About the property

Unique house with lawned/Mediteranean gardens and views over vineyards to the Pyrenees

The house is situated 5 minutes walk from the centre of the historic village of St Genies de Fontedit, in the department of Herault, with its medieval church, a cafe/bar, grocer, tabac, bakery and post office. The house is secured with private gates and off-street parking in a large terraced garden with a South-facing pool terrace and magnificent views over the vineyards towards the Pyrenees. It provides spacious living and sleeping accommodation on one level, with facilities for babies and children. A large entrance hall, leads to a stunning double height open plan living/dining area, from which a staircase provides access to a mezzanine with books, games and media, opening onto a private roof terrace. There are 4 bedrooms, two with ensuite showers and large family bathroom. The village also has a take-away pizzeria, wine caves and a garage and is located close to an Intermarche, and other amenities at Magalas. It is within a short drive of Pezenas and Beziers, set midway between the historic cities of Montpellier and Carcassonne, close to the beaches of the Mediterranean and the Black Mountains.

Living and working in London, we have visited many different parts of France.

We fell in love with the Languedoc with its circulade villages, the Canal du Midi, vineyards and avenues of plane and cypress trees, - not to mentioned the many annual days of sunshine which the area benefits from.

Since buying the house in late 2007 as a holiday home, to which we come as often as possible, we have made many enhancements to it and extensive alterations to the look of the gardens.

Why Caroline Koplick chose Beziers area

We were keen to be centrally located amongst the vineyards between the Black Mountains and the coast. The drive from St Chinian through Cessenon and Murviel to St Genies was all it took to know this was the area we wanted to be in.

Added joys are the stunning scenery of the drive down through Millau or over the Pyrenees from Bilbao and being so close to Barcelona and Andora.

What makes this villa unique

After seeing a stepped hillside property in the Corbieres, we wanted to find somewhere with character and views. The house, though modern, - with its unusual double height space - had everything we wanted and delighted our (at the time) 7 year old son, with a pool and also a mezzanine area he could call his own.

Spacious and well kept

Lovely, well kept, clean property with all the necessities you could need for a holiday.

We enjoyed a lovely family holiday and despite the slightly colder weather made use of the garden and pool. Size and layout of the villa meant we could all be together but have privacy if you wanted a quiet 5 minutes.

Would highly recommend for a group of friends or family

Spacious, private house and garden

A welcoming, airy house with plenty of space for everyone to do their own thing. The property was clean with everything in the room ready to use with an extremely well equipped kitchen if you would want to cook! Local bakery within easy walking distance. We had lovely weather for the time of year and spread out around the pool and terraces. The nearest coastal town is half an hour by car with a beautiful beach. Recommended restaurants are pinned to the notice board with plenty to choose from in a variety of price brackets. Had a thoroughly relaxing, enjoyable week.

Added joys are the stunning scenery of the drive down through Millau or over the Pyrenees from Bilbao and being so close to Barcelona and Andora.

Coast/Beach:

There are a large number of beaches within 25/40 minutes drive, ranging from small to Cape d’Agde with a water park and water sports. River swimming and canoeing along the rivers, Roquebrun being one of the most popular villages for this. Lake Salagou north of the villa in the National Park has an artificial beach and sailing facilities which is cooler than the beach on hot summer days.

Travel:

Beziers is the nearest airport (25 mins) served by Ryanair from Manchester, Bristol and Luton. Montpellier and Carassonne both approximately an hour away, Perpignan and Nimes just over an hour and a half away. If driving; approximately 10 hours driving time from Calais, 8.5 hours from Le Havre or Caen. Use of a car is essential.

Nearby in the area:

Around 10 mins drive away is the newly renovated Chateau St. Pierre de Serjac, with its domaine and high quality restaurant. Beziers, which has a fiesta of flamenco and bullfighting in August and the Canal du Midi, are 25 minutes away.

The ancient town of Pezenas with its antique shops and many restaurants is 30 minutes away.

Walking, lake and river swimming or boating are all available in the National Park 20 minutes to the north.

Further Details:

The village of St Genies de Fontedit is a wine-producer with its own wine co-operative and local outlets. During the summer there summer fetes in St Genies and the surrounding villgages. There are local markets in nearby villages/towns on different days of the week. There are countless local Chateaux with Caves for wine tasting within easy reach, the two main growing areas being Cote de Thongue and Faugeres. The wine growing area of St.Chinian is a short, very scenic drive away. The closest village, Magalas, has an two excellent restaurants including a Pizzeria, open 7 days a week, a Pharmacy, ATMs and other amenties. The coastal motorway, A9 enables easy access to Serignan wildlife park, Narbonne and Montpelier. The Corbieres, with its Cathar castles and most famously, and the World Heritage Site of Carcassonne is just over an hour away, whilst Andora in the Pyrenees and Barcelona are around 3-4 hours drive away

Notes:

  • Notes on accommodation: The Villa grounds are entered through electric gates that are remote controlled, or through a key-accessed side gate. The interior of the villa is all on one level, except for the mezzanine and roof terrace. The house and dining terrace are all the same level with steps down from the dining terrace to the pool and garden. All windows have mosquito netting. The villa has central heating and there is a log-burning fire in the living room. The windows and doors of the house have electrically controlled security shutters and there is a large electrically operated sun shade awning over the Southern terrace to the villa in front of the pool. The house is intended to be a comfortable family home, so the kitchen has plenty of glasses, mugs, saucepans and storage and the bedrooms have wardrobe and drawer storage and occasional chairs. The double bedrooms have ceiling fans and there are three portable column fans to use in the rooms without ceiling fans. Outside: There is a large private pool terrace (8m x 4m pool) and an external shaded dining area with table and chairs seating 8 and a barbecue. Occasional chairs and tables, a pool shower, sun loungers and a washing line are provided. The well-stocked garden has olive trees, oleander, lavender and plentiful flowers and herbs. The North terraced mediterranean garden and secluded West-facing roof terrace provide seating and late afternoon views and Sun. Utility Room: In the garage contains the laundry area with washing machine and other utilities. A travel cot and highchair are also stored there. Cleaning / Towels / Linen / Maid service: Clean towels and linen are provided at the start of stay and mid-stay, if staying for two weeks. Pool towels are provided. Other: The mezzanine area above kitchen has a sofabed, seating and a TV for watching DVDs only, DVDs for adults and children, games and small library. Double doors open onto to a west-facing roof terrace with chairs and a small table.
