Spacious 3 bedroomed villa in a peaceful hillside location. Fantastic views of Kalkan Bay.

This luxury villa is on a quiet hillside position in the Kisiltas area of Kalkan. This villa was built as a family home, not just for rental purposes and the interior decor is simple and tasteful. It has its own plot with parking, garden and large south facing terrace around the private pool. It has views overlooking the village of Kalkan to the sea and islands. The views from the roof terrace are stunning - it has seating area and dining table with chairs. It also has an indoor roof kitchenette. There are three air-conditioned en-suite bedrooms, two with sea view balconies, and a large open plan air conditioned ground floor with fully fitted kitchen and a lounge area with settees and armchairs for 6. In the basement there is a large salon/4th bedroom with a sofa bed. The utility room has a washing machine. Outside is the terrace with 6 sun loungers, table and chairs for 8, a movable parasol and a large pool with barbecue area. Kalkan, a small harbour side town within a bay, is a 12 minute downhill walk away and has many restaurants offering excellent food and service at good prices, with a variety of shops to browse.

I live in England although I spend as much time as possible in Turkey, where I have made many friends and have been a regular visitor since 1990.

The villa was designed and purpose built for my husband and I by a reputable local architect in 2004.

Unique benefits of the property - the property is a spacious, luxury family villa which offers fantastic views of Kalkan. There is a large private pool with gardens. It has been furnished to a very high specification including air-conditioning and all three double bedrooms are en-suite. It is a short walk into the town of Kalkan. We provide beach towels for guests.

Why Shirley Springer chose Kalkan

Having been a regular visitor to Kalkan for many years and my husband and I decided to buy a plot of land and have a house custom designed and built by a local architect. Once you have visited Kalkan you can understand why visitors want to return and that's what happened to us! We love the weather, the food and the people.

What makes this villa unique

It is an extremely spacious villa where even 6 people can enjoy their holiday in privacy if that is what is required or enjoy the facilities together. The fruit tree terrace offers fresh fruit for guests. The roof terrace offers spectacular views and taking an early evening drink there whilst watching the sun go down is a must before wandering down into the town for a delicious meal!

I just wanted to let you know how much of a good time that we had during our time in Kalkan.

We both thought that the villa was fantastic, everything and much more than we hoped for and that Kalkan itself was a lovely place full of the friendliest people we have come across. Everyone was extremely helpful and the service (along with the food) in every restaurant that we ate in was excellent. It's a shame we ran out of time to try more, and I am sat in the office this morning with post-holiday blues!

I had hoped to go paragliding - but unfortunately we didn't manage to get it organised in time! Hopefully next year though!

Notes on accommodation: This accommodation would not be suitable for small children. Inside the villa is a no smoking area. Outside: Swimming pool is 40 square metres in area, varies from 0.8 to to 2 metres in depth, and is an almost rectangular shape of about 9.5 X 4 metres - a permanent BBQ is at the rear of the patio; the pool and all external patios and terraces can be lit for evening entertainments. At the front of the villa are terraces containing fruit, palm and other trees. There are 6 patio loungers, a very large parasol, and outside dining furniture for up to 8 people. Holidaymakers can sunbathe at the ground floor pool level, or from a large roof terrace that is also equipped with dining table and chairs as well as a pergola and lounging seats. Utility Room: Washing machine, ironing board and iron. Cleaning / Towels / Linen / Maid service: All hand/bath towels and bed linen are provided. Beach towels are also provided. The villa is cleaned and bedlinen changed once a week. The pool and surrounding terrace is cleaned daily. Other: Basement salon with double sofa bed and bedroom furniture. Full sized table tennis table. Large basement terrace.

Great villa, Great Views, Great Holiday

We have stayed at this villa many times and it is exactly as described. The pool area and terrace are great for lazy days. The roof terrace is perfect for pre dinner drinks and watching the sun go down. The villa is very clean and well maintained together with being equipped with everything you need for the perfect holiday. Yusuf and his brother are always around if you need any assistance during your stay. Kalkan is a great place to visit with over 100 restaurants, so there is always plenty of choice with our favourite being Kosk. Gourmet Terrace, Kalamaki and Isos Kitchen however are not far behind. I would certainly recommend this villa and if you do not rent a car don't worry there are lots of taxis should you need one.

Best villa I've ever stayed in

We love this villa! It is perfect for a couple or group - we have been back a few times now and keep meaning to go on one of the many boat trips or sightseeing trips around the area but always end up lazing by the pool and making use of the roof terrace with the wonderful view. There are numerous restaurants to choose from just a short walk down the hill and we loved to sit by the harbour or on one of the rooftops to soak up the view and atmosphere. The property is in perfect condition and was very clean. Excellent pool, very private. Yusef and his brother look after the villa and cleaned the pool every morning - they were extremely helpful and were on hand at a moments notice (without being intrusive).

I would certainly recommend this villa, and have done. We'll be back ourselves next year!

Walking distance to the pebble beach of Kalkan town is around 15 - 20 minutes. The famous Patara Beach, part of a national park and a 20 minute dolmus/taxi ride away, is an unspoilt beautiful 16km sandy beach. Kaputas Beach is a lovely swimming cove at the foot of a mountain gorge is a 10 minute drive from Kalkan.


Dalaman is the nearest airport and is approximately a 1.5 hours drive from Kalkan. Transfers can be arranged for you. Once at the villa car hire is not essential.


Nearest towns are Kas (35 minutes drive) and Fethiye (1 hour drive). Islamlar village with several trout farms is a 10 minute drive away and Berzirgan village is 20 minutes by car.

Further Details:

The nearest large town is Fethiye, approx 1 hour drive from Kalkan on the road to Dalaman. It has a large harbour, restaurants and shops. In the daily fish market you can choose your fish to have it cooked by an adjacent restaurant. Near to Fethiye is a deserted village, vacated circa 1920, now a tourist attraction. Kas is smaller harbour side town 30km east of Kalkan, and worth a visit, not least for the stunning drive along the coast. Back in Kalkan boats leave from the harbour every day for a day trip around the islands and coves of the bay, and include excellent food and drink along with opportunities to swim, snorkel or just sun bathe. Tour companies in the town offer day tours to places of interest, always taking in other visits en route, providing lunch and offering great value. These include: Saklikent Gorge Kekova - to see the ruins of a sunken city, a mountain walk (in the Spring), the ruins at Xanthos. river canoeing and more.

A folder can be found in the villa detailing all the places of local interest and information on local supermarkets, restaurants, and banks etc. This folder also includes information on all the appliances and helpful hints to help you settle in and enjoy your holiday in the villa more quickly.

A welcome pack will be provided to ensure you have basic food, milk, water, bread, butter, jam, eggs, etc for your arrival. The arrangements we have in place to maintain and prepare the villa mean that in the unlikely event that you have a problem there is a local English speaking person to contact to provide help and assistance straight away.
