Kitchen is small but modern with granite surfaces and butler sink. Features cooker, fridge, small dish washer, washing machine, clothes dryer, microwave, toaster, electric kettle and everything else you might need for cooking.

There is an airing cupboard/utility room on upper level. There you will find extra sheets, towels, iron and ironing board. There are hairdryers in most bedrooms.

Two comfortable couches (one convertible for extra guests, if necessary) and coffee table situated under the massive skylight. TV with Digital Box. We do not provide a telephone but have recently installed WiFi.

4 bedroom unit: Once inside, the living room is illuminated with natural light via a huge skylight. Downstairs floors are terra cotta tiled. The kitchen is modern and comes fully equipped with all the necessities. We have just added a 2nd bathroom on the lower floor which features toilet, sink & shower. The large downstairs bedroom (with 4 single beds) features a gas fire. The main bathroom is on the upper level and also features a shower. Upstairs are two more double bedrooms and one bedroom furnished with bunk beds. The upstairs floors are hardwood. All bedrooms come equipped with clock/radios and hairdryers. Also, upstairs, is a utility cupboard where the boiler lives and there you will find the washer/dryer/iron & ironing board.

3 bedroom unit: No skylight but plenty of windows! On the lower floor there is a very large newly fitted out kitchen, dining area and living room as well as a bathroom with shower. Floors are of black & white tiles. The upper floor is where the 3 bedrooms are located (2 doubles/one room with bunk beds) and here the floors are all wooden. Utility cupboard contains the washer/dryer, boiler and iron & ironing board.

There is central heating, adjusted by remote control, but no air conditioning. We will be happy to provide fans in the case of the rare heatwave.

Both units share a small outside patio area suitable for B-B-Q (or for smokers to light up). We do not allow smoking in the apartments!

We have catered to many family groups with young children and can provide cots and high chair wherever necessary!

My family have owned house for three generations. I spent many happy summers here with my nonna and even went to school in Barga for a while (which is how I come to speak Italian!)

We are only in residence over the summer months and in the Easter holidays as we have our main residence in London. We will always be 'on site'' to help with any queries as we live on the ground floor or the villa, above the Taverna.

We have been renting to holiday makers for over 10 years now and love opening up our beautiful home to visitors.

Having worked extensively in the Travel Business both in the USA and England I am uniquely qualified for this task! We also have two properties in London, UK (Paddington) which are also listed with Owners Direct and which we rent out all the year round!

Paddington has changed a great deal over the years. It used to be quite run down but now is virtually trendy!

Close to everything: Tube, Train, Buses, Hyde Park, Buckingham Palace, Portobello Road, Oxford Street etc etc. Also right across the street from St. Mary's Hospital where our latest member of the Royal Family was born!

Myself, wife and six year old daughter along with my sister, her husband and their two young children all stayed in this walk-up. The flat was spacious and very accommodating along with being located in a perfect location within walking distance to Hyde Park, Kensington Palace, Buckingham Palace and even the London Eye if you are adventuresome. The owners are very nice and make you feel welcome.

Booking Notes:
After initial contact you will be asked to prepay using a credit card. Usually we take full payment on booking and send you a receipt and informal Rental Agreement. This guarantees your dates and price and helps us to avoid no-shows!
For Unit 1 we ask a £200 (fully refundable) security deposit.
For Unit 2 we ask a £150 (fully refundable) security deposit.

Changeover Day:
There are no preferred arrival/departure days but please note that check in time is 4pm and check out time is 11am. Occasionally early occupancy can be arranged but this is by no means guaranteed. We provide storage of luggage prior/post arrvl/dept times

Notes on prices:
Price quoted is for 5/4 persons. Additional per person (over 16) charge is £50 per night. Children under 16 pay 50% (£30 per night). 2 years old and under stay free! Please ask for price for your group. We have been known to be very flexible with our prices!
PLEASE NOTE: We appreciate being advised if you plan on inviting any additional guest to sleep in the accommodation. Our housekeeper will provide bedding if and when the £50 per adult/£30 per child (per night) fee has been collected.

Due to an unfortunate recent incident we will not tolerate any PARTIES in our property. Only guests registered are allowed to be in the property after midnight and in order not to disturb neighbours the playing of loud music is also forbidden. Thank you for your consideration.

