Only 1km from local shops, bars and restaurant in delightful village of Prata. 12km from the stunning medieval town of Massa Marittima and 30km from the superb unspoilt Tuscan coast. Siena, Florence and San Gimignano all within easy reach. Podere Pancoli is set in 20 hectares of unspoilt land in the Metalliferi hills of the Maremma area in the heart of Tuscany, a perfect place to spend a quiet holiday near to the sea and the fascinating medieval hill top towns full of history, culture and tradition. For those who enjoy walking, cycling, horse riding, sea sports, nature watching, Tuscan food and wines, this is an ideal location.

About Giulio Sica

We are Giulio and Lucia and we live in Siena. We have four children and six grandchildren. I am a judge and have worked in Siena and Torino, and my wife is a teacher. We are both retired now. We love to go and stay at Podere Pancoli when we don't have guests and also at our other house a few km away. We like to be able to help our guests with information about the area and any other advice they need, so they have a lovely stay.

We both speak French and Lucia speaks also German very well.

Why Giulio Sica chose Grosseto region

Podere Pancoli has been in the family since 1892. We restored the villa about eight years ago and we have been renting it out successfully ever since. We love to go and stay there when we don't have guests and also at our other house a few km.

Podere Pancoli is in a very quiet place, sheltered from din of the traffic and other noises; from it we enjoy a pleasant outlook so far as the Thyrrenian sea.

What makes this unique

Naturally, to be in the heart of Tuscany in the countryside, near to the sea, has to be a great opportunity for anyone looking for a peaceful holiday with stunning nature and history all around. The villa is only 300m from the main road to the coast, and is in easy reach of many interesting historic and cultural sights in Tuscany. To have a natural spring which is perfect drinking water and a little pool where one can have a quick dip to cool off is a real treasure.

We have stayed here twice now and find the surroundings beautiful and so peaceful but also not far to the villages and the lovely town of Massa Maritima. The owners are very helpful and pleasant so all in all we love it here.
