The studio is located on a luxury property adjacent to a 12 x 6m Roman style swimming pool set in 3500sq.m of lush, mature garden with olive trees and lawns. Stunning views over the mountains and surrounding villages. Ideally situated for golfing holidays (at least 5 golf courses within 10 minutes), holidays on the French Riviera and Grasse countryside, or business trips to Cannes or Sophia-Antipolis. The property is located in a quiet, high value residential area very near to other properties belonging to globally known celebrities and royalty. Shops & restaurants are within walking distance. The location offers a central point to drive easily to Antibes, Cannes, Nice, or the inland lakes while avoiding the heavy tourist traffic along the coast. The villages of Gourdon, Valbonne, Cabris, Biot, the lakes are just a short drive and offer the opportunity to chill out, enjoy a lunch, afternoon tea etc while absorbing the charm and views, without needing to fight the traffic!

All guests in 2010,2011, 2012 have indicated that they had a wonderful stay etc. and we have been recommended to their friends several years in a row. Several couples have already visited us in consecutive years.



We provide a booklet detailing the local fresh food artisan markets, places to visit, restaurants to enjoy and afternoon excursions that we recommend. Several guests have commented that they will (and have!) returned to visit those things that they did not fit into their first and second stays.

Relaxed and Enjoyable Stay

Lovely well equipped, private and quiet villa with everything you will need for a relaxed stay whether you just want to laze around the pool (which you have all to yourselves) or venture further afield. Frank and Dilek the owners are very helpful and Frank is a mind of information on the local area and gave us some very useful tips of where to go site seeing, shopping and eating out.

We had some friends stay nearby for a few nights and they joined us at the villa in the evenings for drinks and food which was great fun and they were made most welcome by Frank.

Frank was also helpful with a problem we had with our car which unfortunately got covered with tree sap on our way to Opio. Frank was happy to provide us with car washing tools and even gave us use of his expensive car cleaning materials to help remove the stains.

Nothing was too much trouble, thank you Frank for your help in making our stay most enjoyable. We hope you are still enjoying your Rose! 😎🍷. Rob & Sue.

Wonderful! already booked for next year

We had the most wonderful week.

We were looked after from the very start and would have missed out on many of the gems of the area if it were not for Franks recommendations.

The antique fair in Feyance, the mountain road up to Gourdon and Valbonne on market day to name just three.

We spent a week and have already booked for two next year.

It is everything as described and more. If you add to this wonderful hosts you can't go wrong.

Owner's Response: It was very enjoyable to have you stay with us and we look forward to next year. I remember that you arrived at 21.00hrs shattered from a 12 hour drive in the heat, and on traffic jammed roads...I pointed you to the Pizza van and you ate with vigour as you had missed lunch ...the wine was good also! The next few days was all about chilling out and you mostly sun bathed, and swam ...but then you explored the area and on departure you really looked refreshed, happy and clearly enjoyed your stay plus what you saw in the area. I think next year the idea to fly down is a good one and very cheap if you book ahead.

3rd stay - what can I say?

Well another week in paradise!! The pool, the food, the supermarket, the peace and not forgetting Frank and Dikek, the perfect hosts. Such lovely people :-)

Should you want a beautiful location, a stunning pool, peace and quiet to read a book, a walk to a friendly bar for an ice cold beer, easy reach of a brilliant supermarket (Sainsbury and the rest, eat your heart out!!!! An island and you can't get seafood like this!?) and just a place to chill, then look no further.

Golfers - paradise for you with two great courses near by.

Frank and Dikek are great. If you want information on where to go, forget the tourist office. .... such wonderful, helpful, lovely people :-)

The village of Gourdon where Hobbits dare not go without a 4 x 4!! No, stunning - you must go!

Fantastic holiday yet again! :-)

Increasingly we have guests that come for just a week and then return a year later for two weeks because they enjoy the quiet and chilling out opportunity by the pool, making BBQ's but then there is so much to see and do. Blissful spot in the south of France

I had the most wonderful stay in this little piece of heaven in the south of France. The studio is perfectly situated near to many beautiful places to visit and a lovely quiet spot to base your stay.

Although travelling alone, the space would be perfect for two and is very well equipped with all you might need for self-catering. If you prefer to eat out, there are many excellent local restaurants and Frank and Dilek are very generous in their help and guidance to ensure you make the most of the area.

I had a very happy time at their property and would highly recommend it to future travellers.

Amazing location, great facilities for a couple. Frank and Dilek were wonderful hosts and gave us so much help and advice concerning the local area. Frank recommended lovely restaurants and we were not disappointed. A favourite was a drive to Gourdon where we found the lovely terraced restaurant with a beautiful view.

