Flint Cottage

Flint Cottage has a homely sitting room with log-burner (for cosy log-fires in winter); a well-equipped kitchen, with a hand-built pine dresser which is a real feature; a separate dining room - which overlooks the sunny (private) Courtyard garden at the back of the cottage; and a bathroom - with full-size bath and power-shower over. The main bedroom has a kingsize bed, and the 2nd bedroom has a 4'6" double bed. Beds are made up, with cotton bedlinen, before arrival. A hand-towel and a large bath-towel per person are provided.

Book whichever one best suits you, or book more than one cottage if holidaying with friends/family. Each of the cottages are fully equipped for a comfortable stay, and Rated 4-Star by Visit Britain. Saxmundham is an ideal base for exploring the unspoilt Suffolk countryside and coastline and the many attractions of East Anglia. You will be within 30 mins drive of Southwold, Halesworth, Woodbridge, RSPB Minsmere, National Trust Dunwich Heath (AoNB), the English Heritage castles at Orford and Framlingham, and much more... It is the perfect place for a relaxing break - at any time of year. Just 4 miles from Snape, and 8 miles (15 mins drive) from the popular seaside town of Aldeburgh on the Suffolk Heritage Coast. Ideal location for walkers, bird-watching, golfing holidays. Only 90 mins from London by train - making it perfect for short breaks too. Just 500 yards from shops, pubs, cafes, and award-winning restaurants. Small, well-behaved dogs made very welcome (at no extra charge).

We love Suffolk! And we want you to come and enjoy it here too.

Our aim is to provide a comfortable and homely place for you to stay whilst you enjoy all that the beautiful and unspoilt Suffolk Heritage Coastal Region has to offer.

Many previous guests have described our self-catering holiday cottages as a real 'home from home' - so we've adopted that as our motto!

Several guests have even asked if they can buy the cottage they were staying in! But, they are not for sale. They are here to enjoy while you holiday in Suffolk.

Why Dawn chose Saxmundham

Saxmundham is such a great location - it's an ideal holiday base. With such good transport links, within a half an hours drive (or less) you can get to all the popular places to visit.

There are good local bus services too. And the train station (Lowestoft to London-Liverpool St Line) is a few minutes walk away. (But don't worry - there is no train noise at the cottages!)

We love the peace and quiet. The friendliness of the people. The wide open spaces. The unspoilt nature of the countryside, coast and heathland... and the local, seasonal food.

What makes this cottage unique

The cottages are just 5 mins walk from the town's High Street, so very convenient for an evening meal out... or just to pick up a newspaper in the morning.

The supermarkets are open 7 days a week, until late in the evening. And, there are lots of independent little shops to browse around too.

Changeover-day is Fridays for weekly bookings or 3-night Weekend Short-Break bookings, or Mondays for 4-night Mid-Week Short-Break bookings. Weekend Breaks are Friday, Saturday & Sunday nights. Mid-Week Breaks are Monday, Tuesday, Wednesday & Thursday nights.
Dogs go FREE! There is no extra charge for your dog.

Notes on accommodation: Free WiFi (wireless broadband internet access) for all guests. cottages. Suffolk is a very dog-friendly county, there are many woodlands, heaths and beaches open to dogs all year round and they will be welcome in most pubs. Outside: At 'Flint Cottage' there is a secure, enclosed garden at the front - surrounded by a white picket fence. At the back of 'Flint Cottage' (accessed via the kitchen), there is a pretty (private) Courtyard garden with pot-plants and garden furniture and parasol for very warm days. At the back of Chapel Cottage/Corner Cottage, there is a small Courtyard with a table & 2 chairs which can be made available to guests.

All the people who were there were so friendly except one person who does not like dogs. We had great walks and the weather was kind to us. We enjoyed Snape Maltings did a seven mile walk there. Went toSouthwold always enjoy there. Great break.

