Idyllic Farmhouse and Barn in hills by Monte Antico, Grosseto Province, Tuscany,

Batignano is a mid-eighteenth century Tuscan farmhouse situated on its own hill outside the village of Monte Antico, twenty minutes drive from the small medieval town of Paganico. Set at right angles to the farmhouse is a large stone barn. The two buildings are set in three acres, with a large swimming pool, and command unspoilt views of the lovely, wooded, hilly Tuscan countryside. Both barn and house are recently converted and are very well equipped. They may be rented together or separately. Only one party is accepted in any visiting period: you wll therefore have the house or the barn (or both) to yourselves. Siena is a 45 minute drive away, Montalcino 40 mins. Maremma Coast 45 mins. Florence is 90 minutes by road, slightly longer by train.

Beautiful rural retreat

This home from home in a very quiet part of Tuscany really encourages you to relax. Very clean and well presented. The owner is helpful and informative. I would highly recommend this farmhouse. Very suitable for a large group. Wine tasting in Montalcino and Montepulciano in easy reach. The monastery at Sant Antimo is a peaceful gem.

Review of Our Stay

In terms of the facilities and location you couldn't ask for more. Unfortunately, this was somewhat tarnished by our interactions with the owner who is unapologetically rude. I wouldn't stay here again on principal and would not recommend it to others based on this experience.

Having retrospectively reviewed the details of this villa there is admittedly some mention of it being split into 2 parts, but it’s certainly not clear. We made the honest mistake of believing that we had access to both parts of the house during the first 2 days of our 10 day stay. On the 3rd day the cleaner visited, found this to be the case and immediately informed the owner. We subsequently received a phone call from the owner which reduced my ordinarily resilient sister to tears, despite the fact that she immediately apologized and explained we would rectify the situation.

The owner has since justified his actions claiming that the cleaner was equally upset to find the 2nd half of the house occupied, despite the fact that she left the property that day with a smile on her face and a cheery goodbye.

Unusually the owner also chose to describe us as 'interlopers' in subsequent communication on the matter, the definition of which is 'a person who becomes involved in a place or situation where they are not wanted or are considered not to belong'. Perhaps this better than anything else sums up his attitude to paying guests. If guests are 'not wanted' in your house, don't rent it out for large sums of money.

If you have thick skin go for it, it’s a beautiful villa, unfortunately it’s just not matched by the owners approach to customer service.

Owner's Response: This is an anonymous review, and I would not normally dignify it with a reply. As a question of fact it is abundantly clear that we rent two separate properties, and have NEVER previouslyhad a guest who abuses this by paying for one and occupying both. I made this very clear on the telephone by saying that this was 'totally unacceptable' but some people confuse clarity of expression with discourtesy. I am sorry about that, but unapologetic in the circumstances.

Most special holida @ Batignano Farmhouse &Barn

This eight-bedroom architecturally restored farmhouse and barn with in-ground pool was truly spectacular and as a previous reviewer stated, a true Grand Design.

This holiday was enjoyed by 3 different generations from one family and equally loved by all. Our ages ranged from 5 years to 85 years. This truly is a stunning location, overlooking the most idyllic Tuscan countryside. The property could easily accommodate 20 people; there were many little hideaways that you can sneak to with a book for a more private Italian retreat.

The farmhouse itself consisted of many beautiful rustic furnishings whilst the barn conversion boasted more modern contemporary finishes. There are lots of arched doorways letting in plenty of Tuscan light. This property is beautifully maintained and has exquisite gardens. I would definitely recommend this property and found it excellent value even with our weaker Australian dollar.

We all loved starting the day with our morning coffee and breakfast al fresco at the table and chairs in the courtyard. The days were then either spent lazing at the pool or exploring the nearby sights. We loved Siena and the medieval town Paganico. The huge pool was stunning and beautifully maintained and one hot afternoon all 14 of us were swimming in the pool at the same time! Loved and still miss our late afternoons, early evenings sipping ice cold Prosecco watching the sun set, whilst the kids were entertained in either the swimming pool or playing chess. Pure bliss.

We even had a meal cooked for us one evening, which was incredibly good value, and I don't think I have ever had such a tasty lasagne. I also loved the little local restaurant in Monte Antico; it overlooked fields of sunflowers and was literally a 5 min drive away.

