This modern top floor apartment with 1 bedroom, living room, logia (covered balcony), kitchen and bathroom is located in a superb private residence with shared pool and boasts views of Monaco, the hills and sea. Equipped for a comfortable stay with lift access to private parking, UK TV, Wifi, a small well equipped kitchen and large wardrobe for storage, electric roller shutters on all windows, entryphone system and portable air-conditioning if required. Situated between Monaco and Menton on the French Riviera, Roquebrune is a small village with a quite brilliant small supermarket, local shops (inc pharmacy) and a lovely park. The old village of Roquebrune and its castle lie in the hills above, further to the east are the high hill villages of Gorbio and St Agnes. The Italian border is 5 minutes by car east and leads to Ventimillia (do not miss the Friday Market) and onwards to the resort of San Remo. To the west by car, Monaco is 5 minutes, Nice is 25 minutes and Cannes is 1 hour away.

We have just returned from a wonderful week in Roquebrune. The weather was fantastic and the apartment was everything we could wish for. We were really surprised by the diversity of the area and enjoyed exploring the mountains as well as the stunning coastline.You are very lucky to have such an amazing place to retreat to!

Thank you so much, when we got to your apartment we just relaxed completely. The apartment itself was perfect for what we needed and you never tire of the view. In fact the whole complex was just quiet and relaxing.

All in all we have had a great couple of weeks and we would definitely like to go back as there are still plenty of things to see!!

Beutifull Apartment with a great view.

Great apartment with a lovely view from the balcony, both the apartment and the complex were very secure with underground parking. The apartment had everything we wanted for both relaxation and preparing meals. We have been coming to the Roquebrune/Menton area for about 17 yrs staying in various apartments but this one is a must for the future. Very good prompt communications with Trevor and his wife via both phone and email. Many thanks Keith and Patricia.

The view will take your breath way from large balcony. Beauiful gardens and pool. Friendly neighbours. Bedroom great, slept in too many times but very hot do need fan and air conditioning on 😊 Plenty of storage for suitcases and clothes. Bathroom lovely great shower. Kitchen small but all you need. (For breakfast -as you are on holiday eating out great choices around) Sitting room and sofa beds comfortable with TV and DVDs. Underground parking.MUST walk around the cape on costal pathways❤️❤️❤️. Dislike coming home. Safe place. Going back Very Soon 😊😊😊😊😊😊

Wonderful stay

We had a fantastic 12 days stay in August with my husband and 3 year old son. The apartment was clean, tidy and provided ample imenities for the duration of our stay. The grounds are beautiful and well kept, it was a pleasure each morning to walk out onto the balcony and take in the view across to Monaco. The English television and DVD player also came in handy for my son.

The location is good, there is a Spar shop nearby, 2 minutes walk from the apartment, where you can get all the essentials and more. There is also a lovely park, with a nice playground for the children, which my little boy enjoyed.

My husband enjoyed walks around the cape, whilst I enjoyed relaxing by the pool while my son played.

We would definitely visit again!!

What a view

we have just returned from a great week at Trevor and Gills apartment, we had a brilliant time, the apartment is quiet and comfortable, one could sit and look at the view all day. Especially enjoyed using the pool, which we quite often had to ourselves. Good base for exploring the area, we had a hire car, but the buses and trains were nearby and a good price. Highly recommended.

Great location for exploring locally (lovely walks), over into Monte Carlo & Monaco or along the coast to Menton, Italy or to Nice. Apartment is lovely and is well equipped for a comfortable stay and has stunning views to Monaco and the surrounding mountains. Complex is well kept, clean and secure with a great pool and good quality pool side furniture. Highly rate this apartment and love cation.

Franco/Italian unity

A beautiful appartment in a calm and stunning residence.

Fantastic views from the spacious balcony where we spent every evening drinking cold rose wine and listening to the frog chorus , as darkness descended!

Menton was a fantastic town with a fab ambiance , lovely beaches and amazing selection of Italian restaurants. A perfect base to explore this beautiful area of France. Missing it already…..Caroline and Steve

Location

From the Owner

We were looking to buy on the Riviera for a weekend retreat. On our first trip to view, the agent took us around Nice and west to Cannes and last of all, East to Cap Martin. The weather was terrible and grim. We decided that if the view was brilliant under those circumstances then we were on to a winner. The view and location absolutely sold it. As a new build, the marketing brochure made much of the proximity to Monaco and the contrast offered by the residence to the intensity of Monte Carlo. We can only concur with the sentiments. The closeness of Nice Airport and low cost flights meant that our weekend retreat aim was met in full. The renowned beauty of the area and the closeness of Monaco with its Rally, GP's, Tennis and other international events made this the perfect place for us.

Activity and Interests

Nearest Train : Carnoles at 1 Kilometres Nearest Motorway : A8 at 6 Kilometres Nearest Beach : Roquebrune at 0.5 Kilometres Car: recommended

Coast/Beach:

2 mins drive or 10-15 mins walk (down steps) to Roquebrune beach on the Menton side of Cap Martin or 3 mins drive or 20 mins walk to Roquebrune Cabbe (Monaco side of Cap Martin) both are stony beaches. The beach at the Lavorotto in Monaco is is a coarse sand and has some classy eateries on the beach. Menton, 5 minutes walk from Roquebrune is similar to Monaco.

