Watermill in Badia Tedalda, Nr. Sansepolcro, Tuscany, Italy - A Lovingly Restored Watermill in an Unspoilt, Tranquil Setting

Il Mulino stands solid and comfortable, perched on a rock where the sound of the river flowing beneath your windows will lull you to sleep at night. The Mill was fully modernised in 2000 but many original features have been retained: cotto and wooden floors, beams and even a breakfast table on the terrace constructed from mill-stones. The Mill sleeps 5/6 guests and there are two bathrooms, a fully equipped kitchen and lounge with log-burner. The countryside is beautiful and ideal for walkers, nature-lovers and those who want to sample ‘real’ Italy. Honey buzzards, wild boar, porcupines, egrets and dippers on the river are just a few sightings listed by past guests. The river is perfect for refreshing dips. Badia Tedalda, with its 16th century church with Della Robbia altar panels, is 5 minutes away, with restaurants and food shops. Half an hour's drive down the Apennines are Sansepolcro and Anghiari, rich in history. Meals out are delicious and very reasonably priced.

About Angela and Maurice Petch

We are passionate about Italy and feel blessed to have a home here. Maurice is half Italian and spent most childhood holidays in beautiful Urbino. Angela lived in Rome as a child and studied Italian at University. She teaches Italian, offering "hands-on" lessons. Nearly 20 years ago, a dream came true and we bought our ruined water mill and have spent holidays here ever since, with our 3 children coming and going with friends. We have just enjoyed a 5th successful season since Maurice retired, enjoying integrating with the local community, eating produce from our 'orto', exploring mountain paths. We live in our converted stable and are on hand (whilst respecting privacy) to help guests enjoy their holiday.

Why Angela and Maurice Petch chose Badia Tedalda

We fell in love immediately with the mill and the area. The mill is in the sun all day.The river has been perfect for our children and continues to be so. We have made lots of friends locally and found out about the history of the mill, which was a vital resource for the local population. The area is special - and many Italians recognise there are very few "real" places left like this corner of Tuscany. We can walk up in the mountains and not come across anybody. The wildlife is rich. Orchids stud our meadow in early summer, fireflies help light up our barbecues, honey buzzards soar over the mill, egrets fish in the pools. We literally feel ourselves unwind the minute we arrive and our guests tell us the same. It is a place to catch up with yourself in this busy, busy world.

What makes this house unique

Il Mulino is in a remote corner of Eastern Tuscany and yet you can be in Sansepolcro within 35 minutes. If you want to go and immerse yourself in art and architecture, sit in a bar in a busy piazza and people-watch, you can do so. You can't come to Italy and ignore its rich culture and history. Some of our guests choose to spend one week in a city and then come and "restore" at il Mulino but it is possible to dip in and out. The local restaurants are excellent and very good value. Quality and freshness of seasonal ingredients are very important to Italians and a meal is always a special occasion. It's also fun to buy at the market, bring the food home, pour out the wine and eat on the terrace with the river flowing by. Il Mulino is a place of inspiration for writers and artists. too.

Notes on accommodation: Il Mulino is a non-smoking property. Little children are welcome but because of the stairs and terraces over the river, should be supervised. Il Mulino is 500 metres above sea level and so there are seldom mosquitoes. The temperature cools down at night, so no hot, sticky, sleepless nights. Outside: There is plenty of private space round the Mill to relax, with a large picnic table,outdoor furniture, sun umbrellas and barbecue for dining under the stars and counting fireflies in June and July. There are 2 terraces: the small breakfast terrace has shade in the afternoon whilst the main terrace enjoys sun all day after breakfast. Both look over the river. We have felt no need to build a swimming pool as the clean, flowing river is great fun for adults and children alike. Some pools are deep enough to plunge into and cool down in the heat and it is very safe for young children. There are fishing nets and river toys for youngsters and we advise everybody to bring river shoes for walking on the stones. Cleaning / Towels / Linen / Maid service: All linen is provided, including towels per week, but please bring your own swimming towels. The mill is cleaned before and after your visit. The owners live close by and can help you with any holiday queries including Italian lessons and cookery classes. Other: The main bedroom is housed above the old mill stone workings and all bedrooms look out over the river and onto the truffle woods on the opposite bank.

“The best place to relax i have ever been.

After spending year after year in the South of France we decided to look for something different. The Mill was simply fantastic,equipped with everything you could possibly need.The views were amazing,our daughter said she felt like a Princess living at the top of a castle.We also thought we had fallen in to a fairytale.Sitting at the stone table in the evening with a glass of wine listening out for any animals which were in the area together with the river flowing by was one of the many highlights.The waterfall which was only a two minute walk from the mill (still inside the the beautifull gardens) was a delight and swimming in the pool below it was wonderfull. Even although it was high season we still had the pool to ourselves 95% of the time.

We arrived with the idea that we would have a day in Florence,San Marino etc, but we soon agreed that we did not want to go very far away from the mill. Badia Teldada a 5 minute drive away had everything we needed bakers Butchers etc.

The Sunday lunch at l erbhosteria in Rofelle is an experience not to be missed.

This was booked for us by the mills owners Angela and Maurice who lived close by and were easy to find if you needed help or advice on the area.This is a place we hope to visit again.It suits couples and familys with kids very well.

Lovely hollyday at the mill.

