Located in a designated area of outstanding natural beauty nestling in the heart of the South Hams, Higher Norris Farm sits snugly on a hill above the River Avon. With views north and west to Dartmoor, east across the Avon Valley to the small village of Diptford and beyond, and south towards Kingsbridge, Dartmouth and the coast, the quiet of the countryside is usually disturbed by nothing louder than birdsong. Little Norris is a three bedroom converted barn at the bottom of a private drive linking the property to a single track Devon lane. This then wends its way north through the hamlet of North Huish and down to the village of Avonwick, and south towards Modbury, Salcombe and the sea.

Gorgeous, welcoming stay - will definitely return!

We had such a wonderful time in Little Norris. It's a cosy barn conversion in a beautiful and peaceful setting, surrounded by bluebell woods and sheep (and lambs when we were there) grazing in adjoining fields. There's so much to see and do in the South Hams area - from moors to fabulous beaches (loved visiting Salcombe for the shopping and a pub lunch at the Ferry Inn overlooking the estuary with the sun out!). The photos of Little Norris really don't do the cottage justice as it was so much bigger than we'd expected. Trudy and Richard are wonderful and friendly owners (and the lemon drizzle cake made for us was a delicious welcome treat). Thank you, Trudy and Richard - we'll definitely be back!

Peaceful location but owner needs to relax

Lovely cottage if a little damp downstairs. Perfect location for a relaxing stay, however, Richard the owner is a little overwrought , complaining about turning the car on the verge, which I was happy to accommodate, just needed to be asked, and complaining about internet usage, from a family of 5.... Richard appears to have turned off the Internet connection now. Shame, as wanting a relaxing holiday and treading on egg shells now. If you rent out a property for money you need to be less uptight.

Owner's Response: As we say on our advertisement, “There’s wi-fi but, because we have a satellite connection, please no streaming of Netflix, iPlayer or the suchlike”, something we confirmed to Chris’s wife by email when she booked, informing her: “There is wi-fi in Little Norris so internet access is not a problem, however it’s a satellite connection (22mbs supposedly) so streaming I’m afraid is a no-no (no Netflix, iPlayer or suchlike please)”. We even repeat that request on the notice board in Little Norris, pointing out “the amount of data we can both download and upload each month is strictly limited, so please no streaming”, adding: “should you need to upload or download any particularly large files it would be much appreciated if you could kindly do so between midnight and 6:00am, when the amount of data we can upload and download is less strictly controlled.” We’re in the middle of the countryside so the only way we can get a half-way decent internet connection is via satellite and, as we try to make clear, we’re not really the place to come and stay if you want to spend much of your time online. I did ask Chris after he had been here three days if he could kindly throttle back on his internet usage a bit as there was a severe danger we were going to exceed our monthly allowance inside the week. I did also need to reboot the satellite modem, which is sometimes necessary, so the internet connection was indeed lost for less than 20 minutes. That said, I’m sure Chris could also confirm that he and his family continued to make full use of our internet connection for the remaining three days they were here. Finally I did also ask Chris if he could not park his car on the grass bank beside the drive, to try to drive on the drive itself rather than the grass verge beside it, and also refrain from turning his car round on the lawn immediately outside the living room window of Little Norris. Our other guests have never had such problems and I’m pleased to say that for the last few days he was here, neither did Chris.

Beautiful property, wonderful surroundings

We have been to Little Norris several times now and it gets better each time. As soon as we arrive, we are relaxed and ready to enjoy the beautiful surroundings. Ideally situated to explore the countryside and beaches of Devon, Little Norris is a home from home. Totnes is a short drive away and Dartmoor is within easy reach, as are several seaside resorts. We are always made to feel welcome by Trudy and Richard, the property is always clean and fresh. Couldn't ask for more.

Little Norris is excellent value for money for families - we would highly recommend visiting, we can't wait to go back.

Another wonderful stay...

...in this peaceful, relaxing and beautiful place. Little Norris is a real home from home - fabulously comfortable beds, good shower, very workable kitchen and cosy sitting room. All in all a perfect base for exploring the whole of South Devon.

By train - we're 7 miles and a cab ride from Totnes main line station, served by fast trains from London, the Midlands and the North.

By air - Exeter airport is less than a 45 minute drive.

By sea – ferries dock at Plymouth

Distances:

There are reasonably local pubs within a mile or so at Avonwick and California Cross, but sadly walking back from either might prove unnecessarily challenging after a couple of pints!

There is also a village shop in Avonwick, a good butchers, bakers, greengrocers and Co-Op in South Brent (3 miles), a giant Tesco just down the A38 at Lee Mill (7 miles), along with the likes of delicatessens and fishmongers in towns like Ashburton and Totnes.

Further Details:

There is a zoo at Paignton and an aquarium in Plymouth, literary and other festivals at Dartington and elsewhere, horse racing at Newton Abbot, the organic farm at Riverford, as well as many other attractions and distractions.

There are countryside walks along the banks of the Avon and down the footpaths and Green Lanes in the immediate vicinity, to the wilds of Dartmoor lying but a few miles away to the north-west.

Or you might prefer to visit the monks at Buckfast Abbey, the art deco hotel at Burgh Island made famous by Agatha Christie's Poirot, the castle at Totnes, the craft centre at Dartington, travel on the steam train from Totnes to Buckfastleigh, or on the ferry down the Dart from Totnes to Dartmouth.

A plentiful supply of information leaflets about many of these and the other things you can see and do are to be found in Little Norris.

Notes:

  • Notes on accommodation: Little Norris boasts oil-fired central heating and, being located more than 100 yards away from any public thoroughfare, offers a safe, peaceful place for children to play and adults to relax. No smoking anywhere indoors please, but there is plenty of room outside, some undercover! Outside: Close only to the farmhouse at Higher Norris itself, Little Norris lies surrounded by green rolling fields, home for much of the year to seemingly countless cows and sheep. Higher Norris Farm is smaller now than it was in the past, but whenever the remaining fields are free of sheep, guests are still welcome to walk over them down to the Avon or explore the three acres of woodland adjacent to the river. Little Norris has its own garden with picnic table, 2 sunloungers and BBQ. Fresh eggs from our own hens and home grown seasonal vegetables are often available. Parking is not a problem. Cleaning / Towels / Linen / Maid service: Linen, bath and hand towels are included and changed weekly. Please bring your own beach towels. Other: Ground floor sunroom with views out over the Avon Valley and French doors opening to private garden.