Thank you Charles and Pennie for letting us share this bit of paradise. We can't wait to visit again.

Beautiful Batignano

The owners have created a little piece of paradise in the Tuscan hills. Beautifully finished and furnished with everything you could need, this house was a real find. The surrounding area is superb with much to see and explore. The guide left in the house by the owners was extremely informative and allowed us to make the most of trips out. When not visiting the local sights we relaxed by the pool and enjoyed the scented garden with a glass or two of the delicious local red wine. As a keen cyclist I can strongly recommend the roads around the nearby hills, even riding the strada bianche is a great experience.

All in all, one of the best holidays we have ever had.

From the Owner

We bought Batignano on behalf of our children in 2002. It was in a ruinous condition, but occupied a magical site, with 360 degree views and an atmosphere of unspoilt rural peace. We spent two and a half years restoring it completely, and then furnished it as two interlinked houses where our large family (and their friends) could be really comfortable. We rent it out for a few weeks each year with the objective of covering annual outgoings. We have never sought to maximise commercial income. Currently our focus is on the garden, which we set out from scratch on a terrain of mixed clay and builders detritus(!). It now, miraculously, looks established and flourishing, and in Autumn 2011 we planted 27 fruit trees in a sheltered field below our swimming pool.

Nearest beach 45 minutes drive in National Park South of Grosseto. Unspoilt, uncommercial, sandy beach backed by woods. No ranks of deckchairs!


PISA airport strongly recommended, two hours to us door to door by good roads. Florence and Rome Airports also feasible and much the same distance, but on worse roads. Car essential. Fourteen and a half hours driving from Channel port (Caen) via Monte Bianco tunnel. Train from Waterloo, via Paris, to Florence and then Siena. Believe it or not you can get to Monte Antico from London by rail with two changes (Paris and Florence). But you still need a car!


Driving: Monte Antico 5 minutes. Paganico 20 mins. Grosseto 40 mins. Montalcino 40 mins. Siena 45 mins.

Further Details:

Good restaurant in Monte Antico. Local shops, bars and restaurants, two supermarkets, banks and cash machines in Paganico. More sophisticated shopping and very good daily covered market in Grosseto. Local farmers will sell very drinkable wine, oil and fresh produce as available. Our maid will cook for you occasionally (by individual negotiation, she has a family of her own).

Our English-speaking factotum, who farms and is married to an English woman, is available to resolve any problems.

We have travelled a lot in Italy, but Southern Tuscany takes some beating, and we are still pleased with the outcome of our restoration. The house and barn seem able to absorb a lot of visitors and still have peaceful corners away from the children (or adults). I can think of nothing more satisfying than, in the evening, to gaze out over the Tuscan landscape with a bottle of cold prosecco to hand... For the more energetic the glories of Montalcino and Siena are easily reached in a day's outing, and the province abounds in hill villages. None, however, impinge on the peace of Batignano.

  • Notes on accommodation: Utility room with sink, washing machine and drier (shared with barn) boilers and power supplies. In the summer months we find that all our meals are taken outside, and we designed the conversion with this in mind. Either the house or the barn is perfect for two families sharing, eight in comfort, ten if required using the convertible sofa beds. Together they sleep between 16 and 20. The garden is a work in progress, with two prolific herb gardens and much drought-tolerant planting to complement the existing mature trees, which are mostly oak and holm oak. We are really in the country, but a good family restaurant/pizzeria can be found in Monte Antico village. We have ample power supplies,free WiFi, drinkable mains water, gas and a private sewage system. There's plenty of car parking space, but note that the roads around us are all ‘strada bianca’ and sometimes pretty rough. It's the country! Outside: Private large (12 x 6m) unheated pool for sole use of guests. Swim and admire the lovely views! The paved seating area by the pool is shaded by an established oak tree and has six pool loungers. Three formal terraces shared between house and barn, with moveable barbecue and plenty of chairs. Hammock on the biggest terrace. The garden is a work in progress but two prolific herb gardens are complemented by much new drought-tolerant planting, plus olive and fruit trees. Children (and adults) tend to gravitate to the pool, the external chess board and the table football game on the biggest terrace. Our nearest neighbours have chicken and partridges running around, so (sorry) no pets. New orchard planted 2011!