The bus is an easy way to get about to the beaches and towns. the buses are clean, airconditioned, efficient and inexpensive.

Travel:

Nice, the nearest airport is approx 25 minutes by car on the A8 motorway. The bus service is quite inexpensive and takes around 1 hr 15 minutes, however a car is recommended for your stay. By foot the train station (Carnoles) is 15/20 minutes away. There are 2 bus stops near the residence. The one 5 mins from the residence (Riva Bella) has a 10-15 minute service to Monaco or Menton. The one 2 mins from the residence, Roquebrune Marie) is less frequent.

Distances:

Monaco is 5 minutes by car, Menton is also 5 minutes by car. Nice is 25 minutes on the highway and Cannes 1 hour. All traffic dependant of course!

Further Details:

Shore fishing is available all round the cape of Cap Martin at the bottom of the residence grounds or in Menton off the arms built into the sea. Boat fishing is available from Menton and Monaco. We've not tried the parapenting on the hills above but looks like good fun for the brave. Suggest you make your own enquiries. The Southern Ski resorts of Isola 2000 and Auron are one and a half to 2 hours away by car. It is possible to hire a helicopter from Monaco Which takes about 15 minutes. Ski hire is easy and with an early start (say 7.00) you can be on the slopes by 10.00. Ski till 4 or 5 and be back to dine by the sea in the evening. The resorts are also open in summer for hill walking. Events in the area - Monaco Grand Prix (May) and the Monaco Historic Grand Prix (every 2 years on the even year the week prior to the FIA Grand Prix). Monte Carlo Rally, Historic Rally Monte Carlo - Monaco Tennis Masters - World Music Awards - Lemon Festival in Menton - Cannes Film Festival - Halloween at Stars and Bars (Monaco) is great for adults and kids (pre book tickets). Pick up a brochure from the Monaco kiosk at Nice Airport for a full event list for the month or go to the Tourist Info Centre on Ave Boyer in Menton.

Booking Notes:
A deposit of 30% of the rental is required to confirm a booking. Full balance plus a security deposit of the greater of 200 pounds or 20% of the total rental is required 6 weeks before the start of the rental. A cancellation policy applies and will be forwarded with any booking enquiry. The security deposit will be returned after the property has been inspected following your departure. This is usually within 7 days. Our local agent charges 25 euros for a late arrival or Sunday key collection.

Changeover Day:
Normally to suit you, however, there is a late arrival or Sunday key collect charge of 25 euros. In June to September, Saturday to Saturday bookings with arrival after 15.00, departure before 10.30 to allow for back to back bookings is preferred.

Notes on prices:
30% deposit will confirm a booking. Full payment is required 6 weeks before the booking commences. Prices include electricity charges, Sheets for the king size bed and 2 wash towels. Additional linen/towels, as required, are available to rent. A refundable security deposit set at the greater of £200 or 20% of the rental charge is required with the final payment. The security deposit is returned when the cleaning service (included in the rental) is complete after your stay. Please note that stays of less than 7 days are not charged pro rata to the weekly rate and will be quoted for at the time of enquiry.

The residence, with its pool, changing rooms, bathroom facilities, loungers and parasols for the summer is complimented by the closeness of the winter resorts of the Alp Maritimes ski areas in winter. The residence is quiet and the secure underground parking make these welcome and stress free benefits for this area of the South of France. The apartment is located on the top floor, which ensures no noise from upstairs and the lift access is really convenient for those over packed, heavy suitcases! .   • Notes on accommodation: There is a dedicated underground parking space for the apartment. Max vehicle height for the entrance is 186cm which leaves a bit of clearance. The residence and the garage gates for vehicular access need an infrared key which is included in the rental. The apartment is definitely no smoking, however smokers are welcome to smoke on the balcony. A charge for extra cleaning will be levied if evidence of smoking inside is found after any stay. During the summer months a portable air-con unit is available (no extra cost). Our local agent has access. Please ask if you require this. Free and secure 24/7 WiFi internet access is also provided with every rental. We have UK freeview satellite TV as well as the residence satellite TV which is French and Italian. Outside: The gardens and pool are communal. The pool has changing rooms, toilet and shower facilities. Loungers and parasols are widely available around the pool, which is normally available late May to early October. The exact dates vary year to year, please ask in any enquiry if this is important to you and we will endeavour to get the exact dates for you. The gardens have water features, waterfalls and pond areas which add to the tranquility of the residence. The apartment key acts as a master key to the residence and the gate to the path behind the residence which lead down steps to the Corbusier walk around Cap Martin. Cleaning / Towels / Linen / Maid service: Rental price includes linen for the bed, 2 hand and 2 large towels. Extra linen for the sofabeds is available to rent. A local refundable deposit may be required for the linen, self supply is fine. After stay cleaning is also included in the rental price. Other: The balcony has a glass dining table with 4 chairs and two reclining sun loungers.
