Apartment in Prcanj, Kotor, Southern Coastal, Montenegro - Peaceful Location, Stunning Views, Small Pool, 5 Mins Walk to Sea

Surrounded by woodland on three sides, a position uphill from the waterfront road gives a tranquil setting with fantastic views of the bay and the mountains beyond. Bought by the owners for personal use as well as to let, the apartment is tastefully fitted out with quality kitchen and modern furniture. It has tiled floors in kitchen area and bathroom, with oak floors throughout the remainder. Three air conditioners/heaters along with louvered shutters and double-glazing throughout ensure your comfort in all weathers. There is a small pool, shared between just six apartments. A 5 minute walk down the hill will take you to a mini-market, two good bars/restaurants on the waterfront, and a number of bathing jetties. From there it's a short walk to the Cafe Centar and Prcanj cathedral. A 15 minute drive or a cheap local bus or taxi will take you to the ancient walled and pedestrianised town of Kotor.

About Andrew and Rebecca

We live in Hampshire in southern England, and work as an IT Manager and a Nurse. When we first visited the Kotor Bay area of Montenegro we were bowled over by the country, the scenery, and the warm welcome we received. We went on to buy an apartment so that we could keep visiting, and we rent it out to help pay for the apartment and the maintenance. This is our only property apart from our main home in England, so we spent a lot of time choosing furniture and fittings which would make us pleased to be there every time we go.

Why Andrew and Rebecca chose Kotor

Kotor Bay is an unusual and beautiful part of the Adriatic coast, being a Mediterranean version of a fjord. We like Prcanj as it is quieter on this side of the bay than on the Kotor / Dobrota side, while being easy to get to Kotor: 10-15 minutes by car, bus (every half hour; one euro) or taxi. It also has a few bars and restaurants of its own, and access to the numerous jetties for swimming, as well as some small beaches.

The location of the apartment within Prcanj is ideal for us, as it is uphill from the coast road and surrounded on three sides by woodland and field.

What makes this apartment unique

From the apartment you can walk up the lane and along a path through the woods to the old ruined church higher up the hillside, often hardly seeing another person. On a hot afternoon you can find shade on the terrace or take a dip in the pool. Inside, the new air-conditioning units are quiet and well able to cope with a hot Summer's day. The fridge-freezer is a good size, and you can dine indoors or out, depending on the weather. All the furniture and the kitchen equipment is stylish and in excellent condition. We love it, and our guests tell us they do, too.

No smoking inside the apartment. Sorry, but no pets. A welcome pack of basic essentials can be arranged. The apartment block also has a 5000 gallon water tank to protect you from the water supply cuts which occur occasionally in Montenegro. Satellite television is not available and no terrestrial aerial is set up, but you can bring DVDs. Outside: The six apartments share a small swimming pool (4.4m square and 1.5m deep), great for cooling off in the hot summer. Cleaning / Towels / Linen / Maid service: Towels and linen changed once a week, when property is cleaned. Two pillows per person. Please bring your own beach towels. Other: Good sized terrace to side and front with fantastic views, providing shade from the hot afternoon sun. Table easily seats six for outside dining.

Great apartment with fantastic views!

The apartment was well equipped and had everything we needed. The views from the balcony are superb and the area is very quiet. The pool is small but we never had to share it with any other guests. The only problem we had was with the wifi which was hit and miss for the first few days then went off, we solved this by getting a local SIM card to run our own wifi hotspot. Communication with the owners was very good and Nicky (who looks after the apartment) was easily contacted by phone and answered all our questions. Tivat Airport is close by (less than 30 minutes by car) and Kotor is 10 minutes away. The road along the bay from Kotor to Prcanj is narrow so if you are driving you just need to take your time, the lane up to the apartment is also narrow and very steep but parking was never a problem. There is a bus service from the bottom of the lane into Kotor every half hour and costs 1 Euro but to go further afield hiring a car is recommended. The area is lovely, unspoilt and with an air of "faded grandeur" about some of the old stone houses. Kotor old town is a maze of medieval cobbled winding streets and squares and from the port you can go on numerous boat trips round the bay. There are a number of large supermarkets within easy reach and eating out is good value. We had a lovely relaxing holiday and would certainly recommend this apartment.