Notes on accommodation: We have hosted many families over the past few years and they have all been extremely satisfied with the accommodation. References available on request! Paddington is a busy, lively and cosmopolitan area with many restaurants, coffee shops, buses & tourist attractions etc right on your doorstep. There is the added bonus of having the owners working in the Security Showroom below so that if you have any queries or questions you can have them answered immediately. Outside: There is a small outside area for sunbathing, or B-B-Q's (in the summer). This area can also be used by smokers ! During summer months it is a good place to hang washing out to dry!

Lovely flat with lots of space. Updated baths and comfy beds.

There was a group of 8 of us that stayed in the flat. It was unusually hot in London during our stay and although it did not have air conditioning the housekeeper was gracious enough to keep us as cool as possible with lots of fans. We had a wonderful experience and would definetly rent from them again in the future.

Lovely, bright apartment with lots of restaurants around.

This apartment fit our 2 families quite well (9pp). It was bright and clean with newly renovated bathrooms. Maria was very helpful with any questions with had. The proximity of Paddington station was very convenient (direct train to Heathrow). There is also a tube station and taxis come around quite often. Lots of options for groceries, restaurants and pubs, as well as a really good bakery next door!

Perfect location

It is a nice and spacious apartment for a large group like us, 6 adults and 2 kids. The location is very good, close to train station. There are a lot of restaurants nearby. The only thing we don't like is the noises from the street as the apartment is facing the main road and the hospital is opposite the apartment. Apart from that, everything is perfect. We will definitely come back in the future. What's more, the housekeep, Maria is very friendly and helpful. Thanks, Maria!

The maisonette was wonderful. The listed description of the maisonette is accurate.

The location is perfect and the flat was perfect. It is easy to arrive from the Heathrow. Acces to the main tube lines and buses is also easy. You have to walk only couple of minutes. The maisonette was clean and well-maintained and Maria gave us enough information how to use all the equipments.

We had a great time and we can really recommend the place to our friends. Everything was fine and our next time visit to London this maisonette might be our choice again.

Zentral gelegen

Die Wohnung ist zentral gelegen, direkt an der Paddington Station. In der Nähe sind viele Restaurants, Pubs, Bäckerei, Supermärkte.... alles da, was man braucht.

Die Wohnung war ok. Die Einrichtung bietet alles, was man für einen Städteaufenthalt braucht.

Allerdings war die Wohnung nicht sehr sauber. Wir fanden alte Socken im Wohnbereich und auch der Boden in den Schlafzimmern war nicht hundertprozentig sauber.

Es war ok, hätte aber besser sein können. Daher ein Stern weniger

Super gelegene Ferienwohnung in Paddington

Wir haben zu acht (2 Familien) eine wunderbare Woche in der Ferienwohnung in Paddington verbracht.

+Super Lage, 2 Minuten bis zur Tube, 10 Minuten bis Hyde Park, Geschäfte und Restaurants vor der Tür

+Komfortable Ausstattung mit zwei Bädern

+viel Platz, damit sich auch unser Kleinster mal bewegen konnte

+netter Service

-die Praed Street ist auch nachts recht laut (Krankenhaus schräg gegenüber), so dass man in den Zimmern zur Straße schon mal vom Verkehr aufwachen kann

Wir würden trotzdem wieder hinfahren!

Location

Car: not necessary

Travel:

We are only 15 minutes from Heathrow Airport using the Heathrow Express or Heathrow Connect Trains to Paddington. Car use is not recommended since we are located very close the Congestion Charge area of London and parking meters are hard to find and expensive! However, if you do decide to bring a car we can arrange very reasonable rates at a nearby open air garage. (10 mins walk from maisonette) Rates are around £20 per day, per vehicle which is very cheap for Central London!

Distances:

The property is located centrally and most London attractions are within walking distance. Paddington tube (and main line) station is only one minute away and many buses stop right outside the door! Satisfied rentors always comment on how convenient the location is.

Further Details:

There are shops and restaurants galore and Oxford Street is only a short walk away. A small supermarket (Tesco Express) is only a few minute's walk from the maisonette and the larger Waitrose is a 5 minute walk away. There is a very good fish & chip shop (Mikey's) almost directly next door, on Norfolk Place.