Yet another fantastic time (apart from my car needing to be repaired - it's still in Cannes for the moment :-( but...). The pool is fantastic, large and inviting on hot and sunny days. The apartment was clean and includes everything you would need for your stay. Loads of good food and wine consumed, bought locally (good supermarket only 5 minutes drive away) and cooked on the bbq, yummy. Great views from the terrace and from the road leading into the village where there is a really friendly bar for a cold beer! Frank and Dilek are extremely welcoming and will provide you with all the information needed regarding places to visit and where to shop. Mark had a couple of rounds of golf at Valbonne and enjoyed playing the course.

We may not have explored as much as some may do but we had a great time just relaxing and it was over far too quickly - it's a wonderful part of France and the studio is a great place for a holiday and I can recommend it to anyone who is thinking of staying there.

We noticed the gourmet aromas from the BBQ spliced with local herbs and tapenade from the Opio olive mill, plus fresh rosemary from our garden for the foil baked potatoes! We are delighted that you enjoyed your stay and am sure that you will be revisiting but next time maybe you can stay the full two weeks as this time we were unable to confirm a two week booking as we were already full. ....See you next year. regards

Opio is superbly located with easy access to the best spots on the Cote d'Azur such as Grasse, Antibes, Nice, Cannes, St.Paul, Cap Ferrat, Valbonne, Mougins etc At the same time Opio offers superb views, is quiet and unspoilt. Amenities are excellent and the airport is only 25minutes away. This is a place to relax and enjoy the excellent weather. Over the years celebrities, heads of state, and royalty have moved into properties close by our villa.

Special interest holidays:

The local area is well known for hang gliding, which also provides a great spectator sport. The Gorge de Verdon (frequently compared to the Grand Canyon) is about 90 minutes away and offers boating, white water rafting, bungee jumping, and spectacular mountain walks plus villages to visit.

The local (15min) drive to Gourdon takes you on the mountain road used for four separate "James Bond" movies and offers spectacular scenery. Gourdon village is perched on the side of a cliff with views over the coast, and Nice airport, with mountains behind that are used by the hang glider enthusiasts, great place for afternoon tea, or lunch.

Coast/Beach:

20 minute drive from beaches in Cannes, Antibes and Marineland (Biot)

10 minute drive to A8 motorway which runs along the whole French Riviera from Monte-Carlo to St Tropez.

30 minutes drive to the inland lakes with its beaches, wind surf, and its surrounding National Park

Nearest airport is Nice which is a 25 minutes drive away.

Opio is famous for its olive oil. Guests can visit its olive mill Moulin de la Brague and purchase its organic olive based products. Local shops, boulangeries, cafes, restaurants and the supermarket are a short pleasant walk away. The famous perfume factories of Grasse and the historical inland villages of St Paul de Vence, Gourdon, Tourrettes are a short away. All activities nearby: local tennis club Le Vignal and horse riding clubs are down the road.

Booking Notes:
The changeover day is Saturday and the nominal departure time is 10am so that our cleaning lady can prepare the room, Arrival Time is normally 4pm to 6 pm, unless special requirements have been agreed in advance. We request guests to let us know if they will be arriving later or earlier, We also ask guests to provide us with details of their flights etc and their mobile phone numbers so we can phone them if they are very late due to flight delays or heavy traffic.

We are available if agreed in advance to collect / drop off guests from Nice airport for a fee of 50 €uros each way, and will provide transport for initial shopping for free. Several people have enjoyed this service as once here local shopping, and several restaurants are just a short walk from the studio and a regular local bus service to Cannes or Nice is a 5 minute walk away.

A "Booking Deposit" of 25% is required to confirm the reservation. The remaining 75% is paid either two month prior to arrival via a bank transfer or on arrival if agreed in advance.

The property is quiet, and secluded. Within walking distance there are some good restaurants and several shops, a health centre with spa, hairdressers, and an old olive mill that is well worth a visit. We offer our guests a small brochure that we have prepared to help them identify with the area. We indicate the various restaurants, the best local shops, the local fresh food markets and places to visit for sightseeing and sport. This has been very well received by many guests who have taken copies to use when they next visit us.

  • Notes on accommodation: Internet access is available within the villa terrace and the studio also receives a good GSM telephone signal. Outside: The swimming pool and its diving board is surrounded by a covered terrace and there is a sun patio with white pool furniture, and cushions. There is a dinner table and chairs on the terrace, great for alfresco dining. The terrace also has a private very efficient built in barbecue adored by our previous renters. We encourage guests to help themselves to the abundant provencal herbs within our large gardens, and walk to the local oil mill to collect Opio's famous olive oil and tapenade. The property faces south and offers great views as the sun sets each evening. The rock walls absorb the heat of the day and radiates this towards the pool keeping water temperatures high for evening, or late night swimming. The pool is not overlooked and is secluded from the main villa, while the total property is situated in a quiet rural area and is in one of the most desirable real estate areas on the Cote d'Azur. Utility Room: Separate utility space to store suitcases, ironing board, drying rack and wine etc Cleaning / Towels / Linen / Maid service: Bedlinen and towels are included.
