, great scenery and very clean.

We flew to Venice to allow for a convenient flight and a 2 night stopover on the way home; the drive was very easy and straightforward.

Dorina and her husband were very helpful in arranging the holiday.

A memorable holiday that was greatly enjoyed by all!

I can't praise this villa and Dorina, the owner, too much. This was a special time for us , celebrating our 25th anniversary with our 3 daughters of 11, 15 and 18. And the villa, the immediate surroundings with friendly neighbour selling his wines, and walks from the house, Motovun and other medieval villages, made for a truly memorable time. After two months, the memories are as vivid and precious as ever. Meals on the verandah, swimming and playing in the pool, exploring the villages, enjoying the local restaurants....and our evening dips in the moonlight on our return. We really couldn't have asked for better. Thank you so much Dorina.
