Located In The Limousin Region, and Borders The Dordogne And Charente

The house is located in the Limousin region, Haute Vienne department of France, near the borders with the Dordogne and Charente, and is within the 'Parc Naturel Limousin Perigord'.

It has 3 bedrooms upstairs,(2 doubles & 1 twin ) and one additional room in basement with en-suite shower/WC.

Lounge has sofas and dining table seats 6,

Sky TV (UK Channels only), DVD player and Music system with mp3/usb input.

House has double glazing and electric heating throughout, plus an efficient wood-burner.

Kitchen and utility room is fully equipped with fridge,freezer,dishwasher,washing machine & tumble drier, Iron & ironing board. Also toaster,microwave, kettle & cafetiere.

All the pots and pans, utensils and cutlery one could need.

Champagnac-la-Rivière is a small typically French village that has a bakers (+ some provisions), Dino's which is a bar/restaurant/pizzeria, and "La Gare" which is a newly opened Chic restaurant in the converted old Champagnac railway station. Other shops and supermarkets (+ banks) are in the surrounding villages (typically 3 miles away). An old railway line (Voie Verte) is at the top of the village and is now a 9 mile paved cycle route linking the neighbouring villages, so you can easily get to them without taking the car. There are also plenty of bars and restaurants in the neighbouring villages. There are many nearby swimming lakes with beaches, fishing and sports facilities. There is a very small market in the village on Tuesdays but an excellent market covering many streets on Wednesday at Piégut-Pluviers in the Dordogne only a half hour drive away.

We acquired our beautiful house in France a few years ago and rent it out, not for huge profits, but just to let others appreciate it and to help towards its upkeep.

It has recently had a bright new finish outside and a newly re-surfaced terrace.

We love France and spend as much time there ourselves as time allows and plan to retire there too.

Why Stuart Lawes chose Rochechouart area

We bought there because it's in 'au coeur de la France profonde'. Easily accessible but just far enough South to be exotic and warm. Yet it's green and pleasant in the varying seasons.

We see the drive down as part of our Holiday,sometimes stopping off for lunch.

The city of Limoges is an easy hop if you fancy some urban culture. Otherwise its local quaint villages with their charm and interesting festivals.

The coast and many interesting towns are a pleasant drive away.

In Autumn and Winter its sunny days and crisp frosty mornings, long walks and cosy evenings sat in front of the roaring fire, bliss! Rochechouart with its grand chateau, restaurants and surrounding lakes is a pleasant drive away. Plenty of outdoor sports like golf, fishing and horse riding are locally available in season.

What makes this cottage unique

The large tiled terrace is ours and our guests' favourite place. The elevated view of the surrounding quiet village and countryside is beguiling. We often sit out late into the evening sipping wine and listening to the birds and sounds of the night. The sky full of stars unseen in more urban Britain making familiar constellations quite vague amongst them. Picnics are easy, there's chairs, a rug, a cool bag, flask and some unbreakable crockery. With a village bakery and shop for supplies. There's a village green and boules pitch and a park just down the lane from which way-marked trails start and through which the river and stream babble. We often take 2 of the bikes along the cycle path to the next village, either Chalus or Oradour sur Vayres and see what wildlife we encounter en route.

#1 “The house, weather and location were lovely. A well equipped kitchen, very comfortable sitting room, and gorgeous terrace made our stay in Haute Vienne La Riviere a truly happy and relaxing one. It was great to have the boulangerie and bar nearby, too. (We were lucky enough to be around for the fete and were treated to a magnificent firework display on the last night!) Although we all brought bikes, the owners were kind enough to let us borrow theirs which came in handy, as one of our party damaged his own bike. A brilliant area for cycling, especially for families, as there is a network of very safe cycle paths, which we rode on most days.” A brilliant time was had by all, many thanks."You home is lovely, Everything we needed was there.Very well thought out for an enjoyable stay"

Champagnac La Riviere

The house provided superb accommodation in lovely French village. The living area provided everything we required for our stay. A fully equipped kitchen, dining area and seating around the very effective wood burning stove and wide screen tv. The beds were extremely comfortable and everything was clean and tidy. My dealings with the owner were very easy. The village has a little neighbourhood bar and restaurant where we were made very welcome. All in all a lovely location in great countryside.

Owner's Response: We do try to think of everything when equipping the house. So pleased to hear all was to your liking. The area is lovely even in winter and the low season and spring comes early. We are fortunate to have Dino's bar & restaurant in the village, their food is lovely. We visit our house often and try to keep it spruced up despite its age. Thanks for your comments. Very peaceful holiday

The house is lovely, very cosy and full of character. Nice terrace to catch the sun and for bbqs. The area is so peaceful and surrounded by lots of little towns, good bakers within two minutes walk for the morning pain au chocolats and great food at Dino's bar up the road. We enjoyed lots of walks with our dog at the nearby lakes.

Owner's Response: So glad to hear you made good use of the house & Terrace and had a lovely time. We enjoy walking too and the scenery is beautiful and lush. The Autumn is our favourite especially now the leaves are turning, yet one can still be lucky with some sunshine and warm afternoons. The area is great to explore and even after several years we are always finding new villages lakes and walks. The quaint festivals are charming so we always try to pick up a “Calendrier des Manifestations” from the tourist office to see what’s on each month and leave a copy for our guests. Hope you’ll visit again!

Notes on accommodation: Heating is by wood burning stove in the lounge area, and by electric convector radiators throughout. The house also has hardwood double glazing. Firewood is included in the rate. Outside: Outside there is an attractive elevated south facing terrace with a fine view of the wooded Tardoire valley. It has a large parasol, dining furniture, barbecue and lighting. Utility Room: There's a large fridge/freezer, washer and tumble dryer, and iron, sink and brooms/mops. Cleaning / Towels / Linen / Maid service: Bedding (duvets and pillows) are provided, but please note that bed linen and towels are not provided as standard, although they can be supplied for an extra charge. The house will be clean for your arrival. Non-smokers only please! Other: Large, lockable wood store - ideal for bikes, roof racks etc. Just don't forget to take them home!
