In addition to its idyllic location this property is spacious yet cosy and offers an abundance of facilities. Being 3m west of Bosham and 2m east of Emsworth, it is ideal for Langstone, Chichester and Bosham and Emsworth Sailing Clubs. There are also a number of golf courses and horse racing at both Goodwood, only 20 mins away, and Fontwell Park. Also, there is a motor circuit at Goodwood with its annual Festival of Speed and Revival meetings.

My name is Jane Charlton and I have two girls, Bella and Lavinia. My husband is a Human rights lawyer and we all really enjoy being so close to the sea. The cottage is so manageable and cosy - it is the first time we have ever had a garden! When I was a child, we would go to West Wittering Beach as a treat or Climping and now we can go whenever we want.

Quaint cottage for a holiday

Everything was exactly as shown on the website. We all loved the place and didn't want to leave at the end of the week! There's plenty to do in the area: canoe trips, sailing, walking in the woods, beaches to visit etc. Booking with Jane was simple and straighforward and we'd recommend this lovely place to anyone wanting to have a holiday in this area.

Puck's is a charming cottage in a tranquil local.

Wonderful Old Property Full Of Character

Pictures don't do this fabulous property justice. From the moment you see it as you reach the gate it's like a little fairy-tale cottage with a lovely front garden and picturesque stream running through the back of it.

Inside the decor is in keeping with the old-worldy feel. Beautiful wooden beams and a giant fireplace. The kitchen is very spacious with necessary mod cons. There were 4 adults and 2 little ones and sizewise it was perfect. Obviously the door frames are low and walls a bit thin but what do you expect from a place this age.

Good location, stone's throw from Bosham Quay, Chichester and nearby village that used to be an oyster hub (begins with E but can't remember the name).

Only thing that would have made it perfect is if the sea was on the doorstep from the property itself.

Highly recommended.

Beautiful, secluded, peaceful

It is a pity. Children would love it. But the stream is an attractive hazard.

The house itself is marvellous. Isolated and quiet with real character - entering over flagstone floors and on into a super conservatory via a fully equipped kitchen.

The back garden is small and a 'work in progress'. The front garden is beautiful. Sit under the trees in the evening and join the robin in bird watching!

Too much to see in the area - so we didn't go as far as we wished.

But there must be a next time.

Owner's Response: Thank you so much for kindly taking the time to write a lovely review. The cottage indeed has many characterful features as it is constructed from reclaimed materials. We are lucky to have a clear stream running through the garden which attracts, now, rare water voles and sometimes eels and kingfishers but we do point out to guests on the site, the unsuitability for very young children as it is about 7 to 8 inches deep. We would love to accommodate you again.

Super family stay

We really enjoyed our stay - the weather was exceptionally good so we were lucky. Lots to see and do locally and further afield. Some great pubs. The cottage is cosy and practical containing most things a family needs. However the garden does need some TLC and is not suitable for very young children in its current state. Great for more mature families.

I did spend half a day gardening, (including lawn mowing), 3 days before your arrival but maybe it was just because the typical April weather, a shower followed by very warm sun caused rapid growth which peaked during your stay through Easter week. I hope that you might be able to enjoy our cottage again in the future.

Puck's Cottage weekend visit

We had a lovely stay at Puck's cottage over the bank holiday with our 11 and 13 year old children and my parents as part of celebrations for my mum's 80th birthday. We thought the house was beautiful and also well-equipped and comfortable. We particularly enjoyed being able to do walks straight from the cottage and out along the harbour's edge. My husband and son also enjoyed swimming at high tide and we collected driftwood for a fires on the chilly evenings. We also had a great visit to Fishbourne Roman Palace and a lovely meal at the Fox Goes Free at Charlton. Jane was prompt and very helpful in all her replies to my emails.

Owner's Response: Thank you so much for your charming compliments. As our cottage is the last in a short cul-de-sac of only 9 properties and set back, yes, it does mean that you can start your holiday straight away with walks/activities from coastline which is only a short distance by public footpath. There are keen locals, an artist and a weaver who regularly swim when I do up at our little pebbly beach The water is warm in the summer but wet shoes are needed. Popular too for kayaking, windsurfing and fishing. I hope that you can find the time to visit again so that you can discover the different seasonal views, colours and activities.

From the Owner

Pucks cottage is perfect for us as we can see the sea from the main bedroom and it is only a 5 minute walk, also, the country walks are within easy reach and Southbourne station is only 10 minutes walk, with direct trains to London, Victoria and Clapham Junction. Being the last property in the cup-de-sac ensures privacy and peace.

There is a stunning sewing and stitch craft studio in a converted barn running a variety of long and short courses and a weekly drop-in "Sewing Cafe", in a village called Charlton, near Goodwood, about 20 mins away. West Wittering Beach is 30 mins drive, sandy and child friendly with ample parking. The coast is 3 mins walk from the cottage approximately 300 metres and is popular with walkers and dog walkers, it is stony at high tide and mud flats at low tide but superb sunsets and sunrises! Swimming is available from a coastal wall at high tide 300 metres from the cottage.


One and a half hrs from London by car. Good direct rail service from Nutbourne or Bosham to London, Victoria and Waterloo. Under 20 kms from Portsmouth/Southampton ferry port.


Nearest village is Southbourne where there is a farm shop and co-op and chemist. Bosham also has a farm shop and post office. Large supermarket near Chichester just off the roundabout and Havant has a large Tescos but it is on an industrial estate, not as charming. There is a Waitrose also at Chichester.

Further Details:

Many South Downs villages within 15 mins radius with excellent pubs - Singleton, Charlton, Lavant, Funtingdon and East Ashling.

Unique nature walk at Kingsley Vale.

Coastal footpaths both W and E are 20 yards away via a ford.

The neighbouring Chidham peninsular is ideal for walks, sailing courses, and birdwatching. The village pub there offers good food. There are two gastro pubs, "The Fox Runs Free" at Charlton, near Goodwood and "The Old House At Home" at Chidham, 2 miles away. Also there is a gourmet restaurant at Emsworth called "The Fat Olive" having the same chef as the "The Fat Duck".

Doors leading onto south facing gravel area with views of the sea. Outdoor table and seating for up to 6. New large 14ft trampoline.