Owner's Response: Suffolk, and Saxmundham in particular is indeed a very friendly place! With its central location (just 30 ins drive from most of the places you'd want to visit) and excellent transport links (1 mile from A12 and having its own Railway Station) Saxmundham is the perfect base for a holiday in Suffolk. In Suffolk, there is no reason why your family pet can't join you on your holiday. Providing they are well-behaved, they will be made very welcome - both at our Holiday Cottages in Saxmundham, and out & about in Suffolk. Suffolk is a particularly dog-friendly county. Dogs are welcome in almost every pub in Suffolk, and (which amazes some people!) some cafes too - such as Trinity's right here in Saxmundham, run by two lovely ladies Stella and Karen. There is also a part of every beach open to dogs all year round - so your dog can have a seaside holiday in Summer too! The Suffolk Heritage Coastal Region is also perfect for walking - whether you're a serious Walker/Rambler/Hiker, like a long walk to tire out your dog and children, or just want want a pleasant stroll to enjoy the Coast or countryside. Suffolk is renowned for its gently undulating terrain, which will suit all, and there are beautiful walking routes to use all year round.

There is Clay-pigeon shooting locally (approx 20 mins drive), where you can also book a beginners' 'have a go' session if you've never tried it before.

There are two vineyards within 30 mins drive - offering tours and wine tastings of some fabulous English wines.

There are several Literary events and Book Fairs locally, plus annual Literature and Poetry Festivals.


Aldeburgh, on the Suffolk Heritage Coast, is just 8 miles away (approx 15 mins drive), and the sandy beaches at Southwold, Dunwich and Walberwick are only around 30 mins drive. Beccles (approx 40 mins drive) is on the edge of 'the Broads', where you can hire boats for the day or half day - whether you prefer a motor launch, row-boat or canoe. You can watch the yachts from the historic harbour at Southwold or the quay at Woodbridge.


250 yards from Saxmundham railway station (don't worry, no train noise at the cottages!). Direct rail service from London-Liverpool St. (journey-time approx 1½ hours) and rail services from all other parts of the country. The cottages are less than 1 mile from A12. 70 miles (approx 1½ hour drive from Junction 28 of M25).

Airports: Stansted or Norwich. Excellent public transport service locally - buses, trains, taxis to all places of interest in the Suffolk Heritage Coastal Region/East.


Places of interest in the region include the ever-popular coastal towns of Aldeburgh and Southwold, the riverside town of Woodbridge, the historic castles at Framlingham and Orford, Halesworth, AONB Dunwich, RSPB Minsmere... all are within approx 30 mins drive of the cottages. Aldeburgh 8 miles. Thorpeness 7 miles. RSPB Minsmere 6 miles. (National Trust) Dunwich Heath (AONB) 6 miles. Benjamin Britten's concert hall at Snape Maltings 4 miles. Leiston (Long Shop Museum, abbey ruins, etc) 5 miles.

Book more than one cottage to accommodate up to 10 people - perfect when holidaying with friends or family.

All three cottages are just 500 yards (5 mins walk) from the High Street, where there is a wide range of interesting independent shops and galleries to browse around, plus those catering for all essentials - a bakers, butchers, newsagents, opticians, chemist and hairdressers. Plus... banks with cashpoints (HSBC and Barclays), Post Office, florist, hardware store, pet shop, an old-fashioned haberdashers shop, off license, several bookshops, two art galleries, a museum, organic produce shop, two supermarkets (Waitrose and Tesco - both open 7 days), several pubs, a wide choice of cafes, take-aways, etc., and an award-winning restaurant.

There is a street-market on Wednesdays - with fresh fish/shell-fish stall. There are several interesting farm shops in the area, each selling local home-grown/home-made produce. The most local is around 1 mile out of the town. There are also a number of events in or around the town during the year, such as: food fayres, craft markets, antiques fairs, literary and music festivals, food and drink events, country and game fairs, dog shows, open-air theatre / concerts.

There is a quaint local pub - called: the 'Poachers Pocket' (10 mins drive, or a pleasant 30 mins walk through the County Park), which is family-run and serves home-cooked traditional meals and local real-ales.