My family (2 adults and 3 children aged 10, 12, 14) spent 11 days in the mill in July 2016. We found the mill and the surroundings absolute lovely and relaxing. The hosts were very kind and most helpful. Everything lived up to our high expectations. We enjoyed the river, the garden, the lovely mill and spent hours sunbathing, playing cards, badminton etc. We did the Sunday dinner at Del Piero’s, which was fantastic and very cheap as well – 3 hours of non-stop eating (remember to skip the breakfast) with only 17 persons (mostly Italians) was 30 Euro per adult and 22 Euros per teenager and 15 Euros for the children. We chose to pay 30 Euros x 5 because the children got the same meal as us and everything was perfect. We visited the pizzeria in Badia twice, which was original and nice/cheap as well. We visited the bar in Badia and did shopping several times in the local Badia Alimentarie/small supermarket – the people there was absolutely marvelous and “spoiled” our children with candies. Maurice arranged a cooking lesson for our family with Teresa and her sister in the nearby B&B (walking distance) – very fun and we prepared a lovely dinner for our family. Coocking leason was 2-3 hours in the afternoon and then we went back in the evening to get our prepared dinner served by the sisters. It was 50 Euros per adult and 30 Euros per children everything included – lesson, food, wine, coffe etc. Absolutely worth trying. Thanx to Maurice and Angela for helping out with everything and for your kindness. The Mill have our best recommendations for future visitors and we and / or our children might very well choose to revisit the mill someday. An enchanting retreat in rural Tuscany

If you're looking for tranquility, beauty and natural surroundings you'll definitely find it here at 'Il Mulino', Rofelle. We arrived late June 2016 with high hopes having read the reviews of previous visitors... and we were not disappointed! Right from the start we were met with an enthusiastic and warm welcome from Maurice & Angela.. We were treated to an enchanting display of fire flies dancing on a late night walk home from the local Pizzeria in Badia Tadala (delicious pizza incidentally!), beautiful butterflies and wandering deer to name but a few of the wildlife delights surrounding Il Mulino. Situated on the Marecchia River, there are several inviting spots on a hot day to take a cooling dip in the plunge pools, where you can soak up the beautiful surroundings of the waterfalls and mountains while getting to know some of the locals. We enjoyed trips to Florence, the beach at Rimini, Sansepolcro and the not to be missed ancient town of Anghiari, but we just couldn't wait to be back at the mill to enjoy the peace and serenity of it all. The culinary highlight of our stay was the Sunday lunch at L'Erbhosteria in Rofelle - it is impossible to put in to words how incredible this eating experience was so we suggest you just go ahead and sample it for yourself! While quiet and discreet, Maurice and Angela were nearby and keen to share their fantastic source of local knowledge and information ensuring we made the very best of our stay in Tuscany. We are already planning our return visit!

Recharge your batteries

This mill is wonderful with lovely hosts, the perfect place for children to play in the river, make dams, catch baby fish/bugs, swim etc. A proper country holiday like we had as kids. The wood fired oven pizza in the local village was to die for and local sulphate free wine guaranteed not to give you a hangover! Rimini is just over 1hr drive and is well worth it if you have kids, sandy beaches are clean and well maintained, gentle currents, expensive chairs and umbrellas, but worth it for a day with clean well stocked toilets- don't be put off by it's 'tourist' image, it's a great day out. There are so many gorgeous villages and towns in the vicinity to explore and the 20 course Sunday lunch at the hotel up the road is an absolute must, you will have to skip some courses to fit it all in! All in all I would absolutely recommend this holiday to recharge your batteries and to show the kids that there is more to life than computers and TV!

Fabulous Holiday

We had the best holiday at Il Mulino. I'm not sure any words can adequately describe how great this holiday was. The people, the food, the wine, the towns, the scenery were all fantastic. There was so much to do and Maurice and Angela were really helpful with sharing information and ideas giving us a local insight into things to do. This included walks, restaurants, cookery lesson, local wine, the buskers festival at Pennabilli and much more. The accommodation was very comfortable. There was some great wildlife and beautiful wild flowers in the surrounding area. It was lovely to be able to sit out for breakfast and evening meals. We enjoyed a couple of excellent bbq's too - getting some lovely meat from the local butcher, We stayed for a week but with everything we packed in it felt we were there longer. I would thoroughly recommend a holiday at Il Mulino.

Guests have told us the beaches are very clean but a charge is made for hire of sun loungers. There are good shops in the centre of Rimini and sea food restaurants.

Car hire is essential as il Mulino is remote. Perugia airport 100km (1½ hours), Ancona airport 150km (2½ hours), Bologna airport 195km (2¼ hours). The owners provide very detailed directions and instructions for your arrival.

The nearest small town is Badia Tedalda at 5km with 3 grocers, a butchers, a bank, post office, bars and restaurants plus a tourist office. There is also a very good restaurant within walking distance of Il Mulino. It is difficult to convey in words how relaxing il Mulino is and although there are places of interest within easy access, most of our guests have been quite content to let the place work its magic and stay put. They have told us they welcome the opportunity to ‘catch up’ with family, read, paint, bird-watch, walk, bathe in the river and, above all, for their children to be children again. In June, July and August there are plenty of ‘feste’ in the villages, with dancing in the squares and food stalls where you can sample local specialities and wine.

Sansepolcro is the birth-place of Piero della Francesca and home to just some of his masterpieces. You can see his beautiful "Madonna del Parto" at Monterchi and wander round this little jewel of a town. Similarly, Anghiari is fascinating, with alleyways brimming with colourful plants and music and literature festival in June and July. Sansepolcro is our nearest large town.Go on Tuesday, market-day, and sit in the main piazza; sit outside a bar and watch your very own Italian opera walk by. In early September the spectacle of Il Palio delle Balestrieri should not be missed: an archery tournament held annually against Gubbio. At dusk, the participants and their retinue parade round the darkening streets in their magnificent Renaissance costumes. Breathtaking! The owners live close by Il Mulino. They are both fluent in Italian and can advise you on how to get the absolute best out of your stay. There is also a book kept in the mill with comprehensive details of activities and places of interest in the area. What are you waiting for?
