Villa Helena has a beautiful private pool and patio area in an ideal location which offers a haven of tranquility whilst being close to white sandy beaches in front, with tavernas, restaurants, bars, shops and all amenities 300 metres behind. It has a high fence and lockable gate surrounding the whole villa for security and privacy. There is no through traffic as it is located in the exclusive Mimosa Villas which is a cul-de-sac development. It is a very private, fully air-conditioned 2 bedroom, 2 bathroom (3 WC) villa in its own gated grounds with swimming pool and has been equipped to the high standard expected of a modern villa. It has a large en suite double bedroom, with king size bed. The twin bedded room can become a double bed room on request at no extra charge. The villa can sleep 6 as it has a fully sprung double sofa bed downstairs. It has 2 bathrooms plus an additional downstairs WC/cloakroom. All children's kit provided. There is a water cooler and filter machine.

Free full WiFi and Azatom iPod dock for iPhone 5+ or iPad. For your entertainment we have an Android box web TV system which gives you all the English and Russian sport, movies, and news channels.

New in 2016 is a pergola and new fences around the front patio, making a very private and secluded outdoor living space. There is new outdoor coffee table and chairs to match, enabling you to relax in all the available space of the villa at night and during the day. We have also just had the pool completely tiled in glass mosaic, with a new LED colour changing underwater pool light. We have installed LED uplighters in the garden to illuminate all the palms and trees, also colour changing mood lights for the patios, making it look very romantic in the evenings. There is a safe for your valuables.

A wonderful base for a great holiday.

I visited Villa Helena in September with two friends. The villa was spotless and well equipped and the pool area was well kept, very peaceful location!!

Would definitely recommend hiring a car and visiting the water park in Ayia Napa and the beaches in Protaras.

While there were plenty of bars and restaurants in Kapparis, it was very quiet (dont know if this was down to the time of year) so most evenings we got a taxi into Protaras for around €12, where it was much more lively and there was a bit more atmosphere.

Overall a great stay and good service from the owner. Would visit again if returning to Cyprus and would happily recommend to family and friends.

We try hard to keep standards high, and always receive praise for the cleanliness of the villa and our sparkling pool. For next season we are expanding the private patio areas and building a new pergola with comfy outdoor lounge furniture. In addition to Protaras there is Ayia Napa with it's world famous night life, only 15 minutes in a taxi from the villa.

Great villa, peaceful location

Just returned from a lovely,relaxing 10 night stay at villa Helena. The villa is located in the peaceful area of Kapparis, and the live entertainment here is provided mainly Thursday to Sunday, however bars and restaurants are open every day providing very reasonably priced food and drinks. If you prefer, you can get a taxi to protarus from Kennedy Avenue for around 10 euros.

The villa has everything you need and more. There is a washing machine, chilled water dispenser, dishwasher, hairdryer, microwave, etc. There is a bathroom in each of the 2 bedrooms upstairs (which is great when getting 2 teens ready to go out!) and also a downstairs loo.

The pool area has the sun from first thing each morning, and the pool is shaded from about 2pm onwards meaning that the pool is warmed up by the morning sunshine, but stays warm and provides a very welcome relief from the late afternoon sun which stays over the lounger area until around 5pm! The pool guy came 3 times during our stay to clean the pool.

Chris and the staff from Empire rentals where brilliant for arranging our airport transfers, they even came and collected our luggage from the villa when we were leaving in the morning and stored it for us until we went to the airport in the evening.

David was extremely helpful, he made the booking process so simple and straightforward and answered my many questions quickly! And provided us with lots of useful information about the villa and local area.

We look forward to returning again in the future.

For our next season in Villa Helena we are installing a new colour changing LED underwater pool light. We also have a new gas BBQ, and we are planning to rearrange the front fences completely so that there is more privacy and more patio area.

You are spoilt for choice when using Villa Helena as your holiday base. The closest beach, just 6 minutes walk away, is Fireman's Beach. Malama Bay is another 8 minute walk south along the coast from Fireman's Beach and in between the two on the coastal path you'll find an array of secluded bays to choose from. Just 15 minutes away by car are the famous Fig Tree Bay with long white sandy beaches, water sports, gorgeous Nissi Beach and beautiful Connos Bay.


Just 45 mins drive from Larnaca Airport (65km), Villa Helena is well placed and easy to find with clear instructions provided by the owner on booking. Flights to Paphos airport, just two hours drive away are also available. Car hire can be easily arranged before you travel, either for collection at the airport or in resort. If you do not want to hire a car and would like to stay in the villa and beach area, this is completely feasible as all you need is within walking distance. Transfers by taxi.


Within 4 mins walk of restaurants, bars, plus supermarkets, bakery and off licence. The traditional market town of Paralimni is 2km away offering a blend of old and new with great places to eat and a Marks and Spencer's, Lidl and Carrefour. Pernera and Protaras are just 10 mins away and offer family entertainment whilst Ayia Napa, with its beaches, nightlife, Water World Water Park and traditional sights is just 15 minutes away by car. Villa Helena is an excellent base for relaxing or active holidays.

  • Notes on accommodation: Villa Helena's furnishings are not typical of a rental property as we have equipped it to a very high standard (thus the beds and sofas are nice and comfy!), because it is our intention (at some point), to make it our permanent home. If you're traveling with a baby or toddler we include all the equipment including a high chair, cot, changing mat, low stool and chair, potty and adaptive toilet seat, and a selection of toys, plastic plates, beakers, cutlery. Also foam finger guards for the doors. To stop children running into patio doors, they all have butterfly shaped child height window transfers (and also at adult height!) Downstairs there is a large open plan lounge, kitchen and dining area: The spacious lounge area has large triple patio doors opening onto the sunny, front patio with gazebo. There are two aircon units downstairs and two upstairs, which can also be used to boost heating in winter. Also a portable safe, modern convector heater is available. Outside: The double patio doors from the dining area open onto the beautiful sunny swimming pool area. We have a high wooden fence around the whole villa and a high lockable gate for security and privacy. Adjoining the pool is the sunny rear patio which is bordered by fencing and tropical shrubs. To the side are Cyprus trees and a lemon tree. There are four comfortable sunbeds with two small folding side tables, a large rectangular table to seat the six comfortable chairs, and an Outback gas barbecue with all utensils. The triple patio doors from the lounge area open onto the sunny porched front patio which continues to get sunlight through into the evenings even towards sunset, after which it has lighting. The front patio has a high fence, some border shrubs and a high wooden gate with security lock leading to the front door. There is a child's play house. Utility Room: An understairs cupboard off the kitchen contains the washing machine (the ironing board and steam iron are stored in the downstairs cloakroom & kitchen cupboard respectively). A folding drying frame can dry clothes rapidly outside in the Cypriot sun. Cleaning / Towels / Linen: Good quality white cotton bed linen and large white bathroom towels are included although we ask you to provide your own beach towel for outdoor use. Tea towels provided. For longer stays there is a mid stay clean available. Other: The dining area has double patio doors opening onto the swimming pool area. The large dining table seats six comfortably (+ high chair if needed!)