Beautiful setting

Apartment very comfortable and spacious and immaculately clean on our arrival, save for the kitchen sink, which had not been cleaned - I had to do it myself. Only one toilet roll provided, disappointingly (especially for a 2-bedroomed apartment), so bring a spare or you'll have to buy some. Were told there were problems with wi-fi and very inconveniently a man came our 2nd or 3rd evening to fix it while we were eating. The wi-fi is not very good. Also, there was no glass in the outside table when we arrived . We were told it would come the next day when we were out, but it was only the next day that one of HA's staff came to measure the size, with the glass coming on our 3rd day, by which time it was too cold to eat out. We were left with the impression the property was not well-managed on behalf of the owners.

Location absolutely glorious with fabulous views over the Bay, surrounded by woods full of birds (though not easy to see them in May) and wonderful birdsong. For any birder, this is a delight - we even saw a nightingale twice. The only downside to the location - and one which will quite frankly put us off returning here - is the terrible road to the property, which is not pointed out and when I asked HA if there was space for a car I was told there was, but up a steep hill and some people hire a car, others don't. Unless you just want to spend your whole stay in Prcanj, a car is essential but the road up to the flat is very steep indeed, very roughly - and barely - made up, and only a very narrow single track with a few passing places. The road turning at the top towards the apartment is even worse and we heaved a sigh of relief every time we got here in one piece - and my husband is a professional driver. The road from Tivat airport along the Bay through Muo and Prcanj is again single track with few passing places and much of the road is right alongside the Bay with nothing to stop you toppling into the Bay if you misjudge the width of your car. The locals seem uninclined to stop and give way and we found it stressful at times. Driving in Montenegro is not for the faint-hearted.

For all that we had a fabulous holiday. M'ro is truly beautiful. We visited Lake Skadar, Kotor, drove all round the Bay, up to Lovcen nat'l park (the VERY scary road has 24+ hairpin bends, with often sheer unprotected drops down the mountain but unmissable views), Dubrovnik, Herceg Novy, Tivat and to the local salt lagoon near Tivat - a real birders' paradise

We are very sorry that the glass table top replacement had not arrived as expected and can only apologise for this. We have also changed our wifi provider recently and we are doing everything possible to improve wifi access both for ourselves and our guests. The downside to a mountainous area of outstanding natural beauty is difficult access to wifi and as you mentioned challenging roads. The area around the bay of Kotor is relatively undeveloped and many of the residential access roads are very steep and narrow and our appartment is no exception. Some would see it as part of its charm whilst other visitors find driving around the bay very stressful. However it sounds like you enjoyed the lovely views and peaceful surroundings and were pleased with the appartment in general. Thank you for taking the time to give us your valuable feedback.

15 minutes' drive from Tivat airport. 90 minutes' drive from Dubrovnik airport in Croatia. 90 minutes' drive from the airport at Podgorica, capital of Montenegro. Car hire is widely available at airports, but there are good local buses to Kotor and taxis are inexpensive. Airport pick-up and drop-off can be arranged, from 20 euros Tivat, 75 euros Dubrovnik (each way) per taxi.


Kotor 4km. Tivat 15km. Perast 18km. Budva 27km. Sveti Stefan 34km. Herceg Novi 24km. Cetinje 60km. Skadar Lake 82km. Dubrovnik 85km (shorter by ferry). Podgorica 90km.

Further Details:

Mini-market, restaurants and bus stop within 5 minutes walk. 800 metres to further shops, restaurant, cafes. Approximately 1km to Hotel Splendido for a special meal out.

4km bus/taxi/self-drive/walk to the attractive old walled town of Kotor (a scaled-down version of Dubrovnik), with market, shops, cafes, restaurants and banks.

Good location for hiking in the mountains, and viewing some of the old fortresses such as covered in Bernard Sullivan's "The Austro-Hungarian Fortresses of Montenegro: A Hiker's Guide" (available on Amazon; a copy is left in the apartment)

Go to Tivat by car, cheap bus or taxi, and take a walk around the modern superyacht marina with bars and restaurants, and a naval museum where you can tour a Yugoslavian submarine.
